If your Cordelia home, garage, or outbuilding wears grooved vertical panel siding, that's T1-11 — a plywood or OSB sheet product that went up on a lot of mid-century homes, older tracts, and sheds because it's inexpensive and gives a rustic, vertical-grooved look in a single panel. It does its job for years when it's kept sealed. The catch, and the reason most people find this page, is that T1-11 lives or dies by its paint film — and on wind-exposed Cordelia walls, once that film fails, water gets in and the panel starts to swell and delaminate. Bay Area Siding Company works on T1-11 throughout Solano County, whether that means maintaining it, replacing it, or upgrading to something lower-maintenance.

T1-11 is a good candidate for full replacement — not another coat of paint — when you see:
A panel or two with early, localized paint failure can often be scraped, sealed, and repainted. A wall of swollen, delaminating sheets is telling you the material has reached the end of its service life.
The Cordelia/Green Valley gap funnels wind off the Carquinez Strait, and wind driving rain against a wall is exactly the stress a paint-dependent panel is worst at handling. Water finds the un-sealed groove, the cut edge, or the joint, wicks into the wood, and the panel swells. The hot inland summers then bake and shrink it, and that wet-dry cycling accelerates the breakdown. None of this means T1-11 is a bad product — it means it needs its finish kept up religiously on exposed elevations, and many older Cordelia panels simply haven't gotten that.
1. Maintain what you have. If the panels are sound and only the finish is tired, the right move can be a proper prep, edge and groove sealing, and repaint. Cheapest path, buys you years — but only where the substrate is genuinely intact.
2. Replace T1-11 with a lower-maintenance cladding. The most common project we do here. When failing T1-11 comes off, we inspect the sheathing and the water-resistive barrier and flashing behind it — often the original detailing needs renewing after years of water intrusion — then install a cladding that doesn't depend on a perfect paint film. Popular upgrades:
3. Re-install T1-11 where the rustic look is wanted. On some homes, cabins, and outbuildings the vertical-groove character is the point. We'll re-side in fresh T1-11, detailing the edges, grooves, and Z-flashing properly and priming all faces so the new panels last — with clear eyes about the repaint schedule the material requires.
If your parcel sits in a mapped high or very-high fire hazard severity zone along Cordelia's western hills or the Green Valley corridor, re-installing a wood panel product may run into California Building Code Chapter 7A, which can require noncombustible or ignition-resistant wall coverings on the affected assemblies. In that situation, replacing failing T1-11 with fiber cement is usually the sensible path. Whether Chapter 7A applies is parcel- and scope-dependent, so we confirm your designation with the authority before we spec a replacement.
What the job costs depends on which path you take, the wall area and stories, how much of the sheathing/WRB/flashing behind the old panels needs repair once it's exposed, the replacement material if you're upgrading, and whether windows are being addressed at the same time. Replacement scope is driven largely by what water has already done behind the panels, which we can only price accurately after we open a wall or measure the extent. We don't quote T1-11 work online.
Can my swollen T1-11 be repaired, or does it need replacing? Swelling and delamination mean water is already in the panel, and paint won't reverse that — those panels need replacing. Early, localized paint failure on otherwise sound panels can be sealed and repainted. We'll tell you honestly which situation you're in.
Do I need a permit to replace T1-11 in Cordelia? Yes, re-siding is permitted work here. Whether you file with the City of Fairfield or Solano County depends on your parcel, and we confirm which applies and pull it.
Why does my T1-11 fail faster on some walls than others? The walls facing the gap winds and the west sun take the most wind-driven rain and the harshest wet-dry cycling, so their paint film fails first and water gets in sooner. Those are the elevations to prioritize when you maintain or replace.
Should I re-side in T1-11 again or switch materials? If you love the rustic vertical-groove look and your parcel isn't in a fire hazard zone that calls for noncombustible cladding, fresh T1-11 detailed properly is fine. If you'd rather stop chasing the paint schedule, fiber cement or engineered wood is the upgrade most Cordelia owners choose.
Call (415) 619-5167 or request a bid. We'll assess whether your panels can be maintained or need replacing, confirm your permit authority and any fire-zone requirement, and lay out your options.
