If your Chico home was built anywhere from the 1960s through the 1980s, there's a good chance it wears T1-11 — the grooved vertical panel siding that defined a whole era of tract houses, cabins, and outbuildings. It's plywood or OSB with a milled groove pattern, and it gave builders an inexpensive, quick-to-install exterior with a rustic, vertical-line look. Decades on, most of the T1-11 we see in Chico is at or past the end of its useful life. Why T1-11 fails — and faster in the valley

T1-11 is only as good as its finish. It's a wood-based panel, so its entire defense against moisture is the paint or stain on top of it. When that finish breaks down — and in Chico's climate it breaks down fast — the panel starts absorbing water and the trouble follows:

  • Swelling and delamination at the bottom edges and around fasteners, where water sits and the plywood plies (or OSB strands) separate
  • Grooves that hold water and grime, accelerating rot in the very channels that give the panel its look
  • Chalking, cracking, peeling paint on the sun-hammered south and west walls, where high-UV summers over 100°F cook the finish, then wet winters exploit every gap it left
  • Soft, punky spots you can push a screwdriver into near grade, at panel joints, and under windows

The valley's swing from months of baking heat to a wet winter is unusually hard on a material whose survival depends entirely on a maintained coating. A lot of Chico T1-11 simply never got repainted on schedule, and the panels paid for it.

Replace, or re-install?

Two honest paths, and we'll tell you which your walls call for:

Replacing failing T1-11 with a better material. This is the more common recommendation once panels are swelling or rotting. Pulling the old T1-11 lets us inspect and renew the water-resistive barrier (WRB) and flashing underneath, repair any substrate damage, and re-clad with something that doesn't live or die by a paint schedule:

  • Fiber cement — noncombustible, dimensionally stable, holds its finish through valley UV; the durable upgrade
  • LP SmartSide — engineered wood that keeps a warm, board-like look (and can do vertical board-and-batten to echo the original) with far more resilience than T1-11
  • Vinyl — the lowest-maintenance, lowest-cost route where the look and exposure suit it

Re-installing new T1-11. Sometimes the rustic vertical look is the point — a cabin-style home, a workshop, an ADU or garage, or a homeowner who wants to keep the original character. New T1-11 is inexpensive and quick, and we'll install it correctly. The catch is that you're signing up for the maintenance: it has to be kept sealed and painted, on schedule, to survive Chico's summers. We'll be candid about that commitment before you choose it.

A note on tear-off scope

Replacing panel siding like T1-11 removes the cladding down to the sheathing/substrate so the WRB and flashing can be inspected — it does not, by itself, mean stripping the wall to the studs. On a T1-11 home, one thing to know is that some builds used the T1-11 as both siding and sheathing; where that's the case the assembly behind it is different, and we assess it panel by panel so we spec the right replacement build-up. Exposing framing is a larger, separate scope we'd only take on if the underlying structure turns out to be compromised.

Permits, fire, and cost

Re-siding is permitted building work in Chico, handled by the City of Chico Building Division in the Community Development Department through its online permit portal; we confirm the requirements and pull the permit. If your parcel sits on Chico's eastern foothill edge near upper Bidwell Park, where fire-hazard designations can differ from the flat valley floor, replacing combustible T1-11 with noncombustible fiber cement can be the smarter move — we check the parcel's designation with the City and Cal Fire. Most flatland lots aren't in that category.

Cost depends on whether you're replacing or re-installing, the material you move to, how much substrate repair surfaces once panels come off, the home's size and height, and access. We measure and quote for real.

FAQ

Should I replace my T1-11 or just repaint it? If the panels are swelling, delaminating, or soft, paint won't save them — you'd be sealing in the damage. If the panels are still sound and just tired, a repaint can buy time, but in Chico's climate that clock runs fast. We'll tell you honestly which stage yours are at.
