Many Tracy homeowners want the warmth of wood grain on their house. They don't want the rot, the checking, and the constant repainting that come with solid wood in the valley. LP SmartSide sits in that space. It is an engineered wood siding made from treated wood strands, with an embossed cedar-style texture. It's lighter than fiber cement and easy to work on the wall.

Bay Area Siding Company is a Marin-based siding and window contractor that works across the Central Valley. We install LP SmartSide on Tracy homes as a full re-side: tear-off, substrate and weather-barrier work, then installation to LP's published requirements.

What LP SmartSide actually is

SmartSide starts as wood strands. LP treats them through its SmartGuard process and binds them with resins into boards and panels. The strands are treated to resist fungal decay and termites. The finished surface carries a wood-grain texture and a primer ready for paint.

The product family covers:

  • Lap siding for the horizontal look most Tracy tract homes already have.
  • Panel siding in vertical groove and board-and-batten styles.
  • Trim and fascia to match the siding.
  • Shakes for accent gables.

Factory-prefinished versions are also available if you'd rather not paint on site.

LP backs SmartSide with a long limited warranty on the substrate. Like any manufacturer warranty, it depends on the product being installed and finished to LP's instructions. That's one reason installation details matter as much as the product choice.

Why it fits a lot of Tracy houses

It's a natural step up from builder-grade panels

Much of Tracy's housing went up in subdivisions from the 1990s through the 2010s. A lot of it was clad in hardboard, early engineered-wood panels, vinyl, or stucco. Where the original siding is a wood-composite lap or panel that is now swelling at the bottom courses or opening at the seams, SmartSide is often the most direct replacement. It keeps the same basic look and profile, with a more durable, treated substrate behind it.

For HOA subdivisions with rules about siding profile, a like-for-like lap or panel profile can make architectural approval simpler. We still confirm with your HOA rather than assume.

It's lighter and tougher to dent than fiber cement

SmartSide weighs noticeably less than fiber cement. It cuts with standard woodworking tools, and its strand construction resists impact well. That shows up in ordinary suburban life: kids' balls against the garage wall, bikes and trash bins along a side yard. It's also a practical fit for sheds, detached garages, and accessory structures that homeowners want to match to the house.

It holds the wood look without solid-wood upkeep

Real cedar or redwood in Tracy's summers needs regular sealing or painting to keep from drying, checking, and weathering unevenly. SmartSide gives a similar visual texture without the natural defects of sawn lumber. It needs a good paint system, but it does not demand the same level of care.

The honest trade-offs

SmartSide isn't the right answer for every Tracy wall. These are the points we raise before anyone signs off:

  • It needs paint, and the valley sun works on paint. Tracy summers are long and hot, and south- and west-facing elevations take heavy UV. Expect periodic repainting over the life of the siding, as with any painted wood product. Lighter colors and a quality exterior paint help, and so does a factory prefinish if you choose one. A factory-colored fiber cement like James Hardie or a through-color vinyl will generally need less finish maintenance.
  • Edges and clearances have to be right. Engineered wood performs when LP's installation requirements are followed. That includes minimum clearances from grade, roofing, and hard surfaces, and sealing any field-cut edges. Skipping those steps is how engineered wood gets a bad reputation. It's also why we install to the instructions rather than to habit.
  • It's a wood-based product, not a noncombustible one. If fire resistance is a priority, fiber cement is the category to look at. See our fiber cement siding overview.

Tracy's wind and what it means behind the siding

Tracy sits at the valley end of the Altamont Pass. The persistent wind there pushes winter rain sideways against walls. That doesn't make SmartSide a poor choice. It means the wall assembly behind the siding has to be done carefully, which is true of every cladding in this town.

On a SmartSide re-side, we remove the old cladding to the sheathing/substrate. That lets us inspect and repair the water-resistive barrier (WRB) and the flashing around windows, doors, and penetrations. Where the sheathing itself has failed, replacing it is a larger scope. We'd show you that at tear-off rather than price it in blind.

Siding going over a sound, well-lapped WRB with correct flashing is what keeps wind-driven rain from sitting in the wall. That work matters regardless of which material you pick.

Permits, HOAs, and fire-zone questions

The City of Tracy Building Safety Division, within the Community and Economic Development Department, handles building permits. Submittals go through the city's eTRAKiT portal. A full re-side is generally a permitted alteration. We confirm the requirement for your specific scope and pull the permit as part of the job. If your home is in one of Tracy's newer HOA subdivisions, plan on architectural review for color and profile as well.

Fire-hazard requirements are parcel-specific. If a property falls in a mapped fire hazard severity zone or a wildland-urban interface area, California's Chapter 7A exterior-wall provisions can affect which siding products and assemblies qualify. We check your parcel and confirm with the city before recommending a combustible-based product like SmartSide.

How a SmartSide job runs

A SmartSide job runs through these stages:

  1. Walkthrough and scope. We walk the house and put together a written scope.
  2. Choices. You choose the profile, texture, and color, and decide between site-painted and prefinished.
  3. Approvals. We handle the permit and any HOA approval.
  4. Tear-off. The old cladding comes off and we inspect the substrate.
  5. Wall repairs. We repair the WRB and flashing where needed.
  6. Installation. The siding and trim go on with LP's required clearances and edge treatment.
  7. Finish. Painting or touch-up is completed, followed by cleanup and a final walk with you.

The job flexes with what we find once the old siding is off. You can see finished exteriors on our projects page.

What drives the cost

We don't publish prices because Tracy homes vary too much. The main drivers are:

  • Wall area and number of stories
  • Lap vs. panel vs. shake profiles, including any accent areas
  • Site painting vs. a factory prefinish
  • How much sheathing or WRB repair turns up at tear-off
  • Trim scope
  • Whether windows are replaced at the same time

If windows are on your list too, doing both together lets the new window flashing tie cleanly into the new WRB. See our Tracy window replacement page.

FAQ

Will LP SmartSide hold up to Tracy's summer heat? The substrate itself handles heat well. What the valley sun wears on is the paint, especially on south- and west-facing walls. Plan on periodic repainting, choose a quality exterior paint and a sensible color, or consider a factory prefinish. If you want the least finish maintenance possible, compare it against factory-colored fiber cement.

My Tracy house has swelling hardboard panels. Is SmartSide a good replacement? Often, yes. SmartSide offers lap and panel profiles that can closely match the look of original builder-grade siding. Its treated strand substrate is designed to resist the moisture and decay problems that take down older hardboard. We'll also correct the WRB and flashing underneath, which is usually where the original problem started.

Is LP SmartSide allowed in fire hazard zones? It depends on the parcel and the assembly. Chapter 7A requirements apply only where a property is mapped into a regulated fire hazard zone or WUI area, and even then they govern specific exterior assemblies. We check your parcel and confirm with the City of Tracy Building Safety Division. Where noncombustible siding makes more sense, we'll point you toward fiber cement.

Do I need a permit for a SmartSide re-side in Tracy? A full re-side is generally a permitted alteration through the City of Tracy Building Safety Division. We confirm the requirement for your scope and handle the permit. HOA approval is a separate step if your subdivision has one.
