Plenty of Union City homeowners want to get rid of tired T1-11 or crumbling hardboard without giving up the look of wood. LP SmartSide is often the product that fits. It's an engineered wood siding with a real cedar-grain texture. It weighs less and is easier to work than fiber cement, and it is built to hold up better than the original panel siding on many of the city's mid-century tracts. Bay Area Siding Company, a siding and window contractor based in Larkspur, installs LP SmartSide across southern Alameda County. That includes the postwar subdivisions and the older homes in Decoto and Alvarado.

Weighing LP SmartSide for your house? Request a bid or call (415) 619-5167, and we'll look at your walls and give you a straight comparison.

What LP SmartSide is, and what it isn't

LP SmartSide is made from wood strands treated through LP's SmartGuard process. The strands are bonded with resins under heat and pressure, and the surface is embossed with a wood-grain texture. The result is a board that behaves more consistently than solid lumber and resists the rot, fungal decay, and termite damage that wear down untreated wood. LP backs it with a long limited warranty. We'll walk you through the current terms for the specific product you choose, because coverage depends on proper installation and finishing.

It is not fiber cement, and it is not vinyl. Knowing the differences is most of the decision:

  • Compared with fiber cement: SmartSide is lighter, tougher against impact (a stray baseball or a bumped ladder), and faster to cut and handle. Fiber cement is noncombustible and needs less maintenance on the finish. If fire resistance or the longest possible repaint interval matters most, look at fiber cement or James Hardie.
  • Compared with vinyl: SmartSide has a more convincing wood texture and a more solid feel on the wall, and it can be painted any color, dark shades included. Vinyl usually costs less and never needs paint.
  • Compared with real wood: You get the grain and warmth of cedar or redwood siding with far less exposure to rot and insects, at a more predictable cost.

Why it suits Union City's housing stock

Union City was incorporated in 1959 by joining the older Decoto and Alvarado districts. Postwar and later subdivisions grew up around them, and a lot of those homes were built with mid-century panel systems, grooved T1-11 sheets, and hardboard lap. Many still have that original cladding. After decades of damp winters, the bottom edges swell, the plywood face delaminates, and hardboard turns soft near the ground.

SmartSide gives these houses a direct upgrade in more than one form:

  • Lap siding brings the clean horizontal lines of a ranch or two-story tract home back without the chalky, soft boards.
  • Panel siding, including grooved profiles, can recreate the vertical look of T1-11 when you like the character but want a more durable panel behind it.
  • Trim, fascia, and soffit in the same material keep the finish and texture consistent at corners, windows, and eaves.
  • Shakes and shingle-style accents work on gables or bump-outs where the original design called for some texture.

Owners of older homes in Decoto and Alvarado sometimes like SmartSide because it reads as wood from the sidewalk, which is often what those houses were built with.

The trade-offs, stated plainly

Engineered wood is a good product, but it isn't maintenance-free, and we'd rather you know that before you sign.

  • It needs paint. SmartSide comes either primed or factory-finished in LP's prefinished color line. Either way, it relies on a paint film for protection, and that film will eventually need renewing. Repainting on schedule is part of owning it.
  • Details matter more than with fiber cement. Because it is wood-based, LP's installation instructions call for sealed cut edges, specified clearances from grade and roofing, correct fastening, and proper gapping. Skipping those steps is how engineered wood gets a bad reputation. On the bay plain's wet winters, careful edge treatment and flashing are what keep the product performing.
  • It is combustible. Union City sits on the flat of southern Alameda County and isn't in a Very High or High Fire Hazard Severity Zone like the East Bay hill cities. For most homes here, fire rating isn't what decides the material. Parcel conditions can still vary, so we confirm requirements for your address during scoping. If you would simply rather have a noncombustible wall, fiber cement is the better match.

How we install it on a Union City re-side

A SmartSide job follows the same disciplined sequence as any re-side we do, with LP's own rules layered on top.

We start by removing the old cladding down to the sheathing. That lets us inspect the substrate, the water-resistive barrier (or the lack of one, which is common on original mid-century walls), and the flashing at windows, doors, and penetrations. Damaged sheathing gets repaired. The framing is exposed only if the sheathing itself has failed and has to be replaced.

Next come a new WRB and flashing detailed to shed water. Then we install the SmartSide to LP's specifications: fastener type and placement, clearances, joint treatment, and sealed field cuts. If you choose primed boards, finish painting follows within the window LP specifies. We finish with trim and a walkthrough together.

A full re-side is a permitted alteration through the City of Union City Building Division. It isn't on the city's "Work Not Requiring a Construction Permit" list. We confirm what your specific scope requires with the Building Division and pull the permit before work begins. For the broader re-siding decision, see our Union City siding replacement page.

What drives the cost

We don't publish prices because the numbers depend on the house. For a SmartSide project in Union City, the main factors are:

  • The wall area and the number of stories
  • Which profile you choose (lap, panel, or shakes) and whether you go primed or prefinished
  • How much sheathing repair turns up once the old T1-11 or hardboard comes off
  • How many windows, doors, and penetrations need new flashing and trim
  • Whether you're also replacing windows while the walls are open, which is often the most efficient time to do it (see our Union City window replacement page)

Frequently asked questions

Can LP SmartSide replace the failing T1-11 on my Union City house? Yes, and it's one of the most common reasons homeowners here ask about it. We remove the old panels down to the sheathing, fix any substrate damage, add a proper water-resistive barrier and flashing, and install either SmartSide panel siding (to keep a vertical look) or lap siding (for a horizontal one).

Does Union City require a permit for LP SmartSide siding? A full re-side is a permitted alteration through the City of Union City Building Division, whichever material you choose. Minor patch repairs may be treated differently, so we confirm the requirement for your scope as part of the estimate.

How does SmartSide hold up in Union City's weather? The bay plain brings damp, foggy winters, wind off the bay, and warm late-summer afternoons. SmartSide handles those conditions well when it's installed to LP's instructions, with sealed edges, correct clearances, and good flashing, and when the paint is kept up. The installation details matter more than the climate itself.

Should I choose LP SmartSide or James Hardie? Choose SmartSide if you value the wood texture, lighter weight, and impact toughness. Choose James Hardie if you want a noncombustible wall and a longer interval between paint jobs. We install both and can show you samples side by side.
