That includes the ranch houses and mid-century homes on the valley floor, the custom builds on large lots, and the older tract homes wrapped in T1-11 or hardboard. What they usually don't want is the repaint-and-replace cycle that real cedar or redwood demands.

Start with one question: is your parcel in a fire hazard zone?

In most Bay Area cities, the LP SmartSide conversation starts with looks and budget. In Saratoga, it has to start with your address.

Saratoga's western neighborhoods climb into the Santa Cruz Mountains foothills. Cal Fire's updated Local Responsibility Area Fire Hazard Severity Zone maps, released in February 2025, place much of that hillside and canyon terrain in a High or Very High zone. That includes many parcels along the roads toward Bohlman, Pierce, and Mount Eden.

Where a parcel is designated, California Building Code Chapter 7A governs certain exterior-wall assemblies and openings. It generally steers toward noncombustible or ignition-resistant materials.

LP SmartSide is a wood-based product. We don't assume it will satisfy Chapter 7A on a designated parcel. Whether a particular wall assembly qualifies depends on:

• the specific product,
• how the wall is built,
• the parcel's mapped zone, and
• the scope of work.

The City of Saratoga Community Development Department / Building Division makes that call. We confirm with them before recommending a material.

In practice, this splits Saratoga into two conversations:

• Valley-floor and non-designated parcels. SmartSide is a strong candidate here. It's often the most natural way to keep a wood look on a ranch or mid-century home.

Why homeowners pick SmartSide over the alternatives

Engineered wood fills a specific niche. Here's how it compares to the other materials we install.

Compared with solid wood. Natural cedar or redwood is beautiful and repairable. It also asks the most of you in paint, stain, and vigilance against rot and pests. SmartSide keeps the grain and board-by-board character while the strand treatment addresses much of that vulnerability. Many homeowners who love their original wood siding, but not its upkeep, end up here.

Compared with fiber cement. Fiber cement is noncombustible and extremely durable, which is why it dominates foothill projects. It is also heavy and needs careful handling and cutting. SmartSide is lighter, easier to work, and more impact-resistant. On a valley-floor home where fire code isn't steering the choice, those traits make it a practical alternative. It also offers a slightly warmer, more organic wood texture.

Compared with vinyl. Vinyl never needs paint and is usually the budget leader. It doesn't read as wood up close, and dark colors are limited on some lines. SmartSide costs more but looks more like the real thing, and you can repaint it any color you want later.

The honest trade-off. SmartSide is a painted product, so it needs periodic repainting over its life, just as any painted wood-look siding does. LP offers a prefinished option (ExpertFinish) that arrives factory-painted. Field-painted boards give you unlimited color choice. Either way, plan on maintenance you wouldn't have with vinyl.

Where SmartSide fits Saratoga's housing stock

Much of our Saratoga work involves replacing original 1960s–70s siding that has reached the end of its life: T1-11 plywood panels, hardboard lap, or aluminum. SmartSide has natural fits for each of these starting points:

• Replacing T1-11. Homeowners often like the vertical-panel look but not the swelling and delamination. SmartSide makes panel and board-and-batten-style products that keep a similar feel in a more durable package.
• Replacing hardboard lap. On ranch homes with horizontal hardboard, SmartSide lap siding in a comparable reveal keeps the original lines.
• Custom and mid-century homes. Where the architecture calls for honest wood texture, combining lap, trim, and shake-style profiles lets us detail the house without resorting to solid wood.

Saratoga homes tend to be large houses on generous lots. That makes a full, even re-side more sensible than patching one elevation, which would never quite match the sun-faded walls around it.

How an LP SmartSide install goes

The job starts with removing the old cladding down to the sheathing or substrate. That exposes the water-resistive barrier (WRB) and the flashing at windows, doors, and penetrations. On older Saratoga homes, those layers are frequently where problems hide.

We correct or replace the WRB and flashing as needed. We only take the work further, to the framing, if the sheathing itself has failed. That's a larger scope we'd show you and price separately.

Engineered wood depends on proper detailing to perform as intended. So we install SmartSide to LP's specifications, including:

• clearances from grade and rooflines,
• gapping and fastening, and
• prompt, complete painting of field-finished boards.

The City of Saratoga Building Division issues the permit and inspects the work, and we manage that process. What drives the cost

We don't publish prices, because Saratoga projects vary widely. These are the factors that move a SmartSide quote:

• Wall area and complexity. Gables, bump-outs, and multiple stories add labor and material.
• Profile mix. Lap-only jobs are simpler than designs combining lap, panel, shakes, and trim.
• Finish. Prefinished boards versus field paint, and how many colors are involved.
• What's behind the old siding. WRB replacement, flashing corrections, and any sheathing repair.
• Access. Sloped lots, long driveways, and wooded parcels affect staging.
• Parcel status. Whether the fire zone steers part of the house or project toward a different material.

Frequently asked questions

Can I use LP SmartSide on a foothill home in Saratoga? It depends on your parcel. If Cal Fire's maps designate your parcel as a High or Very High Fire Hazard Severity Zone, Chapter 7A requirements may apply to the exterior walls. A wood-based product may not meet them, depending on the product and the assembly. We verify with the City of Saratoga Building Division before recommending it. On many designated parcels, fiber cement ends up being the more straightforward choice.

How is LP SmartSide different from the T1-11 on my house now? Both are wood-based panel products. SmartSide's strands are treated through LP's SmartGuard process and engineered specifically as exterior siding. Traditional T1-11 is untreated plywood or OSB that swells and delaminates once its paint or seal fails. Many Saratoga homeowners with original T1-11 move to SmartSide or fiber cement when they re-side.

Does SmartSide need to be painted? Yes, periodically, like any painted siding. You can order it prefinished from the factory or paint it on site in any color. Keeping the finish maintained is part of what protects the boards.
