Many Scotts Valley homes sit under redwoods and oaks, and plenty of owners want siding that looks like it belongs there: warm, textured, and plainly wood-toned. Some owners go with fiber cement, and some stay with cedar or redwood. LP SmartSide is the middle path for those who want the real-wood character without committing to the upkeep of solid boards.
LP SmartSide is an engineered wood siding. It is made from wood strands treated through LP's SmartGuard process and bonded into lap boards, panels, and trim. Bay Area Siding Company is a Larkspur-based siding and window contractor that works throughout the Santa Cruz area, and we install LP SmartSide where it suits the house and the parcel. We'll also tell you plainly when it doesn't.

LP SmartSide was built for people who like wood but not the maintenance that comes with it. On a Scotts Valley home, its practical strengths are:
Engineered wood is still wood-based, and a Scotts Valley homeowner should hear the downsides before choosing it.
It needs paint on a schedule. SmartSide comes primed, and prefinished options are available. Either way, the coating is what protects the substrate. On shaded north and west walls that stay damp into the afternoon, keeping that finish intact is part of owning the siding.
It depends on correct installation. LP publishes specific requirements for clearances, gapping, fastening, sealing cut edges, and keeping boards off roofs, decks, and grade. On a lot where tree litter piles against the walls and dew lingers, following those details is what separates a durable job from a problem. We install to LP's specifications. That is also what keeps the warranty intact.
It is combustible. This is the big one in the Santa Cruz Mountains, so it has its own section below.
The 2020 CZU Lightning Complex burned across the Santa Cruz Mountains and pushed evacuation orders and warnings into Scotts Valley and its outlying parcels. Many mountain lots in and around the city fall within elevated fire-hazard designations. On those lots, California Building Code Chapter 7A governs exterior wall coverings on the regulated assemblies, generally calling for noncombustible or ignition-resistant materials or approved assemblies.
LP SmartSide is not a noncombustible material. Whether a particular SmartSide product and wall assembly can be used on your house depends on three things:
We confirm that with the City of Scotts Valley Building Department and Cal Fire's hazard mapping before recommending anything. We don't assume it will be allowed or rule it out in advance.
For a wooded, upslope lot where fire exposure is the top concern, fiber cement is the noncombustible alternative. See also our Scotts Valley James Hardie page. If your home sits in town, outside the designated areas, SmartSide is often a straightforward fit.
Many Scotts Valley homes from the 1970s and '80s were clad in T1-11 plywood panels, hardboard lap, or aging wood siding. On shaded lots, those materials tend to cup, delaminate, or soften at the bottom edges.
LP SmartSide panel siding offers a grooved vertical look that keeps the rustic, mid-century character those homes were built with. SmartSide lap can move a house toward a more traditional horizontal appearance. Either way, owners get an updated material without abandoning the style that fits the neighborhood.
What matters most is what happens before the new siding goes up.
Covering over failing T1-11 with new siding hides the very moisture history a shaded lot creates. We don't recommend it.
| If you want… | Consider | |---|---| | Wood look, lighter install, moderate budget | LP SmartSide | | Noncombustible cladding for a fire-zone lot | Fiber cement or James Hardie | | Authentic cedar/redwood, accepting higher upkeep | Wood siding | | Lowest maintenance and cost | Vinyl |
For the broader tear-off and material decision, start with our Scotts Valley siding replacement page or the LP SmartSide hub. If you're planning new windows too, doing both together lets the window flashing tie properly into the new WRB. See window replacement in Scotts Valley.
A SmartSide project here usually runs in this order:
The schedule is shaped more by what's behind the old siding than by the square footage. You can see examples of our exterior work on our projects page.
We quote after seeing the walls. The main cost drivers are:
Can I use LP SmartSide in a Scotts Valley fire-hazard area? It depends on your parcel's designation, the scope of work, and the specific product's current listings. SmartSide is engineered wood, not a noncombustible material. We confirm what Chapter 7A requires with the City of Scotts Valley Building Department and Cal Fire. Where it rules out SmartSide, we'll point you to fiber cement.
Will engineered wood hold up on a shaded, damp redwood lot? It can, if it's installed correctly. That means proper ground and roof clearances, sealed cut edges, a sound WRB and flashing behind it, and a paint finish that's kept up. The SmartGuard treatment helps resist decay, but detailing and maintenance do the rest.
Is LP SmartSide a good replacement for T1-11? Often, yes. SmartSide panel siding preserves the vertical grooved look many Scotts Valley homes have, and we renew the WRB and flashing underneath as part of the tear-off.
Do I need a permit? Re-siding is permitted and inspected through the City of Scotts Valley Building Department. We confirm the scope for your project and handle the paperwork.
