Some Sausalito houses look wrong in anything but wood. These include a shingled cottage near the waterfront, a redwood-toned mid-century place tucked into the hillside, and a board-and-batten house that has weathered decades of bay fog. Many owners of homes like these want a new exterior that keeps that character without the repaint-and-replace cycle that real wood demands in a marine climate. LP SmartSide engineered wood is often the product that comes up in that conversation.

Bay Area Siding Company is a siding and window contractor based in Larkspur, a short drive up the 101, and we install LP SmartSide alongside fiber cement, vinyl, and natural wood. We'll tell you when SmartSide is a strong fit for your Sausalito elevations and when another material makes more sense.

Thinking about a wood-look re-side? Request a bid or call (415) 619-5167 and we'll walk your walls with you.

What LP SmartSide actually is

LP SmartSide is an engineered wood siding. Wood strands are treated through LP's SmartGuard process, then bound and pressed into boards and panels with an embossed, wood-grain surface. The result reads as wood from the sidewalk because it is a wood-based product. It is simply built to resist the moisture, fungal decay, and insect problems that undo ordinary lumber.

Compared with the alternatives homeowners usually weigh:

  • Versus solid cedar or redwood: SmartSide gives you a similar texture with more consistent boards and less of the rot-and-split maintenance. It still needs paint on a regular cycle, just not the constant spot repairs older wood siding tends to need near the water. For the natural-wood route, see our wood siding overview.
  • Versus fiber cement: SmartSide is lighter, somewhat more impact-resistant, and easier to cut and handle. That matters on a lot where every board gets carried up a staircase. Fiber cement is noncombustible and SmartSide is not, which becomes important on certain parcels (see below). Compare on our fiber cement and James Hardie pages.
  • Versus vinyl: SmartSide looks and feels more like a traditional painted wood exterior, and you can repaint it any color later. Vinyl wins on upfront cost and never needs paint.

SmartSide comes in lap siding, vertical panels, shakes, and matching trim and soffit, so one system can carry the whole exterior.

Where it fits in Sausalito, and where to think twice

Fire-hazard parcels on the hill

Fire protection in Sausalito comes from the Southern Marin Fire Protection District, which has adopted Wildland-Urban Interface code covering parts of the city. If your parcel sits in a mapped WUI area or Fire Hazard Severity Zone, California Building Code Chapter 7A can govern exterior wall coverings and push them toward noncombustible or ignition-resistant assemblies.

LP SmartSide is a wood-based product, so on those parcels the question isn't settled by the brochure. Whether a given SmartSide product and wall assembly is acceptable depends on:

  • your parcel's designation,
  • your scope of work, and
  • how the product is tested or listed for that use.

We check your parcel through the district and MarinMap and confirm the requirement before we spec anything. For many hillside homes inside a mapped zone, fiber cement turns out to be the simpler path. If your address falls outside those areas, SmartSide stays fully on the table.

Salt air and constant moisture

Richardson Bay keeps Sausalito damp and salty much of the year. SmartSide's treatment is designed to resist moisture and decay, but engineered wood still depends on correct installation. That means manufacturer-specified clearances from grade, roofs, and decks; sealed cut edges; and a finish applied and maintained on schedule.

In a coastal setting we also pay attention to fastener choice and follow LP's instructions on corrosion resistance. Salt air is hard on the wrong metal. Warranty terms can reference exposure and installation conditions, so we go over the current LP warranty language with you rather than summarizing it loosely.

How we detail a SmartSide job here

A new wood-look exterior is only as good as the wall behind it. On a typical Sausalito re-side, the work goes like this:

  1. Remove the old cladding to the sheathing. This lets us inspect the sheathing, the water-resistive barrier (WRB), and the flashing. Older homes near the bay often lack a modern WRB, and fog-driven moisture tends to show up around windows and at the base of walls. The framing only gets exposed if the sheathing itself has failed and has to come off.
  2. Rebuild the weather layers. We install a new WRB and flashing sequenced properly at every window, door, and roof-to-wall transition.
  3. Install to LP's specs. SmartSide goes on with the gapping, fastening, and clearances LP calls for.
  4. Finish. Boards arrive primed, or prefinished where you choose that option, and we complete the paint and trim details.

If you're replacing windows at the same time, doing both in one sequence usually produces cleaner flashing at the openings. See our Sausalito window replacement page.

Matching profiles to Sausalito's houses

Sausalito's housing stock is unusually mixed, and SmartSide's range of profiles lets us work with it rather than against it:

  • Early-century and Craftsman homes near downtown: Lap siding with a period-appropriate reveal, often paired with shakes in gables.
  • Mid-century and contemporary hillside houses: Vertical panel or board-and-batten styling for clean lines. This is also a common replacement where tired T1-11 or hardboard is failing.
  • Shingle-style cottages: Shake profiles that echo the original texture without the curling and splitting of aged cedar.

Permits and design review

The City of Sausalito requires a building permit for exterior siding work. Changes visible from the street or the water frequently route through the city's design review process, especially if you're changing material, profile, or color.

Moving from original wood to an engineered wood that closely matches it can be a smoother conversation than a dramatic change. Still, the path depends on scope and visibility. We confirm it with the Community Development Department early so approvals don't hold up the schedule.

What drives the cost

We don't quote prices without seeing the house, but these factors move a SmartSide budget in Sausalito:

  • Access. Steep lots, stair-only entries, and narrow streets affect staging and material handling. SmartSide's lighter weight helps here.
  • Substrate repairs. Sheathing or flashing damage found after tear-off adds to the scope.
  • Wall area and complexity. Total square footage, number of elevations, corners, and openings all matter.
  • Profile mix. Lap, panel, shakes, and trim each carry different costs.
  • Finish choice. Primed boards painted on site differ in cost from prefinished boards.
  • Review requirements. Any design-review conditions on material or appearance can affect the plan.

FAQ

Can I use LP SmartSide if my Sausalito home is in a fire zone? It depends on your parcel's WUI or Fire Hazard Severity Zone status, your scope, and how the specific product and assembly are evaluated under Chapter 7A. We confirm your parcel with the Southern Marin Fire Protection District before recommending a material. On many mapped hillside parcels, fiber cement is the more straightforward choice.

Will engineered wood hold up this close to the bay? SmartSide is treated to resist moisture, decay, and insects, and it performs best when installed to LP's specifications. That includes clearances, sealed edges, appropriate fasteners, and a maintained paint finish. The marine climate makes install quality more important, not less.

Does LP SmartSide need painting? Yes, periodically. It holds paint well, but it's a painted product, so plan on a repaint cycle. It won't match vinyl's no-paint upkeep, but it avoids much of the rot repair that solid wood tends to need.

How is LP SmartSide different from the James Hardie option? Both deliver a painted, traditional look. SmartSide is engineered wood: lighter, easier to handle, and with a warmer wood feel. Hardie is fiber cement, which is noncombustible and heavier. See our Sausalito James Hardie page for that comparison in local context.
