LP SmartSide is the material a lot of Rodeo homeowners land on when they want the warmth and grain of real wood but not the maintenance and fragility that come with it. It's engineered wood — wood strands bound and treated through LP's SmartGuard process — and it splits the difference between solid cedar and fiber cement in a way that suits a lot of older bayside houses. Bay Area Siding Company installs LP SmartSide across west Contra Costa from our Larkspur base, and we'll tell you plainly where it's the right pick for a Rodeo home and where it isn't.

Rather than milled solid lumber, SmartSide is built from wood strands or fibers combined with binders and treated with zinc borate and a resin-saturated overlay — the SmartGuard treatment — that resists fungal decay and termites. It comes as lap, panel, and trim, with a pronounced woodgrain texture pressed into the face. The result is a board that looks like painted wood from the curb but behaves more predictably than solid lumber.
Its distinguishing traits:
SmartSide is a painted product, and paint is a maintenance interval — you'll refinish it periodically, and in Rodeo's salt-laden, humid bay air that interval matters. Kept sealed and painted, it performs for a long time; neglected, engineered wood can take on moisture at cut edges and fasteners. It's also combustible, unlike fiber cement. So the real question for a bayside home is whether you value the wood look and easier handling enough to accept a repaint cycle. If low-to-no maintenance is the priority, fiber cement or vinyl may fit better; if you want authentic wood and will maintain it, solid wood siding is the other end of the spectrum.
For an older Rodeo home with wood-sided character, SmartSide lets you keep that look while shedding solid wood's worst habits — the rot, the splitting, the pest pressure that a damp climate accelerates. Its lighter weight is a genuine advantage on the two-story homes and additions common in the neighborhood, and its impact resistance holds up around active households and tight side yards. Because it primes and paints readily, you can also color-match it to an existing scheme or go a direction the original cladding couldn't. It's frequently the material that wins when the owner loves the wood look but has been burned by wood's upkeep.
The wall gets built from the substrate out. We remove the old cladding to expose the sheathing or substrate, the water-resistive barrier, and the flashing at windows, doors, and transitions; correct what's failed; and renew the WRB and flashing before the SmartSide goes on. Engineered wood is unforgiving about water at cut ends and penetrations, so we prime cut edges, hold proper ground and trim clearances, and detail the flashing carefully — the steps that let the SmartGuard treatment and the manufacturer warranty actually do their job over the years on a bayside wall. A quality finish coat completes it.
Rodeo is unincorporated, so siding permits are issued by Contra Costa County's Department of Conservation and Development (Building Inspection) rather than a city office. Re-siding is an alteration under the county building ordinance and isn't exempt, so we pull the permit and manage the inspections as part of the project.
SmartSide typically sits between vinyl and premium fiber cement on price, but your number depends on the house: size and stories, lap vs. panel and the trim package, how much substrate repair appears at tear-off, the paint or factory-finish choice, and access around the lot. We measure and give you a real figure — no posted prices.
Will engineered wood hold up near the bay? Yes, when it's installed and maintained right. The SmartGuard treatment resists rot and termites, and careful edge-sealing and flashing keep moisture out at the vulnerable points. The one commitment it asks in salty, humid air is keeping the paint intact on schedule.
How is SmartSide different from fiber cement? SmartSide is lighter, warmer in texture, more impact-resistant, and easier to handle, but it needs periodic paint and is combustible. Fiber cement is noncombustible and lower-maintenance but heavier and more brittle. It comes down to look, upkeep tolerance, and priorities.
Do I need a permit for SmartSide in Rodeo? Yes. Because Rodeo is unincorporated, permitting runs through Contra Costa County's Department of Conservation and Development (Building Inspection). Re-siding is a permitted alteration and we handle it.
How often will I need to repaint? Longer than solid wood but not never — the interval depends on the finish, exposure, and color. A wind- and salt-exposed bayside wall may want attention sooner than a sheltered one; we'll set realistic expectations for your home.
Call (415) 619-5167 or request a bid. We'll compare SmartSide against fiber cement and vinyl for a bayside home, talk finish and maintenance, and lay out the County permit steps. See our project gallery, the Contra Costa service area, or pair it with window replacement.
