Some San Leandro homeowners want the warmth of wood on the walls without signing up for the upkeep of cedar or redwood. LP SmartSide is often where that search ends up. It's an engineered wood siding: real wood strands, treated and bonded into boards and panels that carry a wood-grain texture. It hangs lighter than fiber cement, cuts and handles like lumber, and suits the Craftsman bungalows near downtown and Broadmoor as naturally as the low postwar ranches farther out. Bay Area Siding Company, a Larkspur-based siding and window contractor working across the East Bay, installs LP SmartSide as part of full re-siding projects in San Leandro.

LP SmartSide is made by LP Building Solutions. Wood strands are treated through LP's SmartGuard process, then bonded with resins and pressed into lap siding, panels, shakes, and trim. You get a material that reads as wood up close, with an embossed grain or a smooth face depending on the product. It resists the rot and insect damage that plague untreated wood far better than the old hardboard many Bay Area homes were clad in during the 1970s and '80s.
It comes in a few forms that matter for San Leandro houses:
LP also offers prefinished options through its ExpertFinish line, alongside primed boards that get field-painted in any color you choose.
The wood look, without solid wood's maintenance cycle. Much of San Leandro was built between the 1920s and the 1960s. Houses from that era were designed around wood cladding, and their proportions still look right in it. LP SmartSide lets you keep that texture and shadow line while moving to a treated, engineered product.
A clean exit from failing T1-11 and hardboard. Grooved plywood panels and hardboard lap siding show up on plenty of mid-century tracts. Once they swell at the bottom edges, delaminate, or go soft, there's no painting your way out. SmartSide panel and lap products are a common one-for-one replacement that preserves the house's character.
Lighter and easier to handle than fiber cement. Engineered wood weighs noticeably less than fiber cement and is more forgiving of knocks from bikes, balls, and lawn equipment. It also cuts with standard woodworking tools. That doesn't make installation casual. It does make SmartSide practical on tight side yards and detached garages, where maneuvering heavy boards is a chore.
A finish that holds up in bay air. San Leandro sits on the bay plain, where walls see damp marine air, fog, and mild temperatures more than extreme heat. SmartSide takes paint well. The detailing matters more than the climate itself, though. LP's instructions call for specific clearances from grade and roofs, sealed field-cut edges, and correct gapping at joints. We follow those details closely because they determine how the siding performs over the long run.
No siding is right for every wall, so here's where SmartSide asks something of you.
It needs paint over its lifetime. Primed boards get painted at installation, and every painted exterior eventually needs a fresh coat. Prefinished options stretch that interval, but this is not a material you install and never think about again. If zero repainting is the goal, vinyl siding deserves a look.
It's a wood-based product. For most of San Leandro, which lies on the flat and outside the high-fire terrain of the East Bay hills, that isn't a limiting factor. The State Fire Marshal's 2025 maps did add Moderate and High Fire Hazard Severity areas toward the city's eastern edge and the slopes above Bay-O-Vista. If your parcel falls in a mapped zone, California Building Code Chapter 7A can apply to exterior wall assemblies, depending on your parcel and project scope. Whether a particular engineered-wood assembly satisfies those requirements is something we confirm with the City's Building & Safety Division before specifying anything. On those lots, noncombustible fiber cement or James Hardie siding is often the simpler route, and we'll tell you so.
It's not the premium-heaviest look. Fiber cement holds a crisper, more rigid line, and natural wood siding has a depth engineered products don't fully replicate. SmartSide sits in the practical middle.
| | LP SmartSide | Fiber cement | Vinyl | |---|---|---|---| | Look | Wood grain, warm | Crisp, paintable | Wide color range | | Weight / handling | Lighter, cuts like wood | Heavy, specialized cutting | Very light | | Maintenance | Periodic repaint | Periodic repaint | No painting | | Combustibility | Wood-based | Noncombustible | Can soften in high heat |
For the broader picture, see our LP SmartSide hub and the San Leandro siding replacement page, which covers the general re-side decision.
We start with a walk-around and a conversation about which profile and reveal suits your house. A 1920s bungalow and a 1955 ranch call for different answers. After measuring and a written scope, we submit the permit through the City of San Leandro Building & Safety Division and confirm what your project requires.
On install days, the old cladding comes off to the sheathing. That lets us inspect the substrate, the water-resistive barrier, and the flashing around windows, doors, and transitions. On homes of this age, those layers are often missing, worn out, or never detailed well. We repair or replace sheathing only where it has actually failed. Then we install a new WRB and proper flashing, and hang the SmartSide to LP's fastening, spacing, and clearance requirements, with field-cut edges sealed. Trim, caulk, paint (or prefinished touch-up), cleanup, and a walkthrough with you finish the job.
If your windows are also due, it's worth sequencing them with the siding. The details are on our San Leandro window replacement page.
We don't post prices, because walls vary too much. The main factors:
Can LP SmartSide replace the T1-11 on my San Leandro ranch? Yes, and it's one of the most common reasons homeowners choose it. SmartSide's grooved panel products can keep a similar vertical look. Some owners take the opportunity to switch to horizontal lap. Either way, we remove the old panels and check the sheathing and weather barrier before installing.
Is engineered wood allowed on the hillside above Bay-O-Vista? It depends on your parcel's fire hazard designation and the scope of work. If you're in a mapped zone, Chapter 7A may apply to your wall assembly. We confirm with San Leandro's Building & Safety Division before recommending a product, and we'll suggest fiber cement where it's the cleaner fit.
Does it need a permit in San Leandro? Re-siding work is permitted through the City of San Leandro Building & Safety Division. We confirm requirements for your specific scope and handle the submittal.
How often will I repaint? Less often than traditional wood in most cases, and less still with prefinished boards. The interval depends on paint quality, color, and sun exposure on each wall, so we'll set realistic expectations during your consultation.
If you want a wood look that suits San Leandro's older homes and is easier to live with than solid wood, we'll give you a straight assessment of whether SmartSide fits your walls and your parcel.
