If you love the look of real wood on a Benicia home but not the maintenance it demands out near the strait, LP SmartSide is the material that splits the difference. It is engineered wood — treated wood strands bonded into boards, panels, and trim — with the warm grain and texture of the real thing, but far more resistant to the moisture, movement, and impact that plague solid wood in a waterfront climate. Bay Area Siding Company installs LP SmartSide throughout Benicia. We are a Marin-based (Larkspur) siding and window contractor.

What it is, and why the process matters

LP SmartSide starts as wood strands that are treated with LP's SmartGuard process — zinc borate and a resin/wax binder worked through the material, not just painted on the surface — then compressed into siding. That treatment is the whole point: it is what gives engineered wood its resistance to fungal decay and termites, the two things that ruin ordinary wood siding fastest in a damp, salt-influenced setting like Benicia's. You still get a genuine wood texture and a surface that takes paint beautifully; you shed most of the vulnerability.

Why it suits Benicia specifically

Three things make SmartSide a natural fit here:

  • The look belongs. Benicia's Victorian, Craftsman, and older cottage stock reads as painted wood. SmartSide's lap and panel profiles and real grain sit comfortably on those homes in a way vinyl cannot, which can also matter for design review near the historic core.
  • It handles the waterfront better than solid wood. Engineered wood is more dimensionally stable and less prone to the cupping and splitting that wind-driven, brackish moisture causes in natural boards on the weather side of a house.
  • It is lighter and more impact-resistant than fiber cement. That makes it faster and cleaner to install, and it takes a knock — a ladder, a thrown ball — without the chipping fiber cement can show.

The honest trade-off: SmartSide is engineered wood, so it needs to stay painted. It is not maintenance-free the way vinyl is, and it is combustible, unlike fiber cement. In Benicia that combustibility is less of a concern than it would be in a designated high fire-hazard area — the town's residential neighborhoods are generally not treated as high-hazard — but it is a real difference from a cement product, and worth naming.

SmartSide vs. the alternatives

Where does it land against the neighbors?

  • Versus natural wood: the same look, far less rot and pest risk, and no periodic replacement of failed boards — at a lower maintenance burden overall.
  • Versus fiber cement: warmer texture, lighter, faster to hang, and more impact-tolerant, but combustible and needing repaint, where fiber cement is noncombustible and holds a factory finish longer.
  • Versus vinyl: a genuinely more premium, wood-authentic appearance, at a higher cost and with paint upkeep vinyl does not need.

If you are weighing materials generally, the siding replacement hub lays out the full comparison. LP SmartSide is also backed by a well-regarded, long limited warranty — we confirm the current terms when we spec your job rather than quote a figure.

The historic-district note

If your home is a historic or contributing building in the Downtown or Arsenal Historic District, its wood-authentic look gives SmartSide a real advantage in design review, which favors period-appropriate materials and profiles. That said, review outcomes depend on the property's status and the specific product, and some districts prefer solid wood on contributing structures — so we confirm the path with city staff before speccing.

The install

On a re-side we take the old cladding off down to the sheathing and substrate so the water-resistive barrier and the flashing at windows, doors, and penetrations can be inspected and corrected — engineered wood performs only over a wall that is kept dry behind it, and on an older Benicia home that hidden layer often needs renewing. SmartSide boards are then cut, fastened, gapped, and sealed to LP's spec, with cut edges sealed and the whole surface primed and painted (factory-primed product still needs a finish coat). The City of Benicia Building Division requires a permit for siding replacement over roughly a five-by-five-foot area, so a re-side is permitted and we handle it.

What drives the cost

We price after a walk-through. The drivers are square footage and stories, the SmartSide profile and finish approach, how much substrate or flashing repair the tear-off reveals, whether you integrate trim and windows, any historic-district requirements, and access on tighter downtown lots.

FAQ

How is LP SmartSide different from regular wood siding? It is engineered — wood strands treated through the SmartGuard process and bonded into boards. That gives it the look and texture of wood with much greater resistance to rot and termites, which is the failure point of solid wood near the water. It still needs to stay painted.

Does SmartSide hold up near the Carquinez Strait? It is more dimensionally stable and decay-resistant than solid wood, so it handles wind-driven, salt-influenced moisture better. As with any siding, the water-resistive barrier and flashing behind it do the real waterproofing, which we inspect and correct on every re-side.

Is SmartSide a good fit for an older or historic Benicia home? Often yes — its wood-authentic look suits Victorian and Craftsman stock and can help in historic-district design review. Because review depends on the property's status and product, we confirm what applies before speccing.

Do I need a permit to install LP SmartSide? Yes — the City of Benicia Building Division requires a permit for siding replacement over about a five-by-five-foot area. We handle the permitting.
