Some Pacifica homeowners want the warmth of a real wood wall but not the maintenance the coast extracts from cedar or redwood. LP SmartSide is the product that usually comes up for them. It's engineered wood — wood strands bound with resins and waxes and run through LP's SmartGuard treatment for moisture, fungal, and termite resistance — finished with a deep, natural wood grain that reads far more like a milled board than fiber cement does. It's lighter than fiber cement, more forgiving to work and cut, and noticeably more impact-resistant. For a hillside contemporary in Vallemar or a ranch in Linda Mar where the look matters, SmartSide splits the difference between real wood and a low-attention modern cladding. Bay Area Siding Company, based in Larkspur, installs LP SmartSide across Pacifica.

SmartSide is a wood-based product, and that's the whole story of its coastal care: it must stay sealed and painted. The SmartGuard treatment buys real resistance, but the finish is what carries the wall against Pacifica's salt air, fog, and wind-driven rain, and a factory prime plus a quality field or pre-finish coat is not optional here — it's the difference between a wall that lasts and one that doesn't. Cut ends and field-cut edges have to be sealed as they go in, because an unsealed edge is where moisture gets in on any engineered-wood product. On the coast we treat that detailing as part of the job, not an afterthought. Owners who don't want to repaint at all should look at vinyl or noncombustible fiber cement instead — and we'll tell you so plainly.
SmartSide is a wood-based, combustible product. On the flatter coastal parts of Pacifica — Linda Mar, Sharp Park — that's not a code issue. But on parcels up toward Sweeney Ridge or in the San Pedro Valley behind Park Pacifica, where the City adopted High and Very High Fire Hazard Severity Zones, the material choice narrows and noncombustible fiber cement is often the better fit. Whether Chapter 7A applies to your parcel and scope is something we confirm with the City and North County Fire Authority rather than assume — but if you're on the ridge, it's worth raising early.
Warm looks aside, on this coast the wall is only as good as the water management behind and around the boards. We tear off the old cladding, inspect the sheathing and water-resistive barrier, correct the flashing, fasten with corrosion-resistant hardware so salt air doesn't rust the fixings and stain the wall, seal every cut edge, and install to LP's published spec so the warranty holds. On a wind-raked lot, the flashing and sealed joints are what stand between the house and a wet wall.
Re-siding is permitted through the City of Pacifica Building Division, which enforces the current California codes with local amendments in Municipal Code Title 8; we manage the permit. Part of the city lies in the California Coastal Zone, so some parcels raise a Coastal Development Permit question — routine work that doesn't expand the building is generally exempt, but coastal-bluff and other sensitive sites near the Esplanade differ, and we confirm the path first.
We price after a walkthrough. The drivers: home size and stories; profile (lap, panel, trim); pre-finished vs. field-painted (a factory finish costs more up front but protects better on the coast); how much substrate repair surfaces at tear-off; corrosion-resistant flashing and fastening; whether a coastal or fire-zone review applies; and access on hillside lots.
Is LP SmartSide a good choice for a coastal Pacifica home? It can be, off the fire-hazard ridge, if you want a real wood look. The essential coastal condition is that it stays sealed and painted and that cut edges are sealed on install — that's what carries an engineered-wood wall through salt air and fog. Owners who never want to repaint are better with vinyl or fiber cement.
How is SmartSide different from fiber cement? SmartSide is engineered wood — warmer in texture, lighter, more impact-resistant, and easier to work, but combustible and paint-dependent. Fiber cement is noncombustible and moisture-indifferent but heavier. On a fire parcel, fiber cement; for wood character elsewhere, SmartSide.
I'm up toward Sweeney Ridge — can I use it? Maybe not the best fit. Those hillside parcels fall in High/Very High Fire Hazard Severity Zones, where noncombustible cladding is often the wiser choice. We confirm whether Chapter 7A applies to your parcel with the City and North County Fire Authority before speccing.
How often will it need repainting on the coast? Longer than solid wood, thanks to SmartGuard and a factory prime, but it is a finish-dependent product, so plan on periodic repainting — sooner on the most salt-exposed elevations. We'll set realistic expectations for your specific exposure.
Call (415) 619-5167 or request a bid, and we'll walk the house, tell you honestly whether SmartSide suits your exposure and parcel, and price it accurately. Replacing windows too? See Pacifica window replacement. We serve the Peninsula; see finished work in our project gallery.
