If what you love is the warmth and grain of real wood but not the sanding, rot, and constant repainting that come with it, LP SmartSide is the material worth a close look. It's engineered wood — wood strands treated and bound through LP's SmartGuard process into boards, panels, and trim that carry a convincing wood texture while resisting the moisture and pests that punish solid lumber. On a Blackhawk home where the architecture leans toward a natural, wood-grained look, SmartSide often hits the sweet spot: the appearance a design (and an architectural committee) wants, with far less maintenance than cedar or redwood. Bay Area Siding Company is a Larkspur-based siding and window contractor, and we install LP SmartSide.

Why engineered wood, specifically

SmartSide's appeal is a set of practical advantages over both solid wood and, in some ways, fiber cement. It's noticeably lighter than fiber cement, which makes for cleaner handling and detailing, and it's more forgiving to work with, so trim and complex elevations come together well. It's engineered to resist the impacts that dent or crack other materials, and the SmartGuard treatment builds in resistance to fungal decay and termites. LP backs the product with a well-regarded, long limited warranty. The trade-off, and it's an honest one, is that SmartSide is still a wood product — it needs to be kept painted and sealed on a periodic cycle to stay protected. It's low-maintenance compared to solid wood, not maintenance-free like vinyl.

Where SmartSide fits on a Blackhawk home

This material tends to make the most sense where a genuine wood look is the goal and you'd rather not sign up for solid-wood upkeep. It reads warmer than fiber cement to many eyes, especially in board-and-batten and lap profiles, and its workability suits homes with a lot of trim, gables, and detail — common on Blackhawk's custom stock. If your priority is maximum durability and noncombustibility, fiber cement may edge it out; if it's authentic material and you're prepared for the maintenance, real wood is the other end of the spectrum. We'll compare all three against your elevation. See fiber cement and wood siding for those alternatives.

The fire-zone question — an honest answer

This is the one place to be careful. Blackhawk sits against the Mount Diablo foothills, and some parcels carry a fire-hazard designation that brings California Building Code Chapter 7A into play for specific exterior assemblies. LP SmartSide is an engineered wood product, so it is combustible — and on a regulated assembly on a designated parcel, a noncombustible cladding like fiber cement is often the required or safer path for those specific elements. Whether Chapter 7A applies to your home depends on your parcel and the scope of work, which we confirm with Contra Costa County before speccing. If your lot backs to open space or parkland, tell us early — it may point you toward fiber cement on the regulated portions even if you use SmartSide elsewhere. We won't spec a combustible cladding where the code calls for otherwise.

Getting through architectural review

Because Blackhawk reviews changes to a home's exterior appearance, the SmartSide profile, texture, and color generally go through the association's architectural-review process before installation. SmartSide's authentic wood texture is often an easy sell to a committee protecting a community's look, but the specific profile and color still need sign-off. Confirm your association's requirements early; we prepare the submittal and plan around the review timeline.

Permits, tear-off, and finishing

Blackhawk is unincorporated, so the building permit comes through Contra Costa County's Building Inspection Division — we handle it. On tear-off we remove the old cladding, inspect the sheathing and substrate, confirm a sound water-resistive barrier (WRB), and correct flashing before the SmartSide goes on. SmartSide can arrive pre-primed or pre-finished; whichever route you choose, correct field painting and sealing of cut edges and fasteners at install is what protects the product and keeps its warranty valid. Framing is only exposed if the sheathing itself must be removed, a larger scope we'd flag.

What drives the cost

We don't quote online. With SmartSide the drivers are the home's size and complexity, the amount of trim and detail, the profile and finish (pre-finished versus field-painted), hillside access and staging, what tear-off reveals, any fire-assembly detailing a designated parcel requires on regulated elements, and the HOA and county timelines. SmartSide generally sits between vinyl and premium fiber cement on cost, but a heavily detailed custom home is its own number. We scope it after measuring.

Compare before you commit

Engineered wood is one of several routes to the look you want. Weigh it against fiber cement, CertainTeed's lines, vinyl, and authentic wood, or start at the siding hub and the Blackhawk siding replacement overview. Adding windows? FAQ

How is LP SmartSide different from fiber cement? SmartSide is engineered wood — lighter, more impact-resistant, and warmer in texture, and easier to work. Fiber cement is cement-based, heavier, and noncombustible. SmartSide needs periodic repainting; fiber cement needs it less. The right choice depends on your look, budget, and whether the parcel triggers fire-material rules.

Can I use LP SmartSide on a fire-hazard parcel in Blackhawk? It depends on your parcel and scope. SmartSide is a wood product and therefore combustible, so on regulated assemblies under Chapter 7A a noncombustible cladding is often required. We confirm your parcel's situation with Contra Costa County before speccing and won't put a combustible cladding where the code calls for otherwise.

Does LP SmartSide need to be painted? Yes, on a periodic cycle — it's a wood product, so keeping it painted and sealed is what protects it. It's far lower maintenance than solid wood but not maintenance-free like vinyl.

Will the Blackhawk HOA approve LP SmartSide? Its authentic wood texture is often well received by architectural committees, but the specific profile and color still need approval. We prepare the submittal and plan the build around your association's review.
