A lot of San Ramon homes built in the 1980s, 90s, and 2000s went up wearing wood-based panel or hardboard siding. Many owners like the look of wood and want to keep it. What they don't want is swollen bottom edges, chalking paint, and a re-caulking routine every other summer.

LP SmartSide is often the natural next step. It is an engineered wood siding made from wood strands treated through LP's SmartGuard process and bonded into boards and panels. It carries a genuine wood-grain texture, but it is built to resist moisture, rot, and insects far better than the original builder-grade product. Bay Area Siding Company is a Larkspur-based siding and window contractor, and we install LP SmartSide on homes across the San Ramon Valley.

Why San Ramon owners look at LP SmartSide

The appeal is simple. You get the warmth of wood without solid-wood upkeep. It also costs less and is easier to handle than a full move to fiber cement.

For the housing stock here, that plays out in a few specific ways:

  • It maps cleanly onto what's already there. LP makes both lap siding and vertical panel siding. If your house still has original grooved T1-11 or a similar panel product, LP's panel siding can restore that vertical look with a sturdier engineered board. Owners who want a change can switch to lap instead.
  • It's lighter and tougher to knock around. Engineered wood is lighter than fiber cement and more impact-resistant. That matters on the lower courses of a busy family home, along side yards, and behind garages where bikes, balls, and bins hit the wall.
  • It works like wood. Installers cut and fasten it much like traditional lumber. That keeps detailing around trim, corners, and bump-outs straightforward on the multi-plane elevations common in Dougherty Valley and Windemere.
  • It comes with a well-regarded manufacturer warranty. LP backs SmartSide with a long limited warranty. Coverage depends on the product and on installation to LP's requirements, so we walk you through the current terms for the specific boards we spec.

Painting to an HOA palette

This is where LP SmartSide earns its place in San Ramon specifically. Many homes here, across Gale Ranch, Windemere, and the wider Dougherty Valley communities, sit inside a homeowners association. The association's architectural guidelines usually control the siding profile and the colors you may choose.

Primed LP SmartSide is painted after installation. That means the finish can be mixed to match whatever body and trim colors your review committee approves, rather than being limited to a factory color card.

A few practical points:

  • Get HOA approval first. We can help assemble the product and color information the committee typically asks for. Where an association specifies a profile, such as lap exposure or panel versus lap, we spec to it.
  • Budget for paint as part of the product. Field paint is also LP's main maintenance obligation. Like any painted wood-look exterior, it will need repainting over time.
  • Expect the sun-facing walls to need it first. San Ramon's long, dry summers are hard on the south and west elevations, and those walls will call for repainting sooner. A quality exterior paint system applied to LP's guidelines stretches that interval.

The City of San Ramon Building and Safety Services division (Community Development) handles building permits for exterior work. We confirm the permit scope for your project with the city directly. The HOA and the city are two separate approval tracks, and we plan the schedule around both.

Honest trade-offs: LP vs. the alternatives

No material is the right answer for every San Ramon house. Here is how engineered wood stacks up against the other options.

| | LP SmartSide | Fiber cement | Vinyl | |---|---|---|---| | Look | Real wood texture, painted | Wood-grain or smooth, painted or factory finish | Through-color, wide profile range | | Weight / handling | Lighter, cuts like wood | Heavier, needs skilled crew | Lightest | | Impact | Good resistance | Can chip or crack on hard hits | Can dent or crack | | Maintenance | Periodic repaint | Periodic repaint (less with factory finish) | No painting | | Combustibility | Wood-based | Noncombustible | Not noncombustible |

The trade-off that matters most for engineered wood is repainting. The second, covered next, is fire.

If you want the lowest-maintenance option and your HOA allows it, look at vinyl siding. If noncombustibility or a long-lasting factory finish is the priority, compare fiber cement and our San Ramon James Hardie page. If you want the real thing, see natural wood siding. The broader decision is laid out on our San Ramon siding replacement page.

Check your parcel's fire designation first

Most of San Ramon is flat valley floor, and a typical Dougherty Valley or central-city lot generally does not carry a high fire hazard designation. Homes along the eastern Tassajara hill edges are different. They can fall into higher fire hazard severity zones on the maps the San Ramon Valley Fire Protection District now maintains.

Where a designation applies, California Building Code Chapter 7A can govern the exterior wall covering and favor noncombustible or ignition-resistant assemblies. Whether it applies depends on your specific parcel and the scope of work.

Because LP SmartSide is a wood-based product, we check your parcel's designation before recommending it:

  • On a designated parcel, we confirm with the AHJ what the wall assembly must meet. In many cases we steer toward fiber cement instead.
  • On most San Ramon lots, the question doesn't restrict your choice, and LP remains a straightforward option.

What the install involves

Engineered wood lasts or fails on installation details, so here is what the job looks like.

  1. Remove the old siding to the sheathing and substrate. This exposes the water-resistive barrier (WRB) and the flashing around windows, doors, and penetrations so they can be inspected. On homes of San Ramon's age, the sheathing is usually sound. Trouble, when we find it, tends to be localized near a leaking window or a spot irrigation has soaked for years.
  2. Repair what we find, then install to LP's instructions. We correct the WRB and flashing and repair any damaged substrate. Framing only enters the picture in the less common case where the sheathing itself has failed, which is a larger scope we would flag separately. LP's instructions cover clearances from grade and roof surfaces, fastening, gapping, and sealing cut edges.
  3. Keep water off the lower courses. Sprinkler heads that have been hitting the same wall for two decades should be re-aimed. Engineered wood is treated to resist moisture, but it is still wood-based, and following LP's clearance rules protects both the siding and the warranty.
  4. Prime and paint. Cut edges get primed as LP directs, and the paint system goes on within LP's recommended window.

Replacing windows at the same time? Doing both while the wall is open simplifies flashing integration. See our San Ramon window replacement page.

What drives the cost

We price after measuring, not from a formula. The factors that move an LP SmartSide job in San Ramon are:

  • Lap versus panel profile, and how much trim and soffit the design includes
  • Total wall area, number of stories, and access
  • The paint system and number of colors
  • Any substrate or flashing repair uncovered at tear-off
  • Window integration
  • Any profile or detailing requirements from your HOA

FAQ

Can I use LP SmartSide if I'm in a San Ramon HOA? Usually, provided the association's guidelines allow engineered wood and your chosen profile. Because primed LP is painted on-site, matching an approved color palette is straightforward. We help you prepare what the committee wants to review before work starts.

My house has original T1-11. Can LP keep the same look? Yes. LP SmartSide panel siding offers a vertical grooved appearance similar to T1-11 in an engineered, treated board. If you'd rather update the look, lap siding is an option too.

Is LP SmartSide okay near the Tassajara hills? It depends on your parcel. Where a fire hazard severity designation applies, Chapter 7A may govern the exterior wall covering, and a noncombustible material like fiber cement is often the better fit. We check the designation and confirm requirements with the AHJ before specifying.

How often will it need painting? It depends on the paint system and exposure. In San Ramon, the sunny south and west walls typically need attention first. Using a quality exterior paint applied to LP's guidelines lengthens the cycle.
