LP SmartSide suits a specific South San Francisco homeowner. You want your house to look like wood, with real grain, shadow lines, and paintable warmth. You don't want to scrape and replace rotting cedar every few years, and you don't want the weight of fiber cement. Bay Area Siding Company installs LP SmartSide on homes across South City, from the postwar tracts in Buri Buri and Winston Manor to the older houses in Old Town. We're a siding and window contractor based in Larkspur, and every job includes tear-off, weather-barrier work, and installation to LP's published instructions.

SmartSide is engineered wood. It isn't solid lumber and it isn't a cement board. LP starts with wood strands and treats them through its SmartGuard process, which adds resins, waxes, and a zinc-borate treatment. The strands are then pressed into lap boards, panels, trim, and shakes with an embossed wood-grain surface. The treatment is what separates it from the old hardboard sidings that gave "composite wood" a bad reputation. It is designed to resist fungal decay and termites when it's installed and finished correctly.
For a homeowner, this means:
LP backs SmartSide with a long limited warranty. As with any manufacturer warranty, coverage depends on the product being installed and finished to LP's requirements. We follow those requirements on every wall.
SmartSide is not the right answer for every South City house, and we'll tell you if it isn't right for yours.
South City's exterior walls work hard. The city sits in a windy, marine-influenced pocket of the northern Peninsula. Summer brings the strongest afternoon winds, and salt rides in on the air. None of that rules out engineered wood. It does change where the effort goes on the job.
Wind-driven rain is really a flashing and weather-barrier question, not a siding-brand question. Because we remove the old cladding rather than covering over it, we can inspect the sheathing and the water-resistive barrier behind it. We then renew the barrier and install proper flashing at every window, door, and transition. That drainage layer is what keeps pressure-driven water from reaching the wall assembly, whatever cladding goes on top.
Salt air puts the focus on fasteners and finish. LP's installation instructions address corrosion-resistant fastening. We choose fasteners with the city's marine exposure in mind, and we treat the paint coat as a real part of the system rather than cosmetic. A well-maintained finish is SmartSide's front-line protection. On the more exposed walls in the open flats and on the western slopes, plan on keeping that finish in good shape.
Postwar tract homes. Many houses in Buri Buri, Winston Manor, and Westborough were built during the subdivision boom after 1945. Some still wear original or aging siding, including T1-11 plywood panels and hardboard. SmartSide is a natural replacement for these homes. LP makes vertical panel profiles that can keep a similar look to T1-11, and lap siding and shakes let you update the style entirely.
Old Town and older cottages. On earlier homes where painted wood lap is part of the character, SmartSide's grain and profile options can keep that look without committing to high-maintenance solid wood. If you'd rather stay with natural wood, our wood siding page covers that path.
Hillside parcels near open space. CAL FIRE issued updated Fire Hazard Severity Zone maps for South San Francisco in 2025. Parcels near San Bruno Mountain and the Sign Hill open space, including hillside pockets like Sterling Terrace and Serra Highlands, are the most likely to carry a designation. A designation can bring California Building Code Chapter 7A into play for exterior wall coverings. Whether it applies to your wall depends on your specific parcel and the scope of work. We check your address with the City before recommending a product. If Chapter 7A applies, noncombustible fiber cement is often the more straightforward choice. The James Hardie option in South San Francisco is one we install frequently.
Re-siding in South San Francisco is permitted through the City's Building Division, part of Economic and Community Development. The City lists siding among the projects it handles as over-the-counter permits. We prepare and pull the permit and coordinate the inspection. For fire-zone parcels, we confirm any Chapter 7A requirements with the Building Division during scoping, so the material choice is settled before the order goes in.
We walk your walls first and look at what's failing, what's underneath, and how much exposure each elevation takes. After a written scope and the permit comes tear-off. The old cladding is removed down to the sheathing so we can inspect the substrate and the existing water-resistive barrier. If we find damaged sheathing, we'll show you and discuss repair before continuing.
Next, a new barrier and flashing go on. The SmartSide is then installed with LP's specified clearances, gapping, and fastening, and cut edges are sealed. Primed boards are then painted within the window LP specifies. Prefinished boards get touch-up at cuts and fasteners. We finish with trim, cleanup, and a walkthrough together.
We don't publish prices because two South City houses of the same size can price very differently. The main factors are:
Engineered wood usually sits between vinyl and fiber cement on cost, but your scope decides more than the material does.

Can LP SmartSide handle South San Francisco's wind and salt air? Yes, when it's detailed for it. Most of the protection comes from a renewed water-resistive barrier and correct flashing behind the siding, corrosion-resistant fasteners, sealed cut edges, and a well-maintained paint finish. Walls with the most exposure will need their finish kept up more closely.
Is SmartSide allowed if my home is in a fire hazard zone? It depends on your parcel and scope. Some hillside parcels near San Bruno Mountain and Sign Hill fall under the 2025 CAL FIRE maps, which can trigger Chapter 7A requirements for wall coverings. We confirm with the South San Francisco Building Division before we specify a product. Where the requirements apply, fiber cement is usually the simpler route.
Can SmartSide replace my old T1-11 panels? Often, yes. LP makes panel profiles with a similar vertical look, or you can switch to lap siding. Either way, we remove the old panels and inspect the sheathing and weather barrier before installing the new siding.
Does SmartSide have to be painted? Primed boards must be painted after installation, and LP also offers prefinished colors. Both will need repainting over time. That's the main maintenance trade-off compared with vinyl.
