For a Brentwood homeowner who wants the warmth and grain of real wood without the rot-and-repaint treadmill that comes with solid cedar or redwood, LP SmartSide is usually the product that fits. It's engineered wood — wood strands bound with resins and treated through LP's SmartGuard process for resistance to moisture, fungal decay, and termites — finished with a textured face that reads as genuine wood on the wall. It's lighter and easier to handle than fiber cement and more forgiving of impact, which makes it a comfortable middle ground between the premium look of natural wood and the durability people want. Bay Area Siding Company, a Larkspur-based (Marin) siding and window contractor, installs LP SmartSide across Brentwood and far-eastern Contra Costa.

Where SmartSide fits between wood and fiber cement

The honest way to place this material is between two others you're probably also considering.

Against solid wood, SmartSide gives you a very similar warm, grained appearance with dramatically less maintenance risk. Real cedar and redwood are beautiful but combustible, prone to rot and insect damage, and demand regular refinishing; the engineered product is treated to resist decay and pests and holds paint predictably. If the look of natural wood is what drew you in but the upkeep gives you pause, SmartSide is the compromise most people are actually looking for.

Against fiber cement, the trade-off runs the other way. Fiber cement is noncombustible and heavier; SmartSide is a wood product — combustible — but lighter, warmer in texture, and more impact-resistant, and it works more easily on the jobsite. Neither is simply "better"; they suit different priorities.

SmartSide does need periodic repainting to keep its finish and protection intact — it's not a paint-it-once material. If never touching a paintbrush again is the goal, vinyl or a factory-finished fiber cement is the closer match. If a real-wood look with manageable upkeep is the goal, SmartSide is hard to beat.

Why it works in Brentwood's climate

Brentwood's weather is genuinely favorable to an engineered-wood product. The city sits in Mount Diablo's rain shadow on the flat Delta plain, with long, dry, hot summers rather than the persistent coastal damp that punishes wood-based cladding along the shoreline. The main stressor here is intense summer UV — afternoon highs in the 90s — which is a paint-and-finish question more than a rot question. Keep SmartSide's finish maintained and the dry inland climate is a comfortable place for it. The SmartGuard treatment covers the moisture and pest side, which matters most during the wet winter months and around sprinkler splashback.

Fire-zone parcels: check before you choose

Because SmartSide is an engineered-wood product, it's combustible, and that's the one place siting overrides preference. The large majority of Brentwood's flatland subdivisions are not in a designated fire-hazard zone, so for the typical tract home SmartSide is on the table. But a limited number of parcels near the city's open-space edges fall within Cal Fire's 2025 mapped very high fire hazard severity areas, and on those, California Building Code Chapter 7A can steer you toward noncombustible cladding — meaning fiber cement rather than any wood or engineered-wood product. We check the parcel designation during scoping before we recommend a material, so this gets settled up front.

Warranty and the HOA question

LP SmartSide carries a well-regarded, long limited warranty — one of the reasons it's earned a following among homeowners who want a wood look they can trust over decades. Rather than cite a specific figure, we'll go over LP's current warranty terms for the product and finish you choose so you know exactly what's covered. On the neighborhood side, much of Brentwood's subdivision housing carries an HOA-approved palette; SmartSide comes in profiles and can be finished in colors that typically clear architectural review, but confirm your intended color against the approved list first — bring it to the consultation and we'll spec to it.

The install, and what's behind it

SmartSide's warmth is only worth as much as the wall under it, so we take the old cladding off to the sheathing/substrate rather than side over it, confirm the water-resistive barrier (WRB) is intact, and correct flashing at windows, doors, and penetrations before the new siding goes up. Then we install the SmartSide to LP's specifications — fastening, clearances, and factory-primed edge and joint treatment all matter on an engineered-wood product — and finish with paint, trim, cleanup, and a walkthrough. Re-siding is permitted work; the City of Brentwood Building Inspection Division (Community Development Department) administers the permit and enforces the California Building and Energy codes, and we pull and manage it.

What drives the price

We quote after seeing the walls. On a SmartSide job the drivers are the home's square footage and stories, the profile you choose (lap, panel, or trim-and-batten looks), whether you go factory-primed and field-painted or a pre-finished option, how much substrate or flashing repair surfaces at tear-off, and any window and trim integration. Its material cost generally lands below premium fiber cement and well above basic vinyl.

FAQ

How is LP SmartSide different from real wood siding? It's engineered wood — wood strands treated through LP's SmartGuard process — so it gives you a similar warm, grained look but resists the rot and insect damage that plague solid cedar and redwood, and it holds paint more predictably. You still repaint it periodically, but the maintenance risk is much lower than natural wood.

Is SmartSide a good choice for Brentwood's hot summers? Yes. The dry, inland Delta climate here is easier on a wood-based product than the coast's constant damp; the main task is keeping the finish maintained against strong summer UV. The SmartGuard treatment handles the moisture and pest side.

Can I use SmartSide if my Brentwood lot is near open space? Only after a parcel check. SmartSide is engineered wood and therefore combustible, so on the limited lots inside Cal Fire's mapped fire-hazard areas near the city's edges, Chapter 7A can require noncombustible cladding like fiber cement instead. Most flatland subdivisions aren't affected; we confirm your parcel before recommending.

Does SmartSide need painting? Yes, periodically — it's a wood product and the finish protects it. If never repainting is your priority, vinyl or a factory-finished fiber cement is a better fit; if a real-wood look with manageable upkeep is what you want, SmartSide delivers it.
