If you love the look of real wood siding but not the ladder time that comes with it, LP SmartSide is usually the material that ends the debate. It is engineered wood — a genuine wood texture in a board that behaves far better than solid cedar or redwood on a Pleasant Hill home. Bay Area Siding Company installs LP SmartSide across central Contra Costa. We are a Larkspur-based (Marin) siding and window contractor.

LP SmartSide is built from treated wood strands bonded and finished through the manufacturer's SmartGuard process — engineered wood, not plywood panel and not fiber cement. What you get out of that is a warm, real-wood grain and a board that is lighter and more impact-resistant than fiber cement, faster and cleaner to work with, and forgiving of the odd knock from a ladder or a stray baseball. It comes in lap, panel, and trim, so it can dress a whole home or just carry the field walls with contrasting trim. For a Pleasant Hill ranch or a newer home where the owner wants texture and warmth without the weight and dust of cement board, it is a strong middle path.
Engineered wood needs periodic repainting to stay protected — that is the real maintenance line to understand before you choose it. It is not the paint-never proposition that vinyl is, and it is combustible in a way fiber cement is not. In Pleasant Hill that combustibility is usually a non-issue: the city is mostly flat, developed land generally outside the state Fire Hazard Severity Zones. But a few parcels along the open-space edges can differ, and if your lot backs to a hillside or wildland we will confirm the designation first — on a genuinely fire-exposed parcel, noncombustible fiber cement is the safer material and we will say so.
Pleasant Hill runs warm and dry through the summer — highs into the upper 80s and low 90s with long UV hours — then damp and foggy in winter. LP SmartSide's factory treatment and a maintained paint film handle that range well; the strand-and-resin construction resists the swelling and seam movement that plague older wood-based panels once their finish fails. The thing that keeps it performing is the paint, so the repaint cycle is not optional — it is the deal you make for the wood look. Kept up, it is a durable, good-looking wall.
The clearest way to place LP SmartSide is between wood and fiber cement:
LP SmartSide is well regarded and carries a long limited warranty; we will go over the current coverage rather than quote a figure that may have changed. For the wider material decision, start at the siding replacement overview.
A re-side in LP SmartSide begins with a full tear-off. We remove the old cladding down to the sheathing and substrate so the water-resistive barrier (WRB) and the flashing at windows, doors, and penetrations can be inspected and corrected — the hidden layer that keeps the wall dry, and often where the real work is on an older Pleasant Hill home. We do not strip to the framing on a normal re-side unless the sheathing has failed. Engineered wood then has to be installed and finished to LP's specifications — proper gapping, fastening, and sealed cut ends — because both performance and the warranty depend on it. Exterior work is permitted through the City of Pleasant Hill Building Division, and we handle that.
We price after a walkthrough. The variables: square footage and stories, lap versus panel and how much trim, how much substrate or flashing repair surfaces at tear-off, whether you go factory-primed or prefinished, and whether you fold in window replacement so the flashing sequences between the two.
How often will I need to repaint LP SmartSide? It varies with exposure and the coating, but engineered wood needs periodic repainting to stay protected — plan on a repaint cycle rather than the never-paint life of vinyl. Sun-facing walls in our summers will come due sooner than shaded ones.
Is LP SmartSide safe to use in Pleasant Hill? For most of the city, yes — it is generally outside the state Fire Hazard Severity Zones. If your parcel is along an open-space edge or backs to wildland, we confirm the fire designation first, and on a genuinely fire-exposed lot we recommend noncombustible fiber cement instead.
How is it different from old T1-11 panel siding? Both are wood-based, but LP SmartSide is engineered strand board with a factory treatment and finish, made to resist the swelling and delamination that failing T1-11 shows. We often replace tired T1-11 with SmartSide for exactly that reason.
Do I need a permit for an LP SmartSide re-side? Yes. Siding replacement is a permitted exterior alteration through the City of Pleasant Hill Building Division, and we take care of it.
