Many South Lake Tahoe owners want to keep the mountain look of wood grain, board-and-batten, and cabin-style lap without re-staining cedar every few summers or chasing rot along the bottom courses. LP SmartSide is often the material that fits that goal. It is an engineered wood siding made from treated wood strands, and it has a real-wood texture. It is lighter and easier to work than fiber cement and takes paint well. It is not a no-maintenance or noncombustible product, and in the Tahoe Basin those trade-offs deserve a direct conversation.

Bay Area Siding Company is a Larkspur-based siding and window contractor. We install LP SmartSide, and we will tell you plainly whether it is the right choice for your house or whether another material fits better.

What LP SmartSide actually is

LP SmartSide is built from wood strands treated through LP's SmartGuard process, which uses resins, waxes, and zinc borate, then pressed into boards and panels with an embossed or smooth face. The result looks and cuts like wood. It is engineered to resist the moisture, fungal decay, and insect damage that break down untreated solid wood.

The product comes in several formats that suit mountain architecture:

  • Lap siding in cedar-grain or smooth faces, the familiar horizontal look on many cabins and newer mountain homes.
  • Panel siding that can be paired with battens for a board-and-batten elevation, a common choice on A-frames and gable ends.
  • Shakes, trim, and soffit so the whole exterior can share one material and one paint system.

Most SmartSide ships primed and ready for field paint. LP also offers a factory-prefinished option (ExpertFinish), which can simplify a job at altitude where the outdoor painting season is short.

Why Tahoe homeowners consider it

It looks right on a mountain house. Stucco looks out of place in much of the basin, and vinyl can read as suburban against pines and granite. A deep cedar-grain lap or board-and-batten in an earth tone is at home here. That also matters for approvals. TRPA's scenic guidance generally favors muted, earth-tone, low-reflectivity exteriors. Because SmartSide is painted, you can choose from a broad range of colors that sit well within that guidance. Whether your specific project triggers TRPA scenic review depends on the property and scope, and we confirm that during scoping.

It is easier to handle than fiber cement. SmartSide is lighter per board and cuts with ordinary woodworking tools. It also tends to be more forgiving of impact than fiber cement, which can matter on walls that take hits from snow-removal equipment, falling ice, or firewood stacking. Long lap boards also mean fewer butt joints on long runs.

It needs less upkeep than solid wood. Compared with cedar or redwood, the treated strand core is built to resist rot and insects. The finish still needs attention, but you are not re-staining raw wood that absorbs every storm.

The honest trade-offs at 6,200 feet

No siding is perfect for an alpine wall, and SmartSide has limits you should weigh.

Paint is part of the deal. A painted surface in high-altitude sun fades and chalks faster than it would at sea level, especially on south- and west-facing walls. Plan on periodic repainting. The interval depends on the paint system, the color, and the exposure. Prefinished boards shift some of that work to the factory, but the finish still ages.

Moisture detailing is not optional. SmartSide resists moisture, but it is still a wood-based product. It performs as intended only when installed to LP's instructions. That means sealing and priming cut edges, keeping the required clearances from grade, roofs, decks, and hardscape, and using correct fasteners and spacing.

In snow country those clearances carry extra weight. Lower courses that sit buried in a snowbank or under a roof edge that sheds meltwater stay wet far longer than anywhere in the Bay Area. We plan the bottom of the cladding around where snow actually piles against your house, not just the minimum dimension on paper.

It is combustible. SmartSide is engineered wood, and wood burns. South Lake Tahoe sits in wildland-urban-interface terrain, and the Caldor Fire forced a citywide evacuation in 2021. For many owners, ember and fire exposure is now part of choosing an exterior.

Where California Building Code Chapter 7A applies to a parcel, it governs specific exterior assemblies, and whether a given siding product or wall assembly complies depends on the product, the assembly, and the scope of work. The city is a Local Responsibility Area that CAL FIRE maps separately, so we confirm applicability for your address with the City rather than assume it. If fire resistance is your top priority, compare SmartSide directly with fiber cement, which is noncombustible. Our South Lake Tahoe James Hardie page covers the cold-climate fiber cement option in detail.

How SmartSide compares with the alternatives

| If you care most about… | Consider | |---|---| | Wood look, lighter install, impact tolerance | LP SmartSide | | Noncombustibility and a long paint life | Fiber cement or James Hardie | | Authentic grain on a historic cabin, and accepting the upkeep | Wood siding | | Lowest upfront cost, no painting | Vinyl siding |

What the install looks like

We start by removing the old cladding down to the sheathing and substrate. That exposes the water-resistive barrier and flashing so we can inspect them. The framing is exposed only if we find sheathing damaged badly enough that it has to come off too.

On Tahoe homes we pay close attention to a few areas:

  • The lower walls
  • Valleys and roof-wall transitions where meltwater concentrates
  • Deck ledgers
  • Window and door heads

These are the spots where freeze-thaw and chronic wetting do the most damage. From there we:

  1. Renew the WRB.
  2. Detail the flashing.
  3. Install SmartSide to the manufacturer's clearances, fastening schedule, and edge-sealing requirements.
  4. Prime or confirm the finish system before the weather closes in.

If you are replacing windows at the same time, coordinating both lets the flashing be done once, correctly. See South Lake Tahoe window replacement.

Permits: the City and TRPA

Re-siding in South Lake Tahoe is a permitted project through the City of South Lake Tahoe Building Division (Development Services Department). The basin also has a regional layer. The Tahoe Regional Planning Agency (TRPA) administers land coverage, water-quality Best Management Practices (required on nearly all developed private property in the basin), and scenic and design standards.

Whether your SmartSide project involves TRPA review, a BMP retrofit, or color and finish conditions depends on the parcel and the scope. We build that into scoping so it doesn't surface mid-project.

What drives the cost

We don't quote prices online. The main variables for a SmartSide job in South Lake Tahoe are:

  • Wall area and the number of stories
  • Profile choice (lap, panel with battens, shakes) and the amount of trim
  • Primed versus prefinished boards
  • Sheathing or flashing repairs discovered after tear-off
  • Window and door count, since every opening means flashing work
  • Staging on steep lots and around snow-season timing
  • Any TRPA, BMP, or fire-zone requirements that apply to your parcel

A site walkthrough is the only way to price it accurately. You can browse finished exteriors on our projects page and see other mountain and Northern California areas we serve on our Lake Tahoe service-area page.

FAQs

Does LP SmartSide hold up to Tahoe snow and freeze-thaw? It can perform well, but only when it is installed to LP's specifications. Cut edges must be sealed, clearances from grade and roofs maintained, and the WRB and flashing behind it detailed correctly. The biggest risk up here is lower courses sitting in snow or meltwater, so we set the bottom of the cladding around your home's actual snow line.

Is LP SmartSide fire-resistant enough for South Lake Tahoe? It is an engineered wood product, so it is combustible. Chapter 7A requirements apply to specific assemblies on designated parcels, and compliance depends on the product and assembly. We confirm with the City what applies to your address. If fire performance is your priority, we will price fiber cement alongside it.

Will a SmartSide color pass TRPA's scenic standards? Because SmartSide is painted, you can choose muted, earth-tone, low-reflectivity colors that align with TRPA's general scenic guidance. Whether your project is subject to scenic review depends on the property and scope, and we help confirm that early.

How often will I need to repaint? It depends on the paint system, the color, and sun exposure. High-altitude UV is hard on south- and west-facing walls. Prefinished boards reduce the initial painting work, but every painted exterior eventually needs refinishing.
