Some Sunnyvale homeowners have run the numbers on fiber cement and vinyl and still want real wood. Usually that means cedar lap on a 1950s ranch, board-and-batten on a remodel, or a vertical-grain look that suits an Eichler's low lines. Natural wood has a grain, warmth, and depth that manufactured products imitate but don't fully reproduce. It is also the siding that asks the most of you afterward.

Bay Area Siding Company is a Larkspur (Marin) contractor working throughout the South Bay. We install wood siding when it fits the house and the owner. When it doesn't, we'll tell you plainly and point you to an alternative.

Considering wood for your Sunnyvale home? Request a bid or call (415) 619-5167.

Why people still choose real wood

Wood has kept its place because of a few qualities no other cladding fully matches:

  • Authentic appearance. Grain, knots, and the way a stain soaks in rather than sitting on top. On a mid-century home, that texture often reads as more "original" than a smooth manufactured board.
  • Repairability. A damaged board can usually be cut out and replaced with a matching piece. You rarely have to redo a whole elevation because of one bad section.
  • Flexibility in finish. Wood takes a semi-transparent stain, a solid stain, or paint. You can change the look years later without replacing the siding.
  • A renewable material. For owners who care about material origin, a natural, renewable product carries real appeal.

The honest trade-offs

We'd rather you choose wood knowing what comes with it:

  • Maintenance is the highest of any siding we install. Wood needs periodic re-staining or repainting. Sun-facing walls typically weather faster than shaded ones, so upkeep isn't uniform around the house.
  • Moisture and pests. Wood that stays wet can rot, and unprotected wood can attract insects. Good detailing and a maintained finish are what keep it sound.
  • Combustibility. Wood burns. For homes in mapped high-fire areas that's a serious consideration, and it's the main reason owners in hillside communities often move to fiber cement instead. More on how that applies in Sunnyvale below.

If "no repainting, ever" is the real goal, wood isn't your siding. Look at James Hardie fiber cement or LP SmartSide engineered wood, which gives you a wood texture with less upkeep. If the look is the priority and you're comfortable with a maintenance schedule, wood is a legitimate choice.

Wood styles that suit Sunnyvale's housing

Much of Sunnyvale was built as 1950s–1970s tract housing, including ranch homes and a large run of Eichler and mid-century-modern neighborhoods. That shapes which profiles make sense.

Horizontal lap (clapboard/bevel). This is the natural fit for most ranch homes. Cedar and redwood are the species people usually ask about, since both are valued for natural resistance to decay. Grade matters a great deal for appearance and performance, and we'll walk you through the options.

Vertical board-and-batten or vertical-groove patterns. These suit Sunnyvale's mid-century homes, many of which were designed around vertical panel siding and a strong horizontal roofline. Keeping the original orientation and proportions is usually what protects an Eichler's character. We plan the layout around the wide eaves, fascia, and big glass openings rather than fighting them.

Shingle and shake. These are less common on Sunnyvale's flat-roofed and low-slope homes, but they work as an accent: a gable, an entry wall, or an addition where a textured field breaks up a long elevation.

Many homes we see here are replacing tired hardboard or T1-11 plywood panels that have swelled or delaminated. Wood board-and-batten is one way to keep a similar vertical rhythm with solid material. Fiber cement vertical panels are another. We'll show you both.

How we install wood siding

A wood wall lasts as long as the water management behind it, so most of the craft happens before the first board goes up.

  1. Tear-off to the sheathing. We remove the old cladding down to the sheathing/substrate. That lets us inspect the sheathing, the water-resistive barrier (WRB), and the flashing. This is not a "down to the studs" job. The framing stays covered unless the sheathing itself has failed, and that would be a separate repair we'd show you and price before going further.
  2. Weather barrier and flashing. We install or renew the WRB and properly lap and flash windows, doors, penetrations, and material transitions. Many homes of Sunnyvale's era predate modern continuous WRB and flashing practice, so this step often adds real protection.
  3. Prepping the boards. Sealing or priming all faces and cut ends, including the back, is widely recommended for wood siding because it limits moisture uptake and cupping. Factory-primed or pre-finished boards can cut down on field work.
  4. Fastening. We use corrosion-resistant fasteners appropriate to the species. Cedar and redwood in particular can stain around the wrong nails.
  5. Finish and trim. We apply the stain or paint system you chose and detail the trim, eaves, and corners, then walk the job with you.

Depending on the wall and product, a ventilated rainscreen gap behind the siding can help the wood dry out. We'll discuss whether it's worthwhile for your walls rather than applying it by default.

Permitting and fire code in Sunnyvale

Permits. Re-siding in Sunnyvale goes through the City of Sunnyvale's One-Stop Permit Center (Building Division, City Hall on W. Olive Ave). Whether your scope is handled over the counter or needs plan review depends on the work. We confirm that with the City and handle the submittal.

Fire zone status. Sunnyvale's residential neighborhoods sit on the flat Santa Clara Valley floor. They are well away from the mapped Very High Fire Hazard Severity Zones that drive California Building Code Chapter 7A requirements in the county's foothill parcels. For most Sunnyvale homes, choosing wood is a preference-and-maintenance decision rather than a code barrier. Chapter 7A applies to specific exterior assemblies on designated parcels, and designations can be revised. We check your parcel's status during scoping instead of assuming.

What drives the cost of wood siding

We don't publish prices, because wood varies more than most materials. The main drivers are:

  • Species and grade, such as clear versus knotty cedar or redwood
  • Profile, since board-and-batten, lap, and shingle each install differently
  • Pre-finished versus field-finished boards
  • Square footage and number of stories
  • How much sheathing repair turns up at tear-off
  • The amount of trim, eave, and fascia detail

Long-term cost matters too. Budget for periodic refinishing when comparing wood against fiber cement or vinyl. You can see finished exteriors on our projects page. FAQ

Can I put wood siding on my Sunnyvale home, given California's fire rules? In most cases, yes. Sunnyvale's flat neighborhoods aren't in the mapped Very High Fire Hazard Severity Zones where Chapter 7A limits exterior materials. We still confirm your parcel's designation before specifying anything.

Do I need a permit for wood siding in Sunnyvale? Siding replacement is handled through the City of Sunnyvale's One-Stop Permit Center. The exact permit path depends on your scope. We confirm it with the Building Division and manage the paperwork.

Is wood a good fit for an Eichler? It can be, especially vertical board-and-batten or grooved patterns that match the home's original lines. The trade-off is ongoing refinishing. If you want the look with less upkeep, we'll compare it against engineered-wood and fiber-cement panels.

How often will wood siding need refinishing? It depends on the finish system, the species, and how much sun each wall gets. Semi-transparent stains generally need attention sooner than solid stains or paint. We'll give you a realistic maintenance picture for your house before you commit.
