Real wood is what a lot of San Bruno houses were built with. Many of the postwar ranch and split-level homes in Crestmoor, Rollingwood, and Mills Park went up with wood lap or sheet siding, and the older bungalows near downtown and Belle Air often carry wood clapboard or shingles too. If you want to keep that look, whether by replacing a failing wall with new cedar or redwood or by repairing and extending what's already there, Bay Area Siding Company installs wood siding across San Bruno. We're a Larkspur-based siding and window contractor working the Peninsula. We'll also tell you plainly when a different material would serve your house better.

Talk it through with us: call (415) 619-5167 or request a bid and we'll come look at your walls.

Why San Bruno homeowners still choose wood

No manufactured product fully copies the grain, depth, and weathering of natural cedar or redwood. For homeowners who care about that, a few advantages stand out:

  • It matches what's already on the street. On a mid-century block where the neighbors still have wood lap or board-and-batten, new wood in the right profile and reveal can look like the house was always that way.
  • It can be repaired a board at a time. A damaged course can often be cut out and replaced without disturbing the wall around it. That suits owners who want to fix the weather side now and leave sound elevations alone.
  • It comes in many forms. Horizontal clapboard or bevel siding, shingles and shakes, and vertical board-and-batten each give a house a different character.
  • It's a renewable material and takes paint or stain in nearly any color, including the dark tones some through-color products limit.

The honest trade-offs

Wood asks more of its owner than any other siding we install. Plan for that before you choose it.

Upkeep is part of the deal. Wood needs its paint or stain renewed on a regular cycle, and caulk joints and end grain need attention. San Bruno's weather is marine, not inland: damp mornings, fog, salt in the air, and steady wind through the San Bruno Gap. Finishes on the exposed elevations tend to show wear first, so the practical question is whether you'll keep up the maintenance. Well-maintained wood lasts a long time, and neglected wood doesn't.

Moisture and pests are the failure modes. Rot usually starts where water sits: bottom courses near grade, window sills, trim joints, and unsealed cut ends. Good detailing matters as much as the species you pick.

Wood is combustible. On most San Bruno lots that's a normal consideration, not a code problem. On certain hillside parcels it can decide the question. See below.

If the upkeep gives you pause, look at LP SmartSide engineered wood, which keeps a wood texture at lower maintenance, or fiber cement, which is noncombustible and holds paint well. The James Hardie line is one fiber-cement option. Our wood siding hub covers the material in more depth.

Hillside and open-space-edge parcels: check before you choose wood

Most of San Bruno is built-out flatland and foothill that is not in a mapped high-fire zone. The city has adopted the state's updated Fire Hazard Severity Zone map, though, and parcels along the western hills and open-space margins can be designated. Examples include homes in Portola Highlands that back onto protected land, or lots near the Sweeney Ridge foothills.

Where a parcel falls in a designated zone, California Building Code Chapter 7A applies to the exterior wall covering, along with vents, eaves, and certain openings. It generally steers toward noncombustible or ignition-resistant materials. Untreated wood siding may not qualify there. Some fire-retardant-treated wood products and tested wall assemblies are designed for this use, but whether one works depends on the product, your parcel, and the scope of the work.

We check your address against the city's map and confirm requirements with San Bruno's Building Division before we write a spec. If wood isn't a good fit for your lot, we'll show you the closest-looking alternatives.

How we install wood siding here

Our approach is the same on a cedar-shingle bungalow or a board-and-batten ranch:

  • Tear-off to the sheathing. We remove the old cladding down to the sheathing/substrate so we can inspect the water-resistive barrier and flashing and find any dry rot behind trim or under windows. Framing is only exposed if the sheathing itself has failed and has to come off, which is a larger scope we'd discuss with you first. Many homes from San Bruno's postwar era were built before a continuous weather barrier was standard.
  • Weather barrier and flashing first. A properly lapped WRB and flashing at windows, doors, and transitions do most of the work of keeping the wall dry. With the wind-driven rain the gap brings, this detailing matters more than which board goes on top.
  • Seal the wood, not just the face. We prime or seal wood on all sides where the product and finish system call for it, including cut ends, so moisture can't wick in through surfaces nobody sees.
  • Mind the clearances. We keep boards off grade and away from roof lines and hard surfaces, following the manufacturer's and code details. The bottom courses are where wood usually fails first.
  • Fasten and finish correctly. We use corrosion-resistant fasteners suited to the species and a paint or stain system matched to the wood.

For a full re-side, San Bruno's Community & Economic Development Department, Building Division requires a building permit before siding work begins. We pull it as part of the job. Some minor repairs fall under the city's permit-exempt list, and we confirm your scope with the Building Division rather than assuming.

Replace, repair, or blend?

Not every San Bruno wood wall needs to come off. Common scenarios:

  • One bad elevation. The side facing the prevailing weather is often worn out while the others are fine. We can re-side that wall in matching wood and profile.
  • Scattered damage. A few rotted boards near grade or under a window can be replaced individually, with the flashing corrected so the rot doesn't return.
  • A full re-side. When cupping, spongy bottom courses, and paint that won't hold show up on every wall, a complete tear-off makes more sense. This is where the San Bruno siding replacement page comes in if you're still comparing materials.
  • Mixed materials. Some owners keep wood on the front and use a lower-upkeep product on the less visible sides. It can work when it's detailed well.

If your windows are also due, doing them in the same project lets the flashing tie in cleanly. See window replacement in San Bruno. You can browse finished work on our projects page and see other Peninsula towns we serve at the Peninsula service-area hub.

What drives the cost of wood siding

We don't publish prices because wood jobs vary widely. The main drivers are:

  • Species and grade. Clear, vertical-grain cedar or redwood costs more than knotty or lower grades.
  • Profile. Shingles and shakes take more labor than lap siding or board-and-batten.
  • Factory-primed or site-finished material.
  • Substrate condition. How much sheathing, WRB, or flashing repair the tear-off reveals.
  • Wall area, height, and access, including hillside lots and multi-story walls.
  • Trim, corners, and window surrounds.
  • Fire-zone requirements on designated parcels, if they apply.

FAQs

Is wood siding a reasonable choice in San Bruno's fog and wind? It can be, as long as you plan for maintenance. The marine air and wind-driven rain are hard on finishes, so wood here depends on sound flashing, a good WRB, sealed cut ends, and a regular repaint or restain schedule. Owners who want minimal upkeep usually prefer engineered wood or fiber cement.

My house backs onto open space. Can I still use wood? Possibly, depending on your parcel. San Bruno has adopted the state's Fire Hazard Severity Zone map, and some hillside and open-space-edge parcels are designated. In those cases Chapter 7A limits wall coverings, and untreated wood may not qualify. We check your address and confirm with the Building Division before recommending a material.

Can you match the original wood siding on my mid-century home? Often, yes. We look at the existing profile, reveal, and species and source the closest match. Exact matches on older milled profiles aren't always available. When that happens, we'll show you the nearest options before you commit.

Do I need a permit to replace wood siding in San Bruno? A full re-side requires a building permit from the city's Building Division, and we handle it. Small repairs may fall under the permit-exempt list, which we confirm for your specific scope.
