Why San Leandro homeowners still choose wood

Wood can't be imitated perfectly. Fiber cement and engineered wood come close, and for many homes they're the smarter pick. Still, some owners choose natural wood for reasons that hold up:

  • Authentic character on period homes. Many San Leandro houses date from roughly the 1920s through the 1960s. Much of the original cladding on the older bungalows and cottages was wood. Matching that grain, reveal, and shadow line on a partial or full re-side keeps the house looking like itself.
  • Repairability. A damaged wood board can be cut out and replaced, then primed and painted to blend in. Sections of shingle can be woven back in. That makes wood forgiving over the long life of a house.
  • Finish flexibility. Wood takes paint or stain. You can hold a heritage color for years, then change the look later without replacing the cladding.
  • A renewable material. For owners who care about material sourcing, wood is a natural, renewable product.

The honest trade-offs

Wood asks more of you than the alternatives do, and it's better to know that before you sign.

Maintenance is ongoing. Paint or stain has to be kept up. Caulked joints need attention. Any spot where water sits, such as the bottom course near grade, window sills, or behind downspouts, has to be watched. A neglected wood wall invites rot and insects.

Marine air is part of the picture. The bay is close, so San Leandro walls spend a lot of time in damp, fog-influenced air with mild temperatures rather than baking heat. That moderate climate is kinder to wood than extreme heat. Still, the finish is what protects the boards, and repeated wetting at unprotected ends and edges is where trouble starts. That's why installation details and finish care matter more with wood than with most materials.

Combustibility. Untreated wood burns. On the flat bay plain that covers most of the city, fire code usually isn't the deciding factor. On the eastern slopes above Bay-O-Vista, it can be (more below).

Cost posture. Quality cedar or redwood with proper installation and finishing typically sits above vinyl and is often comparable to or above fiber cement once the finish is included. Then you add the long-term cost of repainting or restaining.

If those trade-offs give you pause, compare fiber cement or LP SmartSide engineered wood. Both offer a wood-like look with different maintenance and durability profiles.

Matching the profile to the house

Most of the design work is choosing a profile that fits San Leandro's housing stock:

  • Bevel or clapboard lap siding. This is the classic horizontal board found on many Craftsman and bungalow homes downtown and in Broadmoor. Getting the exposure (reveal) and corner treatment right is what makes new boards read as original.
  • Shingles and shakes. These give a textured, layered look that suits cottages and some Craftsman gable ends. They're labor-intensive but distinctive.
  • Board-and-batten. This vertical profile works on some ranch homes and on additions where the owner wants a cleaner, more rustic line.
  • Channel, shiplap, and tongue-and-groove patterns. These appear on some mid-century houses and can be matched where the originals survive.

Cedar, redwood, and other options

Western red cedar and redwood are the species people usually mean when they say "wood siding." Both are valued for stability and a heartwood that resists decay better than many other woods. Grade matters. Clearer, higher grades cost more but have fewer knots and take a finish more evenly. Knottier grades suit a rustic look. Availability and pricing change, so we price the specific species and grade when we write your bid rather than promising a particular board sight unseen. Primed and pre-finished products are also worth considering, since factory finishing can reduce site work and improve coverage.

How a wood re-side goes

A full replacement removes the old cladding down to the sheathing (the substrate). That lets us inspect the sheathing, the water-resistive barrier, and the flashing. On houses of San Leandro's age, the weather barrier is often missing, deteriorated, or never properly lapped, and the window openings may never have been flashed at all.

With the wall open, we:

  • repair any damaged sheathing we find, and go further only where the sheathing itself has failed
  • install a new water-resistive barrier and flash every window, door, and transition
  • sealing and priming cut ends and board faces, which matters especially with wood
  • fasten the new siding with corrosion-resistant fasteners, with correct clearances at grade and roofline
  • finish with paint or stain and walk the job with you

Partial work is common with wood, too. For example, we can replace a failed wall section or a run of rotted bottom courses and blend it in. If the rest of the siding is sound, that can be the more sensible spend. We'll tell you which situation you're in.

Permits, and a note for the hillside parcels

Exterior siding work in San Leandro is permitted through the City of San Leandro Building & Safety Division, part of the Community Development Department. Submittal requirements depend on scope. We confirm the specifics with the division for your project and handle the permit, which keeps the work on record for resale.

Most of San Leandro sits on the bay plain, outside the high-fire terrain of the East Bay hills. The State Fire Marshal's 2025 hazard maps did add Moderate and High Fire Hazard Severity areas, concentrated toward the eastern edge and the slopes above Bay-O-Vista. If your parcel falls in a mapped zone, California Building Code Chapter 7A may affect exterior wall coverings and push you toward noncombustible or ignition-resistant assemblies. Ordinary untreated wood may not be the right fit there. Whether and how 7A applies depends on your parcel's designation, local adoption, and your project scope, so we check with the city before you commit to a material. If wood turns out to be a poor match for a hillside lot, fiber cement and James Hardie are the usual alternatives.

What moves the price

We don't publish prices, because wood projects vary widely. The main cost drivers are:

  • species and grade
  • profile, since shingles take far more labor than lap boards
  • square footage and wall complexity
  • how much hidden sheathing damage or missing flashing turns up at tear-off
  • trim and detail work
  • whether boards come pre-finished or are painted on site
  • access, such as scaffolding on two-story or hillside homes
