Real wood siding has a look that engineered products imitate but never fully match: visible grain, shadow lines that deepen as the boards age, and a finish you can refresh, recolor, or strip back decades later. Bay Area Siding Company installs and repairs cedar and redwood clapboard, shingles and shakes, and board-and-batten on Union City homes. That includes the older houses in Decoto and Alvarado and the postwar and mid-century tracts across the rest of the bay plain. We're a siding and window contractor based in Larkspur, and we'll tell you honestly whether wood suits your house or whether another material would serve you better.

Talk it through with us: call (415) 619-5167 or request a bid and we'll look at your walls in person.

Who wood siding makes sense for in Union City

Wood isn't the default choice it was when much of Union City was built. It's also the right answer for more homes than people expect. It tends to fit best in three situations.

  • You want to keep an older home authentic. Union City was formed in 1959 when the Decoto and Alvarado districts joined, and those neighborhoods hold the city's oldest houses. Alvarado is one of the earliest settlements in the county. On a period cottage, true wood lap or shingles keeps the character that a composite board can only approximate.
  • Most of your wood is still sound. If a mid-century ranch still has its original wood lap or board-and-batten and only a few runs have failed, patching in matching wood is often more sensible than re-siding the whole house in something new.
  • You like the maintenance cycle, or at least accept it. Some homeowners enjoy restaining a cedar wall every few years and watching it age. If that describes you, wood gives you a surface you can keep renewing rather than one you eventually replace.

If none of these fits, and what you really want is a wood look with less upkeep, read our LP SmartSide page for engineered wood or our fiber cement overview. Our Union City James Hardie siding page covers that specific fiber-cement brand. For the broader re-side decision, see siding replacement in Union City.

The wood options we install

Cedar and redwood clapboard (bevel lap). This is the classic horizontal board. It is thicker at the bottom edge than the top, so each course casts a shadow line. It suits both older cottages and the long, low lines of a ranch house.

Shingles and shakes. Sawn shingles give a tidier, more uniform pattern. Split shakes look rougher and more textured. Both work well on gables, accent walls, or a full exterior where a cottage or craftsman feel is the goal.

Board-and-batten. Wide vertical boards with narrow battens covering the joints. It's a common mid-century and farmhouse look, and it is often what homeowners want back when they replace worn grooved panel siding.

Channel, tongue-and-groove, and other profiles. When we're matching an existing wall, profile matters as much as species. We compare the reveal, thickness, and pattern of what's on your house before ordering, so repaired sections blend in rather than stand out.

Wood can be painted or stained. Paint hides more and protects the surface well. A semi-transparent or solid stain shows more grain. We'll talk through which finish suits your exposure and how often you're prepared to refinish.

The honest trade-offs

Wood asks more of its owner than any other material we install, and you should hear that from us before you sign.

  • Maintenance is real. Paint or stain has to be kept up. Once the finish wears through, bare wood takes on water, then checks, cups, and eventually rots. Walls facing the afternoon sun tend to weather faster than shaded ones.
  • Moisture has to be managed. Union City's damp winters make the fundamentals important: proper clearance from soil and hardscape, sealed end cuts, a working water-resistive barrier behind the boards, and flashing at every window, door, and penetration. Most wood failures we see start at the bottom course or around openings where water was allowed to sit.
  • Pests. Wood-destroying insects are a consideration with any wood cladding. Keeping the finish intact and wood away from soil contact are the practical defenses.
  • Combustibility. Wood burns. Union City sits on the bay plain and isn't mapped in a Very High or High Fire Hazard Severity Zone the way the East Bay hill cities are, so fire code typically isn't what drives the choice here. If fire resistance is a personal priority, fiber cement is the noncombustible alternative.
  • Cost posture. Quality cedar and redwood sit toward the upper end of siding materials, and the labor is detailed. Over the life of the wall, you also carry the refinishing cost.

The payoff is a wall that can be repaired board by board and refinished almost indefinitely. It also looks right on a house that was designed for it.

Repair, partial replacement, or full re-side?

Because wood can be replaced a board at a time, the first question on most Union City jobs is how much actually needs to go. We probe suspect areas, especially the lowest courses, window sills, and spots near hose bibs and downspouts. Then we tell you what we found.

  • Localized damage: we cut out failed boards and weave in new ones matched to the existing profile.
  • Widespread decay or a failing finish on most elevations: a full tear-off usually makes more sense. The old cladding comes off to the sheathing so we can inspect the substrate, the water-resistive barrier, and the flashing. We repair any damaged sheathing, renew the barrier and flashing details, and install new wood to the manufacturer's and industry guidance.
  • Aging T1-11 or panel siding you want to replace with real wood: that's a full re-side. It's also a good moment to consider whether wood or an engineered option better fits your maintenance appetite.

Every job ends with trim, finish, cleanup, and a walkthrough with you. If you'd like to replace windows while the walls are open, our Union City window replacement page explains how we coordinate the two.

Permits in Union City

Exterior residential work in Union City goes through the City of Union City Building Division. The city publishes a list of work that doesn't require a construction permit. A full re-side isn't on that list and is handled as a permitted alteration. Small like-for-like board repairs may be treated differently. Because scope decides the answer, we confirm the requirement with the Building Division when we scope your project and pull any permit the job needs before work starts.

What drives the cost of a wood siding project

We don't publish prices, because wood jobs vary more than most. These are the main factors:

  • Species and grade, such as cedar versus redwood, clear versus knotty
  • Profile: lap, shingle, shake, or board-and-batten, plus any custom milling needed to match existing boards
  • Repair versus full re-side, and how much sheathing or flashing needs attention once the old siding is off
  • Wall height, number of stories, and access
  • Trim, corners, and the number of windows and doors to flash around
  • Finish choice (paint or stain) and number of coats

Frequently asked questions

Does wood siding hold up in Union City's climate? Yes, with upkeep. The damp winters and warm late-summer afternoons on the bay plain aren't extreme for wood. Wood does depend on an intact finish, good ground clearance, and sound flashing. Wood that's neglected will fail; wood that's maintained lasts a long time.

Do I need a permit to replace wood siding in Union City? A full re-side is a permitted alteration through the City of Union City Building Division. Minor like-for-like repairs may not need one. We confirm the requirement for your specific scope before starting.

Can you match the old wood siding on my Decoto or Alvarado home? In many cases, yes. We compare species, profile, reveal, and thickness to what's on the house, and we source or mill boards to match. Once painted or stained, a well-matched repair blends in with the original wall.

Is wood or fiber cement the better choice? It depends on your priorities. Wood offers an authentic look and board-by-board repairability, but it needs regular refinishing. Fiber cement is lower-maintenance and noncombustible, with a less natural surface. We're happy to price both so you can compare.
