Some homeowners want siding that looks like wood. Others want the real thing: cedar or redwood lap siding with visible grain, shingles that weather in, or board-and-batten with true shadow lines. Bay Area Siding Company installs natural wood siding for South San Francisco homes, from Old Town's older houses to the postwar streets of Buri Buri, Winston Manor, and Westborough. We are a Marin-based contractor out of Larkspur, and we'll give you a straight answer on whether wood is the right fit for your walls or whether a wood-look alternative will serve you better.

Thinking about real wood? Request a bid or call (415) 619-5167 to talk through your house.

Why choose wood over the alternatives

Wood is the original Bay Area cladding, and it still offers things engineered products don't:

  • Authentic character. Grain, texture, and the way a stain or paint takes to real cedar or redwood are hard to imitate at close range.
  • Repairability. A damaged wood board can usually be cut out and replaced on its own. You don't need to re-clad a whole elevation or hunt down a discontinued panel profile.
  • Profile flexibility. Clapboard or bevel lap, shingles and shakes, and board-and-batten can all be milled and detailed to suit the house. That matters when you're matching an older home's original look.
  • A renewable material that can be refinished many times over its life.

Wood also asks more of you than any other siding we install. It needs regular paint or stain, it can rot or attract pests if water gets behind it or the finish lapses, and it is combustible. If those trade-offs give you pause, our fiber cement siding page covers a noncombustible option that can be painted to look like lap or shingle. LP SmartSide is engineered wood with real-wood texture and a lower-maintenance profile. Our wood siding hub goes deeper on species and profiles.

Living with wood in South City's wind and marine air

South San Francisco is a windy, marine-influenced part of the Peninsula. Summer is typically the breeziest season, and the air carries moisture and some salt. None of that rules wood out. It does shape how a wood wall should be built and cared for:

  • Water management matters more than the board. Wind-driven rain gets pushed into laps, joints, and trim. A sound water-resistive barrier and correct flashing at windows, doors, and transitions are what keep a wood wall healthy. Where it suits the wall, we can discuss a rainscreen gap behind the siding. The gap lets the back of the boards dry.
  • Fasteners should resist corrosion. Cedar and redwood contain natural extractives that can react with plain steel and cause staining. Corrosion-resistant fasteners, such as stainless or hot-dip galvanized, are the standard recommendation for wood siding. They're especially sensible given South City's marine air.
  • Finish on schedule. Walls facing the prevailing wind and weather usually show wear first. Plan on inspecting the finish regularly and refreshing paint or stain when it starts to break down, not after bare wood appears.

We follow the siding supplier's and finish manufacturer's guidance on sealing and finishing all faces, fastening, and clearances. Wood siding's longevity depends heavily on those details.

Fire-hazard zones: where wood needs a careful look

This is the most important local question for wood in South San Francisco. CAL FIRE issued updated Fire Hazard Severity Zone maps for the city in 2025, and the City is incorporating them into its building-code process. Parcels near San Bruno Mountain and the Sign Hill open space are the most likely to carry a designation that triggers California Building Code Chapter 7A.

Where Chapter 7A applies, exterior wall coverings generally have to be noncombustible, ignition-resistant, or part of an assembly that meets specified fire testing. Ordinary untreated cedar or redwood may not qualify on its own. Whether the rules apply depends on your specific parcel and the scope of work. So before we spec wood for a home near the open space, we confirm the address and requirements with the City. If the rules do apply, we'll walk you through compliant paths. Those can include qualifying treated or tested wood products, or a noncombustible cladding with wood-look detailing. Most flatland homes won't face this question, but we check rather than assume either way.

Where wood makes the most sense here

Real wood tends to earn its upkeep in a few situations:

  • Older homes with original wood. If an Old Town house or an early hillside home still has its original lap siding, repairing or matching it in wood often keeps the house's character intact better than a full change of material.
  • Accent areas. Many homeowners use cedar shingles on a gable, or board-and-batten on an entry wall, with a lower-maintenance cladding elsewhere. You keep the warmth of wood where it's seen up close and limit the square footage you have to maintain.
  • Owners who like the upkeep. If you're happy repainting or restaining on a cycle, a well-built wood wall can last a long time.

For a wholesale re-side of a postwar tract home on a wind-exposed slope, we'll lay out wood alongside the alternatives honestly. Sometimes it's the right answer, and sometimes a wood-look product is the better value.

How a wood siding project runs

We start by looking at your walls, discussing the profile and species you want, and checking your parcel's fire-zone status. Once the scope is set, we pull the permit through the City of South San Francisco's Building Division, part of Economic and Community Development. Re-siding is among the projects the City handles as over-the-counter permits.

On site, the old cladding comes off down to the sheathing and substrate. That lets us inspect the sheathing, water-resistive barrier, and flashing, especially around openings where wind-driven water tends to get in. We replace damaged sheathing only where we find it. We then install the barrier and flashing, hang and fasten the wood to spec, and finish it. The job ends with trim, cleanup, and a walkthrough. For a broader look at the re-side decision, see our South San Francisco siding replacement page.

What drives the cost of wood siding

We don't publish prices because every wall is different. The main variables are:

  • Species and grade. Clear or knotty material, cedar or redwood.
  • Profile. Lap, shingle, or board-and-batten, each with different labor intensity.
  • Wall area and height, including hillside access.
  • Sheathing repairs found at tear-off.
  • Finish system, whether factory-applied or site-applied and how many coats.
  • Fire-zone requirements on applicable parcels.
  • Trim and window detailing.

A site visit gets you a written scope instead of a guess.

FAQs

Can I use natural wood siding if my South San Francisco home is near San Bruno Mountain or Sign Hill? Possibly, but it depends on your parcel. Homes in a designated Fire Hazard Severity Zone may fall under Chapter 7A, which limits which wall coverings qualify. We confirm your address with the City's Building Division before recommending wood. Where untreated wood isn't allowed, we'll explain the compliant alternatives.

How often will wood siding need refinishing here? It varies with the finish product, the color, and how exposed each wall is. Walls facing the wind and weather typically need attention sooner. We recommend inspecting the finish regularly and following the finish manufacturer's maintenance guidance rather than waiting for bare wood to show.

My older house has original wood siding. Do I have to replace all of it? Not necessarily. Wood's big advantage is that damaged boards can often be replaced individually. We'll assess the condition, and if the wall behind it is sound, targeted repair and refinishing may be a sensible option.

Can I combine wood with fiber cement? Yes, and it's a common approach: wood accents on a gable or entry, with James Hardie fiber cement or another low-maintenance cladding on the main walls. Careful transitions and flashing between the two materials are key.
