A lot of Santa Cruz homeowners want their house to keep looking like wood. That includes the Westside cottage with lap boards, the mid-century place toward the hills with vertical grooved panels, and the shingled bungalow a few blocks from the bay. Many of them are also tired of repainting and patching real lumber every few years. LP SmartSide is the middle path. It is an engineered wood product made from wood strands treated through LP's SmartGuard process and bonded into boards and panels. It carries a cedar-grain texture and installs much like lumber, and it is built to resist the rot, fungal decay, and termites that wear down untreated wood.
Bay Area Siding Company installs LP SmartSide lap, panel, trim, and shake products across the Santa Cruz area. We're a Marin-based siding and window contractor. On the coast, the details behind and around the boards matter as much as the boards themselves.

It reads as wood, because it mostly is. Fiber cement can mimic wood grain, but SmartSide starts from wood fiber. On a street of older cottages and craftsman homes, it tends to look at home without feeling like a substitute.
It's lighter and tougher against knocks. SmartSide weighs noticeably less than fiber cement. It cuts with ordinary woodworking tools, and LP markets it on impact resistance. That matters on the side of a house facing a driveway or a play yard, and it keeps install days more predictable on tight Westside lots with narrow side yards.
Long boards mean fewer seams. SmartSide lap siding comes in long lengths, so a typical wall needs fewer butt joints. Each joint you eliminate is one less place for wind-driven rain off the Monterey Bay to work its way in.
It covers several jobs in one product family. SmartSide includes lap siding, vertical panel siding, trim and fascia, soffit, and shakes. You can re-side the walls, rewrap the trim, and redo the eaves in one coordinated system, either factory-primed for field painting or in LP's prefinished color options.
The warranty is a real one. LP backs SmartSide with a long limited warranty on the substrate. The terms depend on the product and on installation to LP's requirements, which is one reason we follow their instructions closely.
SmartSide is a good material for many Santa Cruz homes, but it is not the right answer for every one. It is still a wood-based product, and it asks for two kinds of discipline that the marine layer will test.
Paint maintenance. SmartSide needs a quality paint system and a repaint on a normal cycle. That cycle is longer than bare wood needs, but it is not "never." A home that sits in fog many mornings and in afternoon sun much of the year puts steady stress on the finish. A house where you are happy to keep paint current is a good candidate. If your goal is to stop thinking about the exterior at all, fiber cement or vinyl may suit you better.
Moisture management at the details. Most engineered-wood problems we see trace back to installation rather than the product. The usual causes are:
LP publishes specific requirements for clearances, gapping, edge sealing, and fastening. Near the water we pay particular attention to corrosion-resistant fasteners, because salt air finds weak metal quickly.
Our recommendation, stated plainly: SmartSide is a strong choice if you want warm wood character and will keep the paint maintained. If maximum durability with minimal upkeep is the priority, compare it against fiber cement or James Hardie before deciding. We're glad to price both.
Many older Santa Cruz homes and additions, especially mid-century houses on the edges of town, were clad in grooved T1-11 plywood panels. After decades of damp coastal air, a lot of that siding has swollen at the bottom edges, started to delaminate, or gone soft around windows.
SmartSide panel siding offers a similar vertical, grooved look with engineered wood behind it. If you like the rustic panel style but not the failure pattern, it is often the most direct upgrade. Some owners take the opportunity to switch to horizontal lap siding instead. Either way, pulling the old panels is the chance to see what has been happening underneath.
On a proper re-side, we remove the existing cladding down to the sheathing. That exposes the water-resistive barrier (WRB) and flashing so we can inspect them. On a coastal house, those are the layers doing most of the work of keeping the wall dry.
We look for:
We correct those before the new siding goes on. Framing only gets opened up if the sheathing itself turns out to be damaged. A normal SmartSide job stops at the sheathing and WRB. Then we install the SmartSide boards, trim, and flashing to LP's specifications and prepare everything for paint, or install prefinished material.
For a broader look at choosing between siding materials, see our Santa Cruz siding replacement page or the LP SmartSide hub.
Building permit. Re-siding in the city goes through the City of Santa Cruz Building Division. A building permit is required. The plans must show the siding over suitable sheathing with a WRB per the California Building Code, with a WRB inspection before cladding goes on and a final inspection at the end. We handle that paperwork.
Coastal Zone. Much of the city is inside the Coastal Zone Overlay District. Ordinary improvements to an existing single-family home are generally exempt from a separate coastal development permit. That exemption doesn't extend to homes on a beach, a bluff, or a wetland, or seaward of the mean high-tide line. If your lot is right on the water, we confirm the requirement before scoping.
Historic districts. The Downtown, the West Side residential districts, and the Victorian blocks around Beach Hill and Walnut Avenue are among the city's historic areas. Exterior changes there may need Planning Division historic review, which can shape the profile and exposure you're allowed to use. SmartSide's wood-like texture can work well in those settings, but the approved look comes first. We plan for review rather than discover it midway through.
Fire-hazard parcels. The 2020 CZU Lightning Complex burned in the mountains above town, including Bonny Doon, Boulder Creek, and along Empire Grade. It came within about a mile of the UC Santa Cruz campus. The developed coastal core is mainly a marine-exposure story. However, a parcel on the wooded upper edges can carry a fire-hazard or WUI designation, and the city's siding worksheet asks whether a project is in a WUI area.
Where a designation applies, California Building Code Chapter 7A can govern the exterior wall covering. SmartSide is a wood-based product, not a noncombustible one. On a designated parcel, we confirm with the city what the assembly needs, and we may point you toward fiber cement. Whether any of this applies depends on your mapped designation and the scope of work.
We don't post prices, because Santa Cruz homes vary too much. The main factors are:
We price after a site visit and measurements, and we keep the estimate itemized so you can see where the money goes. If the windows are due as well, doing both at once lets the flashing tie together cleanly. See our Santa Cruz window replacement page.
You can browse finished work on our projects page, or see other nearby communities on our South Bay service-area page.
Does LP SmartSide hold up near the ocean in Santa Cruz? It can, when it is installed to LP's requirements and the paint is maintained. Near the water, we focus on corrosion-resistant fasteners, sealed cut edges, proper clearances, and flashing, because those are what the marine climate tests first. Homeowners who want the lowest upkeep often compare it against fiber cement.
Can I use SmartSide on a home in a Santa Cruz historic district? Possibly. Exterior changes in districts like the West Side or Beach Hill may need Planning Division historic review, and the city may weigh in on profile and texture. We help you choose a SmartSide product that fits the home and plan the review into the schedule.
Is SmartSide a good replacement for failing T1-11? Often, yes. SmartSide panel siding gives a similar vertical grooved look in an engineered-wood product. Removing the old T1-11 also lets us inspect and fix the sheathing, WRB, and flashing behind it.
How is SmartSide different from fiber cement? SmartSide is lighter, easier to work, more wood-like in feel, and resistant to impact. Fiber cement is heavier and noncombustible, and it generally asks less of you on paint. Near the coast or on a fire-designated parcel, that difference matters, and we'll walk you through both.
