LP SmartSide sits in a useful middle ground that a lot of Los Gatos homeowners are actually looking for: it's engineered wood, so it gives you genuine wood texture and the warm look of a milled board, but it's treated and manufactured to hold up better than solid lumber and it's easier to work than a dense cement board. For the town's older character homes — the Craftsman and cottage stock with its brackets, corner boards, and layered trim — that combination of real-wood appearance and workability is often exactly right. What LP SmartSide actually is

It's engineered wood — wood strands bound with resins and treated through LP's SmartGuard process for resistance to moisture, fungal decay, and termites. It comes as lap, panel, and trim in real wood-grain textures. Compared with the alternatives, its character is distinct:

  • Warmer and more authentic than vinyl, with a true wood surface that takes and holds paint.
  • Lighter and more impact-resistant than fiber cement, and easier to cut and fasten — which matters when a home has a lot of trim work.
  • Well-regarded warranty coverage (stated generally — we won't quote a figure we can't verify for your product).

The trade-off is that it's still a wood-based product: it needs to stay painted and sealed on a normal repaint cycle to perform, and it isn't the material for a fire-hazard parcel.

Why it suits Los Gatos character homes

Downtown Los Gatos and the Almond Grove, Broadway, University/Edelen, and Fairview Plaza districts are dense with homes whose appeal is in the detailing — narrow lap reveals, wide corner and frieze boards, window and door casings with real depth. LP SmartSide's matching trim system and easy workability let a crew reproduce those details cleanly, and because the boards take paint well, you can hit a historically appropriate color. On a contributing property, exterior work can fall under the Town's historic preservation review, and profile, reveal, and trim get chosen with that in mind; engineered wood's flexibility is an asset there, though the review may in some cases favor solid wood — something we confirm with the Town before committing.

For a flatland ranch or mid-century home that wants a wood look without the maintenance of solid cedar or redwood, SmartSide is also a strong, cost-sensible pick.

The one place it's not the answer

Los Gatos climbs into the Santa Cruz Mountains, and portions of town and the adjacent unincorporated areas sit in mapped Fire Hazard Severity Zones served by the Santa Clara County Fire Department. Engineered wood is treated, but it is a wood product and it is combustible — so on a parcel where fire hardening is a real concern, it isn't the right call. There, Chapter 7A can steer the exterior toward noncombustible cladding, which means fiber cement. Whether that requirement reaches your parcel depends on its designation and the scope of work, which we confirm with the Town and County Fire — but on any hillside home in the WUI, we'd have that conversation before recommending SmartSide.

What tear-off shows

Switching to LP SmartSide starts with removing the existing cladding, and that exposes the sheathing or substrate and the water-resistive barrier (WRB) and flashing — not the framing. On the older homes where SmartSide's look is most wanted, that hidden layer often needs attention: WRB that's degraded or absent, flashing that was never detailed correctly at windows and wall bases. We repair what we find and renew the WRB and flashing so the new wall sheds water properly. Framing is only opened if the sheathing itself has failed — a larger, separately scoped job.

Permits and what drives cost

Siding replacement in Los Gatos is permitted through the Town of Los Gatos Building Division, and on a historic property we confirm the review path first. We manage the application. Cost depends on wall area and stories, the amount of trim and detailing a character home calls for (SmartSide's workability helps here), how much substrate or flashing repair surfaces once the wall is open, the paint or finish spec, and access on hillside lots. We measure before we quote.
