Many Vallejo homeowners are drawn to LP SmartSide for the same reason. They like the look of painted wood siding on their house, whether it's a 1920s bungalow off Georgia Street or a postwar ranch farther out. What they don't want is the scraping, rot patching, and repainting that real wood demands. LP SmartSide is an engineered wood product. It keeps the texture and warmth of lumber and is built to resist the moisture and insects that break solid wood down.
Bay Area Siding Company installs LP SmartSide lap, panel, and trim throughout Vallejo and the rest of Solano County. We handle the tear-off, weather-barrier and flashing work, and installation to the manufacturer's instructions.
Considering engineered wood for your Vallejo home? Request a bid or call (415) 619-5167. We'll look at the walls and tell you honestly whether SmartSide is the right fit.
SmartSide is made from wood strands treated through LP's SmartGuard process, then bound with resins and pressed into boards and panels. The treatment helps the product resist fungal decay and termites, which are the problems that eventually doom untreated wood siding. The surface is embossed with a cedar-grain texture, or you can choose a smoother face. It comes primed for field painting or in factory-finished colors.
Compared with other claddings we install, three traits stand out:
LP backs SmartSide with a long limited warranty on the substrate. We go over the current warranty terms with you at the estimate instead of quoting a figure here. Coverage depends on installing and finishing the product to LP's specifications, and that is one reason installer discipline matters.
Vallejo's housing isn't one type of house, so the SmartSide question gets a different answer depending on the property.
Postwar and mid-century homes. Many of these were built with T1-11 grooved panels, hardboard lap, or aluminum over wood, and much of that original cladding has reached the end of its life. SmartSide is often a natural replacement here. Its lap profile gives a ranch or bungalow a crisp painted-board look. Its panel siding with vertical grooves can recreate the T1-11 appearance on a solid, treated product for owners who like that style but are tired of swelling and delaminating plywood.
Early-1900s bungalows and Craftsman-era homes outside the historic districts. The cedar-texture lap and matching trim can give these houses a convincing wood look at a lower maintenance burden than new solid wood.
Victorians and homes inside a historic district. Be realistic here. Vallejo has designated historic districts, including the Architectural Heritage District and St. Vincent's Hill, plus individually listed landmarks. Exterior changes to properties in those districts can require a Certificate of Appropriateness from the Planning Division before a permit is issued, under Vallejo Municipal Code section 16.614.09.
Whether an engineered wood product is acceptable on a particular historic facade is the reviewers' decision, not ours. Ornate Queen Anne and Eastlake detailing, such as patterned shingles and intricate millwork, may still call for real wood in some areas. If your home falls under that review, we plan the material conversation around what can realistically be approved. We won't promise an outcome. See our wood siding overview for the solid-wood side of that decision.
Most Vallejo homeowners comparing claddings end up weighing SmartSide against two or three other options:
SmartSide sits in the middle. It gives you more of a real-wood feel than vinyl and less weight and handling difficulty than fiber cement. The trade-off is that it must stay painted. A well-maintained paint film is what protects it over the long run.
Vallejo sits where San Pablo Bay narrows into the Carquinez Strait. Homes near the waterfront and on exposed rises take steady marine wind and moist, salt-carrying air.
That doesn't disqualify engineered wood. It does make installation details matter more. With SmartSide, the details that determine long-term performance include:
A windward bayfront wall also needs careful flashing at windows, doors, and horizontal transitions, because wind-driven rain finds any gap. We spec the wall for your lot's exposure. A sheltered inland street and a hillside facing the strait don't get identical treatment.
Most of Vallejo's established neighborhoods are not in a high fire hazard severity zone. Some parcels along the northern and eastern hill edges can be, and Cal Fire updated its zone maps recently.
SmartSide is a wood-based product. On a parcel where California's Chapter 7A wildland-urban interface requirements apply, exterior wall covering has to meet those provisions, and whether a given product and assembly qualifies depends on the specific product, the wall assembly, and the scope. If your address is on that fringe, we confirm the designation and the requirements with the building authority before recommending a material. That review may point you toward fiber cement instead.
The job starts with a site visit, measurements, and a material and profile recommendation. If a Certificate of Appropriateness is required, that happens first. We then pull the permit through the City of Vallejo's Building Division.
On install, we remove the old cladding to the sheathing and substrate so we can inspect and repair any rot, then renew the water-resistive barrier and flashing. Next we install the SmartSide lap or panel and trim per LP's instructions. Primed product then gets painted within the specified window, or we use factory-finished boards. The job ends with a walkthrough with you. The framing is only exposed if the sheathing itself has failed and needs replacing, which is a larger scope we would discuss with you first.
We give a real number once we've seen the house. The main drivers are:
Is LP SmartSide a good choice for a home near the Vallejo waterfront? It can be, provided it's installed and finished correctly. Near the bay, the performance difference comes from sealed cut edges, proper clearances, suitable fasteners, careful flashing, and keeping the paint in good shape. We tailor those details to your exposure.
Can I use SmartSide on a house in the Architectural Heritage District or St. Vincent's Hill? Possibly, but it isn't guaranteed. Exterior changes in Vallejo's historic districts can require a Certificate of Appropriateness, and the Planning Division makes that call. We plan the project around what's likely to pass review.
Will SmartSide replace my old T1-11? Yes. That is one of the most common reasons homeowners choose it. You can pick lap siding for a new look or grooved panels to keep the vertical style on a treated, more durable product.
How often does SmartSide need painting? Periodically, as with any painted exterior. Repaint intervals depend on the paint system, sun, and exposure. Factory-finished boards carry their own finish coverage, which we review with you.
