Plenty of Tiburon homeowners want their house to keep looking like wood. That includes the shingled cottages near downtown and Ark Row, and the board-clad hillside homes tucked into the trees above Paradise Drive. What those owners don't want is the repainting, rot repairs, and board replacement that solid wood demands on a salt-exposed peninsula. LP SmartSide sits in that gap. It is an engineered wood siding made from treated wood strands, with a deep wood-grain texture. It is lighter and easier to work than fiber cement and less maintenance-hungry than cedar or redwood. Bay Area Siding Company, based in Larkspur, installs LP SmartSide across Tiburon. We'll also tell you plainly when a different product is the better fit for your parcel.

Weighing SmartSide for your home? Call (415) 619-5167 or request a bid, and we'll look at your walls, your exposure, and your parcel's fire-zone status before recommending anything.

What LP SmartSide actually is

SmartSide is not plywood and not solid lumber. LP bonds wood strands with resins and treats them through its SmartGuard process, which is designed to help the siding resist fungal decay and termites. The finished boards come factory-primed, and LP also offers prefinished options. The product family covers lap siding, vertical panels, trim, and shakes, so a whole elevation can be clad and trimmed in one consistent system.

What owners tend to like:

  • Texture. The embossed cedar-grain surface reads as wood from the street, which matters on older Tiburon homes where a flat, uniform board can look out of place.
  • Weight and toughness. Engineered wood is lighter than fiber cement and holds up well to impacts, which makes handling easier on steep, tight hillside lots.
  • Workability. Longer board lengths mean fewer butt joints on long runs. The material cuts and fastens with standard woodworking tools.
  • Paintability. Because it takes paint like wood, you can choose nearly any color, which helps when you're matching a palette the Town will review.
  • Warranty. LP backs SmartSide with a long limited warranty that depends on installation to LP's instructions. We walk through the current terms with you rather than quoting a number from memory.

The trade-offs are real too. SmartSide is still a wood-based product. It needs periodic repainting, and its cut edges and ends have to be sealed properly. It also has to be kept clear of grade, roof surfaces, and standing water per LP's clearance rules. It is also combustible, and in Tiburon that point deserves its own section.

The fire-zone question comes first on the hill

Tiburon has areas mapped in Fire Hazard Severity Zones, including Very High in places, along with Wildland-Urban Interface areas on the vegetated slopes and near open space. Where the California Building Code's Chapter 7A applies, it governs exterior wall coverings, among other assemblies. It generally favors noncombustible or ignition-resistant materials, or wall assemblies that meet specific tested standards.

What this means for SmartSide depends entirely on your situation:

  • If your parcel is mapped into a regulated zone, we confirm with the Town of Tiburon and the Tiburon Fire Protection District whether and how Chapter 7A applies to your scope. Where it does, a combustible cladding like engineered wood may only be acceptable as part of a particular compliant assembly, or not at all. Noncombustible fiber cement is often the simpler, lower-risk route on those lots.
  • If your home sits outside mapped zones, such as many flatter or more built-up areas of the peninsula, SmartSide is a legitimate option on its merits.

We check this before you fall in love with a sample board. If you're torn between the wood look and fire-conscious material, look at our James Hardie page for Tiburon. Hardie's textured fiber-cement profiles are the usual alternative for owners who want grain without combustibility.

Installing engineered wood near the water

Tiburon's peninsula takes wind-driven bay moisture and salt air from several directions. That doesn't make SmartSide a poor choice. It means the installation details carry more weight than usual. Engineered wood tolerates weather well when it's installed correctly and struggles when it isn't. On a SmartSide job, we focus on:

  • The wall behind it. On a replacement, the old cladding comes off down to the sheathing. That lets us inspect the water-resistive barrier and flashing and repair any damaged sheathing before anything new goes on. Framing only gets exposed if the sheathing itself has failed, which is a larger scope we'd discuss with you first.
  • Flashing and clearances. Head flashing at windows and doors, kick-out flashing where roofs meet walls, and LP's required gaps above grade, decks, and roofing all help keep water off board edges.
  • Sealed cuts. Every field-cut edge gets primed or sealed. Unsealed cuts are the most common way engineered wood gets into trouble.
  • Fasteners. We use fasteners of the type and finish LP specifies, chosen with coastal exposure in mind.
  • Finish. A quality exterior paint over the factory primer, applied promptly, is part of the system and not an afterthought.

Design Review and the look of your home

In Tiburon, a building permit for siding is only one step. The Town notes that separate Design Review approval is required for many exterior items. A re-side that changes your cladding material or color is the kind of visible change that commonly falls under it. SmartSide's wood character can help here, especially on older homes where replacing cedar with a wood-textured board keeps the house's appearance consistent. We plan the permit and review path into the schedule from the start. The exact submittal and review track for your parcel should be confirmed with the Town's Community Development Department.

What drives the cost of a SmartSide project

We don't publish prices, because Tiburon projects vary too much. The main factors are:

  • Wall area, number of stories, and how steep and accessible the site is for staging.
  • How much sheathing, WRB, or flashing needs repair once the old siding is off.
  • Profile choice (lap, panel, or shake) and the amount of trim detail.
  • Primed versus prefinished product, plus field painting.
  • Permit, Design Review, and any fire-zone assembly requirements.

In general, SmartSide tends to land between vinyl and fiber cement. Your actual number depends on what we find on your walls.

How SmartSide compares

  • Versus solid wood: similar look, less rot and pest vulnerability, and more consistent boards. Natural wood remains the choice for owners who want authentic cedar or redwood and accept the upkeep.
  • Versus fiber cement: warmer texture, lighter, and easier to handle. Fiber cement wins on noncombustibility, which can decide the question on fire-mapped parcels.
  • Versus vinyl: SmartSide looks more like wood and takes any paint color. Vinyl costs less and never needs painting, though the Town's design expectations can limit where it fits.

For a broader view of the re-side decision itself, see our Tiburon siding replacement page. If windows are aging too, doing them together with the siding simplifies the flashing work. Our Tiburon window replacement page covers that. Frequently asked questions

Can I use LP SmartSide if my Tiburon home is in a fire hazard zone? It depends on your parcel's mapped designation and your project scope. Where Chapter 7A applies, combustible cladding faces restrictions and may only work within a specific compliant assembly, if at all. We confirm the requirements with the Town of Tiburon and the Tiburon Fire Protection District before recommending a material. On many regulated parcels, fiber cement ends up being the more straightforward choice.

Will engineered wood hold up to salt air on the peninsula? It can, when the installation follows LP's instructions: sealed cut edges, proper clearances, correct fasteners, sound flashing, and a well-maintained paint finish. The weak points are usually installation shortcuts, not the product itself.

Does switching to SmartSide need Design Review in Tiburon? A building permit is required for siding. A change in material or exterior color often also triggers the Town's Design Review. We build that into the timeline and confirm the specific path with Community Development.

How often will I need to repaint? That depends on the paint system, the color, and how exposed each wall is to sun and marine weather. Plan on periodic repainting as with any painted wood-based siding. South- and west-facing walls typically need attention first.
