Many Sutter Creek homeowners want the same thing from new siding. They want it to still look like wood. In a Gold Rush town where mining-era cottages and Victorian-influenced houses define the streetscape, a flat or plasticky exterior stands out. LP SmartSide is often the product that answers that concern. It is an engineered wood siding with a genuine wood-grain texture, and it is built to handle moisture and pests better than the tired wood it usually replaces.

Bay Area Siding Company is a siding and window contractor based in Larkspur, in Marin County. We install LP SmartSide across Amador County. We also give you an honest comparison with fiber cement and natural wood, so you choose the material that fits your house and your parcel.

See if SmartSide is right for your home. Request a bid or call (415) 619-5167.

What LP SmartSide actually is

SmartSide is made from wood strands that are treated through LP's SmartGuard process, then bonded and formed into siding and trim. The treatment helps the boards resist moisture, rot, and termites. Those are the same problems that wear down untreated wood cladding over the years. The result is a product with real wood character:

  • Texture: an embossed cedar-grain surface that takes paint like wood.
  • Weight: lighter than fiber cement.
  • Workability: easy to cut, fit, and detail.

LP makes SmartSide in several forms:

  • lap siding
  • panel siding
  • shake-style products
  • matching trim

The trim option matters on a period home. Corner boards, window surrounds, and frieze details do much of the work of making a re-side look authentic.

Where it shines

  • Wood look without solid-wood maintenance. SmartSide is not maintenance-free. Still, it avoids much of the splitting, checking, and rot that make original wood siding a constant repair project.
  • Impact resistance. Engineered wood handles knocks better than fiber cement. That helps on side yards, garage walls, and anywhere a hose reel, bicycle, or wheelbarrow tends to hit the wall.
  • Easier handling. The lighter weight and workable material can simplify detailing around older, out-of-square openings. Mining-era houses have plenty of those.
  • Paint freedom. SmartSide can be painted in almost any color. Factory-prefinished options are also available if you want to skip jobsite painting.
  • Warranty. LP backs SmartSide with a long limited warranty when it is installed to their specifications. We review the current terms with you rather than quoting a figure from memory.

Honest trade-offs

  • It needs paint over time. Like any painted wood product, SmartSide needs periodic repainting. Sutter Creek's long, hot, sunny summers are hard on exterior paint, especially on south- and west-facing walls. Plan on keeping the finish in good shape.
  • It is combustible. SmartSide is a wood product. It is not noncombustible the way fiber cement is. On a foothill parcel with real wildfire exposure, this is the main question to settle (more on that below).
  • It depends on proper installation. Clearances, gapping, sealed cut edges, and flashing all matter to how engineered wood performs and to warranty coverage.

The fire-zone question on Sutter Creek's wooded edges

This is where Sutter Creek differs from a flatland suburb. The town sits in the Sierra foothills, and Cal Fire maps Fire Hazard Severity Zones across the surrounding region. Amador County references California Building Code Chapter 7A, which covers materials and construction methods for exterior wildfire exposure, along with Chapter 49 provisions for Wildland-Urban Interface areas.

Chapter 7A applies to specific exterior assemblies on designated parcels. It is not a blanket rule for every house in town. Whether it affects your siding depends on three things:

  • your parcel's designation
  • the scope of work
  • how the specific product and wall assembly are listed or tested

We confirm all of this with the authority having jurisdiction before recommending SmartSide for a fire-exposed lot.

In practice:

  • Homes closer to the historic center are often good candidates for SmartSide.
  • Homes that back onto open or forested land may be better served by a noncombustible material. For those, we will walk you through James Hardie or other fiber cement options.

We would rather steer you to the right material than install the wrong one.

Fitting SmartSide to a historic streetscape

A convincing re-side depends on the details: lap exposure, shadow line, trim widths, and how the siding meets the eaves and corners. SmartSide's lap and trim products give us a lot of room to match a period profile. The embossed grain also reads more naturally from the sidewalk than smooth composite.

If your home is in the historic commercial core or a locally significant area, exterior changes may go before the City of Sutter Creek's Design Review Committee, which meets monthly. It is worth asking early whether review applies and how the committee views engineered wood versus natural wood on your property. We build that step into the schedule.

How a SmartSide job goes

  1. Site visit. We look at the house, your goals, and your parcel's fire exposure.
  2. Scope and permits. We write the scope and handle permitting. Applications are submitted to Sutter Creek City Hall on Main Street, and building services are coordinated with Amador County. We confirm the plan-check and inspection path for your address.
  3. Tear-off and inspection. The old cladding comes off to the sheathing and substrate. That lets us inspect the water-resistive barrier (WRB) and the flashing at windows, doors, and wall transitions. On older Amador homes, this is where hidden sill rot or missing flashing tends to show up.
  4. Repairs. We fix the substrate where needed. Framing only becomes part of the job if the sheathing itself has failed, and we would flag that before going further.
  5. Installation. We install a sound WRB and flashing, then hang the SmartSide to LP's instructions. That includes ground and roof clearances, proper gapping, and sealed field-cut edges.
  6. Finish and walkthrough. We finish the trim and paint, or leave prefinished boards as delivered, then walk the job with you.

Planning windows too? New siding is the right time to renew window flashing. See our Sutter Creek window replacement page to coordinate both in one scope.

Cost drivers

We don't publish prices, because walls vary too much. What moves a SmartSide quote:

  • the wall area and the number of stories
  • lap versus panel versus shake products
  • prefinished versus field-painted boards
  • the amount of trim and period detail
  • substrate or sheathing repairs found at tear-off (the biggest variable)
  • access on sloped foothill lots
  • whether design review or fire-zone requirements affect material selection

FAQ

Is LP SmartSide allowed in Sutter Creek's fire hazard areas? It depends on your parcel and the assembly. Chapter 7A applies to specific exterior elements on designated parcels, and compliance hinges on how a product and wall assembly are listed or tested. We check your parcel's status and requirements with the authority having jurisdiction before recommending it. On heavily wooded lots, a noncombustible fiber cement may be the better choice.

Will SmartSide pass design review for a historic Sutter Creek home? We can't promise a committee outcome. SmartSide's wood-grain texture and trim products make close profile matches possible, though. If your home may fall under the City's Design Review Committee, we raise it early so the material choice and timeline account for it.

How often will SmartSide need repainting? It varies with sun exposure, color, and paint quality. The strong summer sun here means south- and west-facing walls usually need attention first. Keeping the paint in good condition is part of what protects the boards over the long term.

SmartSide or James Hardie — which should I choose? Choose SmartSide if you want a warmer wood look, lighter boards, and better impact resistance. Choose Hardie if your parcel's fire exposure calls for a noncombustible material or you want longer repaint intervals. We'll give you a straight recommendation for your house.
