Why San Ramon owners choose real wood

Owners who ask for wood usually have one of these reasons:

  • The look is the point. Clear cedar bevel siding, redwood shiplap, or hand-split shingles give a home character that stands apart from the tract-standard exterior.
  • You'd rather repair than replace. A damaged wood board can be cut out and replaced individually, and a worn finish can be sanded and recoated. The wall can be maintained indefinitely rather than hitting a hard end of life.
  • It's a natural, renewable material, which matters to some owners on principle.
  • It suits a custom or semi-custom home, or a remodel where the exterior should match a more crafted interior.

Wood also comes in more forms than many people realize. The main profiles are:

  • Bevel or clapboard: the classic horizontal lap.
  • Tongue-and-groove and shiplap: a flatter, more contemporary line.
  • Board-and-batten: a vertical look popular on modern farmhouse remodels.
  • Shingles and shakes: often used as an accent at gables.

The honest trade-offs

We would rather you choose wood with clear eyes than be surprised in year five.

Maintenance is real and ongoing. Wood needs a protective finish (paint, solid stain, or semi-transparent stain) that has to be renewed on a schedule. How often depends on the finish, the species, and above all the exposure.

San Ramon's long, dry summers are the main factor. The south- and west-facing elevations here take far more sun than the shaded sides, and finishes on those walls wear out first. Owners of the city's original panel and hardboard siding already see this pattern on their homes. With wood, you budget for that uneven wear from the start.

Water at the base of the wall matters. Wood that stays wet rots, and it eventually attracts pests. On many San Ramon lots, the irrigation has been hitting the same low courses of siding for decades. If we install wood, we look hard at the following:

  • Sprinkler heads and their spray patterns
  • Grade and soil contact at the foundation
  • Clearance between the bottom course and the ground or hardscape

Adjusting irrigation is often as important as the siding itself.

It costs more to own. Quality cedar or redwood is a premium material, and the installed price reflects both the lumber and the careful detailing. The long-term cost includes periodic refinishing, which vinyl and factory-finished fiber cement largely avoid.

It's combustible. On most San Ramon parcels this is a planning consideration, not a code barrier. On a smaller set of parcels, covered next, it is the deciding factor.

Wood and fire hazard zones: a parcel-by-parcel question

Most of San Ramon is flat valley floor, and a typical central-city or Dougherty Valley lot generally does not carry a high fire hazard designation. Some homes along the eastern Tassajara hill edges can fall into higher fire hazard severity zones under the maps the San Ramon Valley Fire Protection District maintains.

Where a designation applies, California Building Code Chapter 7A (mirrored in the residential code) can govern the exterior wall covering. It favors noncombustible or ignition-resistant materials.

That does not always rule wood out. Chapter 7A recognizes certain ignition-resistant options, including some exterior-rated fire-retardant-treated wood products, and certain tested wall assemblies. Whether a particular product and assembly are accepted on your parcel, for your scope of work, is a question for the authority having jurisdiction. We check your parcel's designation and confirm the requirements before we specify anything. We don't assume in either direction.

If your lot does sit in a designated zone and the wood options don't work out, fiber cement is the usual alternative. It is noncombustible and can be profiled to read like lap or shingle. Many owners in that position use real wood only on protected accents where the code allows it.

HOA review comes first in much of the city

Much of San Ramon sits inside a homeowners association, including Gale Ranch, Windemere, and the surrounding Dougherty Valley communities. Association architectural guidelines often control exterior materials, profiles, and color palettes.

Some associations restrict or prohibit natural wood as a primary cladding. Others allow it within set colors or finish types, such as solid-body stain versus paint. Get a clear answer before you fall in love with a species and profile. We can prepare the material samples, profile details, and finish colors a review committee typically asks for.

How we install wood so it lasts

Wood siding is only as durable as the wall behind it and the details at its edges.

  1. Tear-off. On a replacement, we remove the existing cladding down to the sheathing and substrate. That lets us inspect the water-resistive barrier (WRB) and the flashing at windows, doors, and penetrations, and correct them where needed. On homes of San Ramon's age the sheathing is usually sound. Framing only comes into play in the uncommon case where the sheathing itself has failed, and that is a separate scope we would flag and price.
  2. Sealing the boards before they go up. We back-prime or seal boards and treat cut ends, so moisture has fewer ways in.
  3. Fasteners. We use corrosion-resistant fasteners. Stainless steel is the usual choice for cedar and redwood, which can stain around ordinary nails.
  4. Clearances. We hold proper clearances above grade and at roof-to-wall intersections.
  5. Finish. We apply the specified finish. Our goal is a wall that sheds water and lets any moisture that gets behind it dry out.

Wood compared with the alternatives

  • LP SmartSide engineered wood: a real-wood texture made from treated strands. It needs periodic paint but asks less than solid wood, and it is a common step up from original panel siding in San Ramon.

FAQ

Can I put wood siding on a home in a San Ramon HOA? Sometimes. It depends entirely on your association's architectural guidelines. Some limit or exclude natural wood as the main cladding, and others allow it with approved finishes and colors. My home is near the Tassajara hills. Can I still use wood? Possibly, but it depends on the parcel.
