Pittsburg T1-11 Siding

What T1-11 is, and why it fails

T1-11 is a wood-based sheet product — plywood or oriented strand board milled with vertical grooves to look like board-and-batten. It's inexpensive, it goes up fast, and when it's kept sealed and painted it can last a long time. The problem is the "kept sealed" part. T1-11 has no built-in resistance to moisture; its protection is entirely the paint film on the surface and the caulk at the joints. Once that finish cracks or thins — which happens faster on Pittsburg's sun-blasted west and south walls — water gets into the wood and the panel starts to go:

• Swelling and blistering along the bottom edges, where water collects.
• Delamination at the grooves and layers, especially on OSB versions.
• Soft, spongy spots you can press with a thumb.
• Chalking and peeling paint that comes back within a season or two of repainting.
• Dark staining or a musty note on the inside of the wall, meaning water has been getting behind it.

A single soft panel might be a repair. Several, plus a finish that won't hold, usually means the T1-11 has run its service life.

Your two real options

Replace T1-11 with T1-11. Why tear-off is the honest move here

T1-11 is often exactly the wall where "just nail new siding over it" causes trouble. The reason the old panel failed is usually moisture, and covering a wet or compromised panel traps that problem behind heavier new cladding. We remove the T1-11 down to the sheathing and substrate — and on a lot of these homes the T1-11 was itself acting as both siding and sheathing, so what we find underneath, including whether there's a functioning water-resistive barrier and proper flashing at openings, is the real story. We check for concealed rot around windows and at the base of walls, correct the WRB and flashing, and build the new wall to be sound from the substrate out.

Permits and the fire edge

One thing to weigh if you're choosing between re-installing T1-11 and upgrading: T1-11 and engineered wood are both combustible. Cal Fire's 2025 maps show High Fire Hazard Severity Zone areas along Pittsburg's southern border and westernmost edge, and on a designated parcel California Building Code Chapter 7A generally calls for noncombustible or ignition-resistant cladding — which would rule out replacing T1-11 in kind and point toward fiber cement. What drives the cost

FAQ

Can you just replace a few bad T1-11 panels? Sometimes — if the failure is localized and the rest of the wall and its finish are sound, a panel replacement can buy real time. But if the paint won't hold and multiple panels are swelling or soft, patching tends to be throwing good money after bad, and a re-side is the better value. Should I replace T1-11 with the same thing or upgrade? Depends on your goals. Match it when you want the original rustic look and are prepared to keep up the repaint cycle. Why does my T1-11 keep failing at the bottom? That's the classic spot — water collects at the base of the wall and wicks into the panel edges, especially where the finish has thinned.
