T1-11 is the grooved plywood or OSB panel siding with vertical channels every few inches. It went up on a lot of mid-century and ranch homes, garages, and outbuildings because it was fast and affordable, and it gave a house a simple, rustic board look. In Sonoma you'll see it on post-war homes in the neighborhoods east and north of downtown and on older houses and accessory buildings out toward the valley's edges.

The trouble is that T1-11 only holds up as long as its paint or sealer does. Once water gets into the panel edges and grooves, the wood swells, the plies separate, and the damage spreads. Why T1-11 fails, and what it looks like when it does

T1-11 is a wood-based sheet product, so its weak points are predictable. Walk your house and look for:

  • Swollen or flared bottom edges. These are most common where panels sit close to soil, patios, or sprinkler spray.
  • Delamination. You'll see outer veneer bubbling, peeling, or lifting away, especially on OSB versions.
  • Rot in the grooves. The channels hold water and dirt, and paint wears thin there first.
  • Horizontal-joint problems. Where one panel stacks on another, missing or rusted Z-flashing lets water run straight behind the siding.
  • Paint that won't stay put. Sun-facing walls that need repainting far more often than the rest of the house are a warning sign.
  • Soft spots under window sills and at corners. These are the places where water concentrates.

Sonoma's long, hot, sunny summers are hard on exterior paint. On south- and west-facing walls, coatings break down faster, and T1-11 depends entirely on its coating. That doesn't mean every panel in town is failing. It does mean the upkeep schedule matters more here than homeowners sometimes expect.

Your three real options

1. Targeted repair

If the damage is limited to a few lower panels or one wall, replacing those sheets can make sense. We would also correct the flashing, clearance, and paint issues that caused the problem. Matching groove spacing and texture on an older installation isn't always perfect, so we'll tell you honestly how a patch will look before you commit.

2. Replace with new T1-11

Some owners want to keep the rustic panel look, and new T1-11 is still one of the more budget-friendly claddings available. Done right, that means proper Z-flashing at horizontal joints, adequate clearance at grade, sealed edges, and a complete paint system from day one. It's a reasonable choice for the right building, with two caveats:

  • It returns you to the same maintenance cycle.
  • On fire-zone parcels, it may not be permitted for the regulated wall assemblies. See the fire section below.

3. Upgrade to a more durable panel or profile

This is the most common path we discuss. You can keep a vertical look without plywood's weaknesses:

  • Fiber cement vertical panels, including grooved and board-and-batten styles. Fiber cement is noncombustible and doesn't rot or swell. It's heavier and requires skilled installation. See our James Hardie page and the local Sonoma James Hardie page for brand specifics.
  • LP SmartSide engineered-wood panels. These give a warm wood texture with treated strands and are lighter than fiber cement. They still need periodic painting.
  • A full change of profile, such as lap siding. We can also move to vinyl or wood if the house and budget point that way.

An important detail: what's behind your T1-11

This is where T1-11 differs from most siding, and it affects both scope and budget.

On many homes, siding is installed over a separate layer of sheathing. Removing the old cladding exposes that sheathing along with the water-resistive barrier (WRB) and flashing, so they can be inspected and corrected.

T1-11, however, was often installed as a single-layer panel. On those buildings the siding itself serves as the wall's sheathing and bracing, fastened directly to the framing, sometimes with little or no WRB behind it. If that's the case on your home:

  • Removing the panels exposes the framing.
  • New structural sheathing, a proper WRB, and flashing have to go on before any new cladding.
  • This is a bigger, more involved job than an ordinary re-side.

On other homes, T1-11 was applied over existing sheathing, and removal is more conventional.

We check which situation you have before quoting, usually by looking at edges, penetrations, and the inside of an unfinished garage or attic wall. We explain the difference so there are no surprises mid-project. We also advise against layering new siding over deteriorating T1-11. It hides the moisture problem rather than solving it.

Fire zones and T1-11 in the Sonoma Valley

Fire exposure is a real planning factor here. The 2017 Nuns Fire burned through the surrounding valley and hills. In 2025, Cal Fire's statewide remapping, reflected in the City of Sonoma's updated Fire Hazard Severity Zone map, expanded the High and Very High fire-hazard areas in and around the city. The heavier designations are concentrated toward the hills and wildland edges.

On parcels with those designations, California Building Code Chapter 7A can regulate the exterior wall covering on the assemblies involved in your project. It generally points toward materials that are noncombustible, ignition-resistant, or tested to specific standards. Standard untreated T1-11 is a combustible wood panel, so on an affected parcel, re-installing it on regulated walls may not be an option. Fiber cement is often the straightforward alternative.

Whether Chapter 7A applies depends on your specific parcel and scope. We confirm it with the City of Sonoma rather than assume either way. For parcels outside city limits, the county is the permitting authority, and we confirm requirements there.

Permits and how a T1-11 job runs

Siding work inside the city is permitted through the City of Sonoma Building Division, which adopts the current California Building Standards Code. The city moved to the 2025 edition effective January 1, 2026. If you're near the Plaza or your property has any historic or design-review status, mention it early so profile and finish choices can be discussed with the City before anything is ordered.

A typical project runs like this:

  1. Walkthrough. We assess panel condition and determine whether the T1-11 is structural.
  2. Recommendation and bid. We propose repair, replacement in kind, or an upgrade.
  3. Permitting. We handle the permit application.
  4. Removal and inspection. We take off the old panels and inspect what's behind them.
  5. Repairs and weatherproofing. We correct sheathing, WRB, and flashing as needed.
  6. Installation. New siding goes on to the manufacturer's spec, followed by trim and paint.

What drives the cost

We don't publish prices because T1-11 projects vary widely. The main factors are:

  • Wall area
  • Structural status. Single-layer T1-11 requires new sheathing.
  • Hidden damage. How much rot turns up at sills, corners, and the base of walls.
  • Replacement material. T1-11, engineered wood, and fiber cement are priced differently.
  • Fire-zone requirements on your parcel
  • Trim and paint scope
  • Access. Hillside lots and second stories take more setup.

A site visit is the only accurate way to price it.

FAQ

Can damaged T1-11 be repaired, or does the whole wall need replacing? Isolated damage, such as a few swollen lower panels, can often be repaired by replacing those sheets and fixing the flashing or clearance issue that caused it. When delamination or rot shows up across several walls, full replacement is usually the better investment.

Do I need a permit to replace T1-11 siding in Sonoma? Siding replacement within city limits is permitted through the City of Sonoma Building Division. If the panels are structural and new sheathing is involved, the scope is larger, which is one more reason to permit properly. We handle the application and confirm what your address requires.

My home is in a newly mapped fire-hazard area. Can I put T1-11 back up? Possibly not on the regulated walls. On High or Very High parcels, Chapter 7A can require noncombustible or ignition-resistant wall coverings, and standard T1-11 doesn't qualify. We confirm the specifics with the City for your parcel and scope. Fiber cement vertical panels are a common way to keep the look.
