Pacifica T1-11 Siding

How to read your T1-11

A quick self-check tells you which conversation you're in:

• Swelling or fuzzy, opening grooves — moisture is already in the panel; the finish has lost the fight.
• Delamination — the plies are separating, especially at the bottom edges and around penetrations. This is terminal for the panel.
• Soft, punky spots — press the panel low on the wall and near trim; give means rot.
• Peeling or chalking paint within a season or two — on the coast, a classic sign the salt air and damp are outrunning the finish.
• Rust bleed at fasteners — coastal corrosion telegraphing through, and often a sign water is tracking behind the panel.

A panel or two that's still solid and just thirsty for paint can sometimes be maintained. Widespread swelling, delamination, or soft spots mean the wall has aged out, and on the coast that's the common finding.

Why replacement usually wins here

It's tempting to reseal and move on, but on a coastal wall that often just resets a clock that's already run out. The bigger risk is siding over failing T1-11 to hide it — that seals moisture and any rot inside and blinds you to the sheathing exactly when you need eyes on it. Pulling the old panels is the only way to confirm the sheathing is sound, verify a working water-resistive barrier, and correct flashing that on older tract work was often never detailed for wind-driven rain. It costs more at the outset and leaves you with a wall that's dry from the sheathing out — which on this coast is the entire point.

What to replace it with

Most Pacifica homeowners replacing T1-11 move to a lower-maintenance, more weather-stable cladding:

• Fiber cement — noncombustible and moisture-indifferent, the usual upgrade for a coastal wall, and the right answer on fire-hazard ridge parcels.

If you keep the panel look

If you're set on T1-11 — a cabin aesthetic, a matching outbuilding, a budget-driven repair off the ridge — the coast still sets the rules. Every edge and groove has to be primed and sealed, cut ends sealed as they go up, the panel gapped and fastened to spec with corrosion-resistant fasteners, and the horizontal joints Z-flashed so water sheds instead of sitting. Kept sealed on a schedule, T1-11 can serve; neglected on this coast, it fails fast. We'll be straight about which situation you're in.

Fire zones matter for panel siding

T1-11 is plywood or OSB — combustible. On the flat coastal stretches of Linda Mar and Sharp Park that's not a code issue, but on parcels up toward Sweeney Ridge or in the San Pedro Valley, which the City placed in High and Very High Fire Hazard Severity Zones, reinstalling wood panel siding is usually the wrong move, and noncombustible fiber cement is the better path. Permitting in Pacifica

Re-siding is permitted through the City of Pacifica Building Division, which enforces the current California codes with local amendments in Municipal Code Title 8; we manage the permit.
