Why T1-11 fails up here — and how to tell

T1-11 is wood, and it is only protected as long as its paint or stain holds. In a climate of long, hot, high-UV summers and cold, wet winters with freeze-thaw, that finish breaks down, and once water gets into the panel the trouble starts:

• Swelling and delamination along the bottom edges and grooves, where plies separate as moisture cycles in and out.

Three genuine paths, depending on what we find:

• Keep and maintain. If the panels are sound and you want the rustic T1-11 look, the right move is often to repair failing sections, re-caulk, and repaint or re-stain on a disciplined schedule. On a cabin or outbuilding where budget and appearance both point rustic, re-installing T1-11 can make sense.
• Replace like-for-like. Where you want to keep the vertical-groove appearance but the existing panels are done, new T1-11 (or a more stable engineered-wood panel) goes back on — with the understanding that the maintenance clock restarts.
• Upgrade the material. The most common re-side we're asked about is moving off failing T1-11 to something that lasts longer with less babysitting — fiber cement for a noncombustible, no-repaint wall, or LP SmartSide engineered wood for a warmer, tougher, panel-and-lap wood look. Both shed T1-11's swelling-and-delamination failure mode.

The fire-zone angle on a forested parcel

T1-11 is a wood panel and it is combustible. On a Murphys parcel inside a designated fire-hazard zone, Chapter 7A can require exterior cladding to be noncombustible or ignition-resistant — which is a real reason many foothill owners use a failing-T1-11 replacement as the moment to move to noncombustible fiber cement.
