When T1-11 is worth keeping

Not every T1-11 wall needs to come off. If the panels are sound — no delamination, no soft or spongy spots, grooves intact, and the sheathing behind them dry — the right move is often to reseal, prime, and repaint on a disciplined cycle, and in Gilroy's hot, dry, high-UV climate that cycle is genuinely important.
