Fairfax T1-11 Siding

A lot of Fairfax's mid-century houses, hillside additions, and the countless sheds, studios, and detached garages scattered across these wooded lots wear T1-11 — the grooved, vertical plywood or OSB panel that gave a whole era of California homes their rustic, woodsy face. It suited the aesthetic here perfectly. The problem is that T1-11 lives or dies by its finish, and under Fairfax's shade and damp, a lot of it is now decades past its last good coat. This page is mostly about what to do when yours is failing — and the honest answer, on many Fairfax parcels, is to replace it with something that lasts longer and meets the fire code.

How T1-11 fails — and why it fails faster here

T1-11 is a wood-based panel. As long as the paint or stain film is intact and the top edges and grooves are sealed, it does its job. Once water gets in — and under a canopy that keeps walls wet, it will — the panel swells, the veneer plies delaminate, the grooves darken, and the bottom edge starts to rot. Fairfax accelerates every step of that: the shade means slow drying, the canyon damp means longer wet spells, and north walls barely see sun to dry out between them. The classic tells:

• Swelling or a spongy feel, especially along the bottom edge and at panel seams
• Delamination — the face plies lifting or peeling away from the panel
• Dark staining in the grooves and paint that won't hold no matter how often it's redone
• Soft, rotten wood you can push a screwdriver into near grade or at trim

Replace or re-install? The two honest paths

Most of the time on a house, replacement wins. If the panels are swelling or delaminating, patching buys a season. More important, tearing off is the only way to see what's behind the panel — and on cabin-era and mid-century Fairfax walls, T1-11 was often the only layer, doing double duty as sheathing with little or no water-resistive barrier or flashing behind it. Pulling it lets us find the concealed rot, add a real WRB and flashing, and give you a wall that drains. Owners usually move up to a longer-lived material at the same time:

• Fiber cement or James Hardie — noncombustible, rot-resistant, and the right answer where the fire code applies (see below).
• LP SmartSide — engineered wood that keeps a warm, woodsy panel or lap look with far less upkeep than T1-11, on parcels where combustible cladding is allowed.

Re-installing T1-11 makes sense in a narrower band of cases — a detached shed or studio where the rustic look is the point and the budget is tight, on a parcel where the fire rules don't reach. There we'll use a quality panel, detail the top edge and Z-flashing correctly, and prime all edges — the steps that get skipped and cause most early failures.

The fire-zone factor

Here's the part a Fairfax owner can't skip. Much of the town lies in a Fire Hazard Severity Zone or the wildland-urban interface — the wooded hillsides and canyons like the Cascades — and Fairfax has adopted the California WUI Code (municipal code § 8.06.011). Where those rules and Chapter 7A apply, exterior cladding generally has to be noncombustible or ignition-resistant, and plain plywood T1-11 doesn't meet that. On a designated hazard-zone parcel, that usually means a failing T1-11 wall gets replaced with fiber cement rather than re-paneled in kind. Whether the rules reach your parcel and this scope of work is something we confirm with the Town of Fairfax before speccing — it's parcel- and scope-dependent, not a blanket ban — but it's the single biggest factor in the replace-vs-reinstall decision here.

The job, and what it costs

We walk the house or outbuilding, measure, and scope the wall. Fairfax requires a construction permit for regulated exterior work, and many single-family projects also go through the Design Review Board, so a change from T1-11 to a new material or profile is worth raising with the Town early. Tear-off exposes the sheathing (or, where T1-11 was the sheathing, the framing itself) so we can assess rot and add the barrier and flashing that were often missing; then the new cladding goes on to spec. Frequently asked questions

Can I just repaint or patch my T1-11 in Fairfax? If the panels are still sound and just thirsty for finish, sealing and repainting can extend them. Once you see swelling, delamination, or soft edges — common under Fairfax's shade — patching is a short-term fix, and replacement is usually the better spend.

Do I have to replace T1-11 with a noncombustible material? On a parcel inside a Fire Hazard Severity Zone or WUI area where Chapter 7A and the Town's WUI Code apply, generally yes — plywood T1-11 wouldn't meet the noncombustible/ignition-resistant standard, so you'd move to fiber cement. Whether those rules reach your parcel and scope is something we confirm with the Town first.

Is there anything behind my T1-11? Sometimes not much. On older Fairfax homes T1-11 often served as both siding and sheathing with little or no weather barrier behind it, which is one reason tearing it off (rather than covering it) is the right move — it lets us add the WRB and flashing the wall never had.

Can I keep the rustic look on my shed or studio? Often, yes, on a parcel where the fire rules don't apply. We'll re-panel with the edges and flashing detailed properly, or match the look in longer-lived engineered wood if you'd rather not repaint it every few years.
