On a cabin-style home, a detached studio, a garage, or an outbuilding where a rustic, economical panel look is wanted and the budget is tight, new T1-11 — properly primed on all faces and edges, and kept sealed and painted on a real schedule — is a legitimate choice. The key is going in eyes-open: it will need repainting and edge-sealing more often than any of the upgrades above, and near the strait that schedule is shorter. Historic-district and permit notes

If your home is a historic or contributing building in the Downtown or Arsenal Historic District, panel siding choices can require design review under the city's historic-district guidelines — worth confirming before you spec anything, T1-11 or a replacement. And the City of Benicia Building Division requires a permit for siding replacement over roughly a five-by-five-foot area, so re-siding a full wall is a permitted project. What the install involves

Whether we are replacing T1-11 or re-installing it, we take the old panels off and inspect what is behind them.
