It's plywood or OSB, and once water finds an unsealed edge, groove, or fastener, the panel swells, delaminates, and rots. Angels Camp is tough on that rule. The hot, high-UV summers chalk and break down paint fast on south and west elevations, and the wet winters then push moisture into whatever the failed paint left exposed. • Panels splitting or checking along the grooves, especially on sun-beaten walls

The most common move: replace failing T1-11 with something more durable

The other move: re-installing T1-11 for a rustic look

Sometimes T1-11 is the right material — on a cabin, a workshop, an ADU, a shed, or a home where the budget-friendly, rustic vertical-panel look is exactly what's wanted. We install fresh T1-11 too. The difference between a panel that lasts and one that fails in a few foothill seasons is entirely in the detailing: sealing every cut edge, priming all faces, flashing the horizontal joints and the tops of panels, and keeping a maintainable paint system on it. Done right, T1-11 can serve for years. Done the way a lot of the failing panels around town were originally done, it won't. Fire zones change the T1-11 answer

Here's a foothill-specific point: T1-11 is a wood-based, combustible panel. On parcels around Angels Camp carrying a fire-hazard designation, California Building Code Chapter 7A can require noncombustible or tested ignition-resistant exterior wall coverings — which generally steers a re-clad away from wood panels and toward fiber cement. Whether it applies to your wall depends on your parcel's mapped status and the scope of work.
