Bay Area Siding Company installs replacement windows across San Jose, from the postwar tract neighborhoods of Willow Glen, Cambrian, and the Berryessa and Evergreen foothills to newer homes in North San Jose. If your windows are drafty, fogged, or hard to open, we help you choose the right product and install it correctly the first time. We are a Marin-based contractor working throughout the South Bay.

Talk through your project: call (415) 619-5167.

Signs it's time to replace your windows

San Jose's original tract-home windows are now decades old, and age shows up in ways that cost you comfort and money:

  • Drafts and temperature swings near closed windows, and rooms that never quite hold their temperature.
  • Failed seals and condensation — foggy or hazy glass between the panes means the insulating seal has failed and can't be repaired.
  • Single-pane inefficiency. Original aluminum single-pane windows do little to slow heat transfer, a real issue in San Jose's warm, high-sun inland summers.
  • Sticking or painted-shut sashes that won't operate, plus cracked or failing hardware.
  • Water intrusion or rot at sills and surrounding trim, often a sign of past flashing problems.

If you're seeing any of these, replacement usually delivers more comfort and lower operating cost than another round of repairs.

Choosing the right replacement windows

Energy performance. In San Jose's sunny inland climate, controlling solar heat gain matters as much as insulation. Dual-pane glass with a Low-E coating reduces heat transfer and cuts the summer heat that pours through unshaded glass. California's Title 24 energy code sets prescriptive maximums for a replacement window's U-factor and solar-heat-gain coefficient, and those targets vary by climate zone (San Jose falls in California Energy Commission Climate Zone 4). The current 2025 code cycle took effect January 1, 2026, so we spec windows that meet the standard in force for your project. We'll walk you through the ENERGY STAR-rated options that fit your home and budget.

Frame materials. Vinyl, fiberglass, and aluminum each balance cost, thermal performance, and looks differently. We carry vinyl, fiberglass, and aluminum options across leading brands and help you match frame to opening and elevation.

Retrofit vs. new-construction. A retrofit (insert) install sets the new window into the existing frame with minimal disturbance to siding and stucco — faster and less invasive. A new-construction install removes the window down to the framing so we can inspect, correct, and re-flash the opening. We recommend based on the condition of your existing frames, not a one-size default.

Our window replacement process

  1. Consultation — we review your goals, your existing windows, and problem areas.
  2. Measure — precise field measurements of every opening.
  3. Product and energy selection — frame, glass package, and Title 24-compliant specs.
  4. Permit — the City of San José requires a building permit when the window frame or flashing is altered, when exterior wall finish is removed, or for homes on the Historic Resources Inventory; simple like-for-like retrofits inside an unaltered frame may not. We handle the paperwork for your scope.
  5. Removal and prep — careful removal and inspection of each opening.
  6. Installation, flashing, and air-sealing — level, plumb, and square, with proper flashing and sealing to keep water and air out.
  7. Finish and walkthrough — interior/exterior finish, operation check, and a final review with you.

Local relevance for San Jose homeowners

Much of San Jose's housing stock dates to the postwar building boom, which means a lot of homes still carry their original aluminum single-pane windows — exactly the windows that struggle most in the valley's hot, high-UV summers. Because San José enforces its own permit rules through Development Services, the trigger for a permit depends on your scope (frame, flashing, and wall finish), and bedrooms still have to meet emergency-egress opening sizes when frames are altered. Homes on hillside parcels in the eastern or western foothills can fall within state-designated fire hazard areas, where additional glazing standards may apply; we check this before we spec. We build to your home's actual conditions rather than a generic template.

Trust and proof

We're a Marin-based siding and window contractor serving the South Bay, and we handle both window replacement and exterior work. See finished installs in our project gallery. When workmanship at the wall matters — windows and siding meet at the flashing — it helps to work with a contractor who does both.

Frequently asked questions

Do I need a permit to replace windows in San Jose? Often yes. The City of San José generally requires a permit when the window frame or flashing is altered or exterior wall finish is removed; straightforward retrofits inside an existing, unaltered frame may not. We confirm the requirement for your specific scope and handle the permit.

Will new windows meet California's energy code? We spec windows to meet the Title 24 prescriptive targets that apply to San Jose (Climate Zone 4) under the code cycle in effect for your project, using ENERGY STAR-rated dual-pane, Low-E options.

Retrofit or new-construction install — which is better? It depends on the condition of your existing frames. Retrofit is faster and less invasive; new-construction lets us inspect and re-flash the full opening. We recommend after we see your windows.

Which window brands do you install? Anlin, Andersen, Milgard, Marvin, and Pella, plus aluminum lines. We'll help you match brand and glass package to your home.
