Flashing gets inspected. This is the San Carlos detail people miss: nail-on fin windows and patio doors must be inspected before the exterior trim is installed, so the inspector can confirm the unit is properly sealed and flashed against moisture. And when stucco is cut for a window — common on the city's older Mediterranean-style homes — a lath inspection is required before the scratch coat, with the stucco lath lapped correctly over the flashing. Egress and safety glazing. Every sleeping room needs an egress-compliant window or door, and the code sets minimum clear openings for it (roughly 5.7 square feet, with 24-inch minimum height and 20-inch minimum width, and a sill no higher than 44 inches). Safety glazing — tempered or laminated — is required near doors, tubs and showers, stairs, and low openings. If your replacement changes any of those conditions, we flag it during the walkthrough.
