A lot of Pinole's comfort problems trace back to the glass. Old Town's cottages and bungalows and the postwar houses up in Pinole Valley were, many of them, built with single-pane windows or early dual-panes that have since lost their seal — and it shows up as a cold draft near the sash on a foggy morning, a west-facing room that overheats in the afternoon, and heating bills higher than the house's size would suggest. Bay Area Siding Company, a Larkspur-based siding and window contractor, replaces windows across west Contra Costa: measuring, glass and frame selection, permitting, removal, flashing and air-sealing, and the final walkthrough.

The tells that it's time

Windows tend to fail in ways you can feel and see before you decide to act on them:

  • A draft or a cold zone right at the glass while the window is shut
  • Moisture or haze trapped between the panes — a blown seal on a dual-pane unit, which can't be repaired, only replaced
  • Sashes that stick, drop, or won't latch — swollen wood, paint-sealed frames, or worn balances
  • Rooms that swing hot and cold with the sun because the glass has no Low-E coating
  • Soft frames, rot, or water staining at the sill or the surround

One of these might be a repair. Several together, especially on original single-pane units, and replacement is the call that actually fixes the comfort.

Retrofit or new-construction — the install decision

There are two ways to put a window in, and the right one depends on the condition of the opening:

  • A retrofit (insert) install sets the new window into the existing frame. It's less invasive, keeps your interior and exterior trim largely intact, and suits openings that are sound.
  • A new-construction (full-frame) install removes the window back to the rough opening so the flashing and water-resistive detailing can be fully renewed. It's the right choice where there's rot, past water intrusion, or a frame that's no longer square — common enough in Pinole's older stock.

We do both, and we tell you which one the opening actually needs rather than defaulting to whichever is quicker.

What to weigh when you choose

Three decisions carry most of the outcome:

  • Energy performance. Dual-pane insulated glass with a Low-E coating is the baseline. California's Title 24 energy code sets the maximum U-factor and SHGC your replacement units have to meet, and those figures depend on the climate zone and the code cycle in effect — so we confirm the current numbers at permit time rather than quoting a fixed target.
  • Frame material. Vinyl, fiberglass, aluminum-clad wood, and aluminum trade cost, thermal performance, and looks against each other. On Old Town cottages and bungalows, a clad-wood or a frame profile that respects the original opening usually reads best; on postwar tract homes there's more latitude.
  • Brand and line. Comparing manufacturers is where a lot of the decision lives. Start at our window hub, then read the specifics for Anlin, Milgard, Andersen, Marvin, and Pella. We also install aluminum windows.

Pinole permits and the local rules

Window replacement in Pinole is permitted work through the City of Pinole Building Division, submitted through the city's online system. A few specifics are worth knowing before you order:

  • Title 24 forms. Replacing exterior windows and doors requires Title 24 energy compliance documentation (CF1R/CF2R fenestration forms) as part of the submittal. We prepare that.
  • Egress in bedrooms. New or replacement windows in sleeping rooms have to meet the code minimums for emergency escape — clear opening size and sill height. If we're changing a bedroom window, we size it to comply.
  • Old Town. In the Old Town area, window projects that aren't like-for-like — new materials, or changes to size or location — need to meet the Old Town Design Guidelines, and the city asks that you check with planning staff first. We flag this if it applies to your address.

What affects the cost

We don't post prices, because the drivers are specific to the home: the number and size of openings; frame material and brand; retrofit versus new-construction; whether an opening needs rot repair once it's opened up; egress resizing on bedroom windows; and access, since upper-story and hillside openings take more setup. A walkthrough is how we get you a real figure.

FAQ

Do I need a permit to replace windows in Pinole? Yes. Window replacement goes through the City of Pinole Building Division, and Title 24 energy compliance forms are part of the submittal. We handle the permitting.

My house is in Old Town — are there extra rules for windows? There can be. If you're replacing like-for-like, it's straightforward. If you're changing the material, size, or location of a window in the Old Town area, the project has to meet the Old Town Design Guidelines, and the city wants you to check with planning staff before proceeding.

Do replacement bedroom windows have to be a certain size? Yes. Windows in sleeping rooms must meet the code's emergency-egress minimums for clear opening area and sill height. We account for that when we spec and, if needed, size the new unit to comply.

Retrofit or new-construction — how do I know which I need? If the existing opening is sound, a retrofit insert is less invasive and keeps your trim. If there's rot, prior water damage, or an out-of-square frame, a new-construction install lets us renew the flashing completely. We assess the opening and recommend.
