Bay Area Siding Company installs replacement and new-construction windows throughout Concord — from the postwar tracts and ranch homes across the central valley to the newer neighborhoods toward the eastern hills. We're a Larkspur-based siding and window contractor serving Contra Costa, and we run the whole job: field measuring, energy and glazing selection, permitting, removal, flashing and air-sealing, and a final walkthrough.

Windows and Concord's inland heat

The single biggest reason Concord homeowners replace windows isn't drafts in winter — it's the summer. The inland valley runs long stretches of hot, sunny days, and older single-pane or early aluminum-frame windows do almost nothing to keep that solar heat out. West- and south-facing rooms overheat by afternoon, the air conditioning runs hard to keep up, and the glass itself radiates heat into the room. A modern dual-pane unit with a Low-E coating tuned for solar-heat-gain control is the direct fix: it lets light in while turning back a large share of the sun's heat, which in a climate like Concord's is felt immediately in comfort and cooling load. It's the piece of the window spec that matters most here, and it's the first thing we talk through.

Signs your windows are due

Beyond the summer heat, older windows tend to announce themselves:

  • Rooms that overheat on the sunny side of the house and never quite cool down
  • Fog or moisture trapped between the panes — a failed seal on a dual-pane unit, which can only be replaced, not repaired
  • Sashes that stick, drop, or won't latch — swollen or painted-shut frames and worn balances
  • Drafts you can feel at the glass with the window shut, and higher heating bills in winter
  • Rot, soft frames, or water staining at the sill or surround

Two or more of these usually means replacement is the better long-term call than another round of patching.

What matters in a replacement window

Three decisions carry most of the weight:

  • Energy performance. For Concord, prioritize dual-pane insulated glass with a Low-E coating specced for solar-heat-gain control. California's Title 24 energy code caps U-factor and SHGC for replacement windows, and the targets vary by climate zone and code cycle — Concord sits in a hot inland zone, so the units have to meet the code in force at permit time. We confirm the current numbers rather than quote a figure that may be out of date.
  • Frame material. Vinyl, fiberglass, aluminum-clad wood, and aluminum each balance cost, thermal performance, and appearance differently. On Concord's ranch and tract homes, vinyl and fiberglass are common, budget-sensible choices; where a home has more architectural detail, clad-wood or a profile that respects the original opening reads better.
  • Retrofit vs. new-construction. A retrofit (insert) install keeps the existing frame and is less invasive; a new-construction install goes back to the rough opening and framing so the flashing can be fully renewed — the right call where there's rot or past water intrusion. We do both and recommend based on what the openings show.

Permitting and Title 24 in Concord

Window replacement in Concord is a permitted alteration through the City of Concord Building Division, and California's Energy Code brings Title 24 fenestration compliance into the submittal — replacing windows is treated as an alteration under the Energy Code, so the energy paperwork is part of the package. We file the permit and the compliance documentation, and we confirm the current U-factor and SHGC requirements for Concord's climate zone at permit time rather than relying on a number that may have changed with the code cycle.

Fire-zone glazing where it applies

Most of Concord is flat valley floor and not in a mapped fire-hazard zone, so for the majority of homes glazing choice is about heat, comfort, and efficiency — not fire code. On the southeastern edges of the city, though — the neighborhoods around and south of Ygnacio Valley Road near the Cal State East Bay campus, Crystyl Ranch, and the Lime Ridge / Thurgood Marshall Regional Park slopes — Cal Fire's updated 2025 maps place High and, in spots, Very High Fire Hazard Severity Zone designations, under the Contra Costa County Fire Protection District. Where a parcel carries one of those designations, California Building Code Chapter 7A governs exterior glazing, and an altered opening generally has to use multi-paned glazing with at least one tempered pane, among other requirements. Whether it applies comes down to your specific parcel and whether the work is classed as a repair or an alteration, so we confirm both with the AHJ before ordering glass.

What affects the cost

We don't quote prices online because every home is different. The drivers are the number and size of openings, the frame material and brand, retrofit vs. new-construction, the glass package (solar-control Low-E, and tempered/multi-pane where a fire zone applies), the condition of the existing framing since rot repair adds scope, and access — upper-story openings take more setup.

Frequently asked questions

What's the most important window feature for Concord's climate? Low-E glass specced for solar-heat-gain control. Concord's long hot summers put the heaviest demand on the sunny side of the house, and a good Low-E coating on a dual-pane unit turns back much of that solar heat while still meeting Title 24 — you feel it in both comfort and cooling bills.

Do I need a permit to replace windows in Concord? Yes. Window replacement is a permitted alteration through the City of Concord Building Division, and Title 24 fenestration compliance is part of the submittal. We handle both.

I'm near Lime Ridge or Crystyl Ranch — do my windows need to be tempered? Possibly, if the work is an alteration and your parcel is in a High or Very High Fire Hazard Severity Zone. In those areas Chapter 7A generally requires altered openings to use multi-paned glazing with at least one tempered pane. Most of Concord's flat neighborhoods aren't in a mapped zone, so we confirm your parcel and scope before ordering.

Retrofit or new-construction — which do I need? Retrofit keeps the existing frame and is less disruptive; new-construction goes back to the rough opening so the flashing can be fully renewed, which is the better route where there's rot or water damage. We assess the openings and recommend.
