Bay Area Siding Company installs replacement and new-construction windows for Burlingame homeowners — from period bungalows in the older central blocks to postwar homes toward the north end. We're a Larkspur-based siding and window contractor covering the Peninsula, and we handle the full job: measuring, glass and frame selection, permitting, removal, flashing and air-sealing, and a final walkthrough.

Signs it's time to replace your windows

Burlingame has plenty of homes still carrying their original single-pane wood windows, and they tend to tell on themselves:

  • Drafts and cold spots at the glass even with the sash shut and locked
  • Fog or moisture trapped between the panes — a blown seal on a dual-pane unit, which can only be replaced, not repaired
  • Sashes that stick, drop, or won't latch from swollen wood, paint-locked frames, or worn balances
  • Heating bills driven up by single-pane glass with no Low-E coating
  • Aircraft and traffic noise that comes straight through thin, single-pane glazing
  • Rot or water staining at the sill, jamb, or surround

If a few of these are familiar, replacement is usually the better long-term move than one more round of patching.

Quieting SFO and roadway noise

This is the decision that sets Burlingame apart from most window projects. The city sits directly under Peninsula flight paths into and out of SFO, and homes on the bayside and along busier corridors live with a real, daily noise load. Windows are one of the biggest gaps in a wall's ability to keep that out, and the fix is specific:

  • Sound Transmission Class (STC). It's the rating for how much sound a window blocks — roughly, every 10-point gain halves the noise you perceive. A single-pane window sits low on that scale; a well-chosen dual-pane climbs well above it, and a laminated acoustic package higher still.
  • Laminated glass. A polymer interlayer between glass plies damps the vibration that carries sound, which is what makes laminated units the strongest step up for aircraft noise.
  • Asymmetric panes and wider air gaps. Using two different glass thicknesses and a larger space between them shifts the resonance so the two panes don't pass sound at the same frequency — closing the weak spot a matched dual-pane leaves open.
  • A tight install. None of the above matters if air leaks around the frame, so flashing and air-sealing the opening is part of the acoustic result, not a separate step.

If noise is your main reason for replacing, tell us early — it changes the glass package we spec.

What else to weigh in a replacement window

  • Energy performance. Look for dual-pane insulated glass with a Low-E coating. California's Title 24 energy code sets ceilings on U-factor and SHGC for replacement windows, and the units have to meet the code in force at permit time — we confirm the current numbers rather than assume them.
  • Frame material. Vinyl, fiberglass, aluminum-clad wood, and aluminum each balance cost, thermal performance, and looks differently. On Burlingame's Craftsman, Tudor, and Spanish-revival homes, clad-wood or a profile that respects the original opening usually reads best.
  • Retrofit vs. new-construction. A retrofit (insert) install keeps the existing frame and is less invasive; a new-construction install goes to the framing so flashing can be fully renewed — the right call where there's rot or past water intrusion. We do both.

Comparing brands? Start at our window hub, then read the specifics for Anlin, Milgard, Andersen, Marvin, and Pella. We install aluminum windows as well.

What to expect: our process

  1. Consultation — we look at your existing windows, openings, and priorities, noise included.
  2. Measure — precise field measurements for every opening.
  3. Product and energy selection — glass package, frame, and finish chosen to meet Title 24 (and any acoustic target).
  4. Permit — we pull the City of Burlingame permit for the window work.
  5. Removal and prep — old units out, openings checked for rot or damage.
  6. Install, flashing, and air-seal — set level and plumb, then flashed and sealed against water and air.
  7. Finish and walkthrough — trim, caulk, an operation check, and cleanup together.

Burlingame-specific things to know

Permits. Window replacement is permitted work through the City of Burlingame's Building Division at City Hall on Primrose Road, and California treats replacement fenestration as an alteration under the Energy Code — so Title 24 compliance documentation is part of the submittal. We handle the permit and the paperwork.

Aircraft-noise reality. Burlingame's position near SFO is the reason acoustic glass is worth a real conversation here rather than an afterthought. The right STC and laminated-glass choices are what turn "new windows" into a noticeably quieter house on a flight-path or bayside lot.

Historic and design review. Most window swaps don't trigger it, but if your home is on Burlingame's Historic Register (Municipal Code Chapter 25.35), changing windows visible from the street can run through the city's design-review process, and larger street-facing changes elsewhere can involve the Planning Division. We check before ordering so the profiles you pick are ones you can actually install.

Older housing stock. The city's period homes frequently still have original single-pane wood windows, which makes the jump to a modern dual-pane, Low-E — and, where wanted, laminated — unit especially noticeable in both comfort and quiet.

Working on the exterior too? We also do James Hardie siding and siding replacement in Burlingame, and we serve the wider Peninsula. See finished work in our project gallery.

What affects the cost

We don't quote prices online because every home is different. The drivers are the number and size of openings, frame material and brand, retrofit vs. new-construction, whether you're specifying an acoustic/laminated glass package for noise, the condition of the existing framing (rot repair adds scope), and access — upper-story openings take more setup.

Frequently asked questions

Will new windows actually cut the aircraft noise at my Burlingame home? They can make a real difference. The key is the glass package — a laminated, acoustic-optimized dual-pane unit with a good STC rating blocks far more sound than single-pane or a basic dual-pane, and a properly air-sealed install is part of that result. Tell us noise is a priority and we'll spec for it.

Do I need a permit to replace windows in Burlingame? Yes. Window replacement is permitted through the City of Burlingame Building Division, and Title 24 energy documentation is part of the submittal. We handle both.

Can I keep the look of my older Burlingame home? Yes. Frame material and profile can be matched to the original openings — clad-wood and specific vinyl or aluminum profiles all work depending on the home. If your house is on the Historic Register, we confirm any review before ordering.

Retrofit or new-construction install — which is right for me? Retrofit keeps the existing frame and is less invasive; new-construction is better where there's rot or water damage and you want the flashing fully renewed. We assess each opening and recommend.
