Why fiber cement fits a bay-plain house

Most of San Pablo sits on flat ground near San Pablo Bay. The climate is mild, and there's steady marine moisture in the air for much of the year. That isn't harsh weather, but it rewards cladding that doesn't swell, soften, or feed mildew when it stays damp for long stretches. Fiber cement handles those conditions well because it's a mineral-based product, not a wood panel relying on its paint film for protection.

It also suits the local housing stock. Around Old Town, El Portal, and the single-story tracts across the flats, homes are compact, simple in form, and old enough that the original cladding has run its course. Fiber cement lap siding can give a 1950s ranch crisp horizontal lines. Panels with battens or shingle-style pieces can add character to a plain gable end without fighting the architecture.

Other strengths worth weighing:

  • Paint lasts. Fiber cement holds a finish well. Factory-finished boards stretch repaint cycles further than field paint on wood-based siding.
  • No food for pests. Termites and carpenter ants have nothing to eat.
  • Dimensional stability. It doesn't cup or delaminate the way failing hardboard and plywood panels do.
  • Noncombustible board. This matters mostly to one part of town, covered below.

The honest trade-offs

Fiber cement isn't the right answer for every budget or every wall. Know the downsides before you commit:

  • It's heavy. Boards need careful handling, and cutting produces silica dust that has to be controlled. This is a job for an experienced crew, not a weekend project.
  • Install details make or break it. Clearances, joint treatment, flashing, and fastening all follow the manufacturer's instructions. Skipping them can affect both performance and warranty coverage.
  • It costs more than vinyl. If the lowest installed price is the priority, vinyl siding is the more budget-friendly route.
  • It still needs paint eventually. Primed boards need field painting. Pre-finished boards need recoating, just on a much longer cycle than wood.

Choosing among fiber cement brands

"Fiber cement" is a category, not a single product. Several manufacturers make it, and the differences show up in profiles, textures, finish systems, and warranty terms.

  • James Hardie is the most widely recognized name. Its HZ10 product line is formulated for California's climate. Hardie offers a transferable 30-year non-prorated substrate limited warranty and a 15-year ColorPlus finish warranty when installed to spec.   • Allura is another established manufacturer with lap and specialty profiles. Homeowners often compare it with Hardie on look and price.
  • Nichiha is known for architectural panel systems. It's a candidate for a more modern, panelized look on a remodel.

Primed or pre-finished?

This is one of the bigger decisions within fiber cement.

  • Primed boards are painted on site. You get unlimited color choice, and the paint job is part of the project.
  • Pre-finished boards arrive with a factory-applied, baked-on finish. They usually hold color longer and reduce on-site painting, but you're choosing from a manufacturer's palette.

The eastern-edge fire question

For most San Pablo homeowners, wildfire code won't shape a siding decision. The bay plain lies outside the fire hazard severity zones.

The exception is the city's eastern edge. The 2025 State Fire Marshal maps include some very-high-hazard ground there, up toward the Sobrante ridgelines. If your parcel carries a fire-hazard designation, California Building Code Chapter 7A can apply to exterior wall coverings when that work is done. Noncombustible materials are one recognized way to meet those provisions, which is a real point in fiber cement's favor on those lots.

How Chapter 7A applies depends on your specific parcel, the product, and the scope of work. It covers particular assemblies, not "the whole house" by default. So we confirm your designation and requirements with the City of San Pablo before specifying anything. If you're in the flats, this likely won't affect you. If you're up the hill, it's worth checking early.

How a fiber cement re-side goes

A fiber cement job is a full re-side, not a cover-up. After a walkthrough and written scope, we confirm the permit path with the City of San Pablo Community Development Building Division. A full tear-off is handled differently from a small repair, so we check your project's requirements rather than assume.

Next, the old cladding comes off down to the sheathing. That lets us inspect the sheathing, the water-resistive barrier, and the flashing around windows, doors, and the base of the wall. Any damaged sheathing gets repaired. Framing is only opened up if the sheathing itself has failed.

Then we install a proper water-resistive barrier and integrated flashing, followed by the fiber cement, trim, and joint details per the manufacturer's instructions. Paint or touch-up and a final walkthrough finish the job.

What drives the cost

We price each house after seeing it. The main factors are:

  • Total wall area and the number of corners and openings
  • Profile choice (lap, panel-and-batten, shingle, or a mix)
  • Brand and whether boards are primed or pre-finished

  • Condition of the sheathing once the old siding is off

Frequently asked questions

Is fiber cement required for homes in San Pablo? Not across the city. Most of San Pablo is outside fire hazard severity zones, and siding material there is your choice. On parcels along the eastern edge that fall within a mapped hazard zone, Chapter 7A can apply to exterior wall work, and noncombustible fiber cement is one way to comply. We confirm your parcel's status with the city before recommending anything.

Is "fiber cement" the same thing as James Hardie? James Hardie is one brand of fiber cement. Allura and Nichiha also make it. The materials are similar in principle, but profiles, finishes, and warranty terms differ, so it's worth comparing before you commit.

Can fiber cement go right over my old siding or stucco? We generally recommend removing the old cladding. That's the only way to see the sheathing and correct the weather barrier and flashing. Whether any over-application is allowed depends on the manufacturer's instructions and the wall's condition, and we assess that on site.

Do I need a permit for fiber cement siding in San Pablo? It depends on scope. The City of San Pablo Community Development Building Division reviews exterior work, and a full re-side is treated differently from a minor repair. We confirm the permit path with the division and handle the paperwork.
