On the Tiburon peninsula, two things shape almost every siding conversation. The first is marine air coming off the bay from several directions. The second is the fire-hazard mapping on the vegetated slopes. Fiber cement is often the material that answers both. It won't rot, it resists moisture and pests, and it's noncombustible.

Bay Area Siding Company is a Larkspur-based contractor. We install fiber cement from several manufacturers across Tiburon, on ridgeline homes off Paradise Drive, older cottages near downtown and Ark Row, and view houses stepped down toward the water. This page covers the material category as a whole and how to choose among fiber-cement options. If you've already settled on the James Hardie brand, our Tiburon James Hardie page goes deeper on that product.

Considering fiber cement for your home? Request a bid or call (415) 619-5167. We'll look at your walls and give you a straight answer on whether fiber cement fits.

What fiber cement actually is and where it earns its keep

Fiber cement is a composite of cement, sand, and cellulose fibers. It's pressed into planks, panels, shingle-style pieces, and trim. It isn't wood, so it doesn't feed rot or insects the way untreated wood can. It isn't vinyl, so it isn't prone to softening or warping in heat. It holds paint well, which matters because repainting a hillside home in Tiburon usually means staging and scaffolding. It also has a long service life when it's installed correctly.

Here's how that plays out on the peninsula:

  • Moisture tolerance. Wind-driven bay moisture is a fact of life here. A cladding that doesn't swell or decay when it gets wet is a sound starting point. It still has to sit over a properly lapped water-resistive barrier (WRB) with correct flashing. No siding is the whole waterproofing system.
  • Noncombustibility. Parts of Tiburon are mapped in Fire Hazard Severity Zones, including Very High in places, and in Wildland-Urban Interface areas along open space. The California Building Code's Chapter 7A governs exterior wall coverings on qualifying parcels, and noncombustible materials are one of the recognized ways to meet it. Whether Chapter 7A applies to your project, and exactly how, depends on your parcel's mapped designation, the specific product, and the scope of work. We confirm that with the Town of Tiburon and the Tiburon Fire Protection District rather than assuming.
  • A range of looks. Fiber cement comes as lap siding in smooth or wood-grain textures, shingle-style profiles, and flat or vertical panels. It can suit a traditional cottage near Ark Row or a cleaner, modern hillside home.

The honest trade-offs

Fiber cement is not the easy option. It's heavy, and it has to be handled, cut, and fastened carefully. Gaps, clearances, fastener types, and flashing details all follow the manufacturer's instructions, and shortcuts there can show up years later. Cutting it produces fine silica-bearing dust, so we use dust-controlled cutting methods on site. It also generally costs more to buy and install than vinyl.

If budget is the main driver and your home and design guidelines allow it, vinyl siding is worth comparing. If you want a warmer, real-wood texture with less weight, look at LP SmartSide engineered wood. Keep in mind that neither is noncombustible, which may matter on a fire-mapped slope.

Choosing among fiber-cement manufacturers

"Fiber cement" is a category, not a brand. We install products from more than one manufacturer.

  • James Hardie. This is the best-known name in the category. Its HZ10 product line is formulated for California's climate. Hardie offers a transferable 30-year non-prorated limited substrate warranty and a 15-year warranty on its factory ColorPlus finish, both contingent on installation to spec. The James Hardie hub covers its profiles and finishes.
  • Allura. Another established fiber-cement maker, with lap, panel, and shingle-style products. It's often compared with Hardie on appearance and budget.
  • Nichiha. Also a fiber-cement manufacturer, and one we compare alongside the others when a home's design calls for it.

For most homeowners, the choice comes down to four things:

  • the profile and texture you want
  • whether you prefer a factory finish or field paint
  • how each product's warranty terms read for your situation
  • availability and cost at the time of your project

We'll put the options side by side for your specific elevations. We won't steer you toward whichever product is simplest for us. The broader fiber cement hub compares the category against other claddings.

Factory finish vs. field paint: a Design Review question

In Tiburon, color is not purely a personal decision. The Town requires a building permit for siding. Its guidance also notes that separate Design Review approval is required for many exterior items, and a re-side that changes your cladding material or exterior color is the kind of visible change that typically falls under it. Hillside homes read against the whole slope, and the Town pays attention to that.

This affects how you pick a finish:

  • Factory-finished boards come with a known, documented color. That can make submittals cleaner, and the color is applied under controlled conditions.
  • Field-painted fiber cement gives you an effectively unlimited palette and easier custom matching. The trade-off is that the paint job becomes part of your long-term maintenance.

Either route can work well here. We coordinate the material and color selection with the review path from the start. Confirm the exact submittal requirements and review track for your parcel with the Town's Community Development Department.

How a fiber-cement installation goes

On a replacement project, the existing cladding comes off down to the sheathing. That lets us inspect the sheathing, WRB, and flashing, and address any hidden moisture damage before anything new goes on. Framing is only exposed if the sheathing itself has failed and has to be replaced.

From there:

  1. A new WRB goes on.
  2. Flashing is detailed at windows, doors, and transitions. This is also a good time to consider window replacement if your windows are near the end of their life.
  3. The fiber cement is hung to the manufacturer's installation requirements, using fasteners and flashing metals suited to a coastal setting.
  4. We finish trim and sealant, paint where the product calls for it, clean up, and walk the house with you.

Our Tiburon siding replacement page covers the full re-side decision in more detail. Our projects gallery shows finished exteriors.

What drives the cost

We price every home individually. The main variables are:

  • Size and complexity. Wall area plus the number of corners, gables, and openings.
  • Access. Steep lots and multi-story view elevations often need staging.
  • Condition behind the old siding. Sheathing or flashing repairs found after tear-off add to the scope.
  • Product choices. Manufacturer, profile, texture, and trim package.
  • Finish. Factory finish versus field paint.
  • Approvals. Whether fire-zone or Design Review requirements shape the product or the timeline.

A walkthrough is the only way to turn those variables into a real number.

Fiber Cement FAQs for Tiburon

Does my Tiburon home have to use fiber cement because of fire rules? Not automatically. Chapter 7A requirements depend on your parcel's mapped fire-hazard designation and the scope of the work, and fiber cement is one of several ways to comply where the rules apply. We verify the requirements with the Town and the Tiburon Fire Protection District before recommending a material.

How does fiber cement hold up to salt air near the water? The material itself doesn't rot or corrode. Long-term performance near the bay depends mostly on the details: an intact WRB, proper flashing, the manufacturer-specified clearances, and fasteners appropriate to the exposure. That's why we install strictly to spec.

Is fiber cement the same as James Hardie? James Hardie is one brand of fiber cement. Allura and Nichiha also make fiber-cement siding. This page covers the category, and our Tiburon James Hardie page covers that brand specifically.

Will I need Design Review to switch to fiber cement? Often, yes. The Town indicates that exterior material and color changes generally go through Design Review in addition to the building permit. We plan for it in the schedule. The Town's Community Development Department can confirm the specific track for your property.
