When a Concord homeowner asks us to price a re-side and says they're "done repainting," fiber cement is usually where the conversation ends up. It's a manufactured cladding — Portland cement, sand, and cellulose fiber pressed into lap boards, panels, and shingles — and the reason it fits the tract-and-ranch homes spread across this part of Contra Costa has nothing to do with hype. It holds a factory color through years of hard inland sun, it doesn't rot or feed insects, and it won't carry a flame. Bay Area Siding Company, based in Larkspur, installs fiber cement throughout Concord. This page is about the material as a category — what it is, how the leading brands differ, and whether it's the right answer for your house.

Thinking fiber cement? Call (415) 619-5167 or request a bid.

It's a category, not a single product

The first thing to understand is that "fiber cement" names a class of siding, not one manufacturer. Several companies make it, and part of what we do is match the maker to your home, your look, and your budget:

  • James Hardie — the most widely specified fiber cement in California, sold as the HZ10 product line built around our climate, with the baked-on ColorPlus factory finish. It gets its own detailed treatment on the Concord James Hardie page and the James Hardie hub.
  • Allura — fiber cement in lap, panel, and shingle profiles; a worthwhile alternative to compare on availability and price.
  • Nichiha — best known for architectural panel systems and textured, rainscreen-style facades that suit more contemporary elevations.

All three deliver the core fiber-cement benefits. Where they part ways is on profile selection, finish programs, warranty terms, and cost — so rather than default to one name, we put the relevant options side by side for your project.

Why the material earns its keep in Concord

Concord runs a genuinely hot, dry summer with a heavy ultraviolet load, and that combination is what quietly wears out a paint job on the south- and west-facing walls of the postwar tracts off Clayton Road and Monument Boulevard. Fiber cement answers that in two concrete ways. It barely moves with the daily heat-and-cool swing, so butt joints and caulk lines stay tight instead of working open every season. And because its color is applied and cured under factory conditions, it resists the chalking and fade that field paint on wood surrenders to after a few summers here.

The honest trade-offs

No cladding is without compromises, and fiber cement's are worth naming plainly. It's heavy — considerably heavier than vinyl or engineered wood — so it demands correct fastening, careful handling, and more labor; installed carelessly, it throws away its own advantages. Cutting it releases silica dust, which has to be managed with proper practices on site. And it sits above vinyl and often above engineered wood on up-front cost. What that premium buys is a long-lived, low-attention wall, so the math tends to reward homeowners who plan to stay put.

The fire-zone angle, kept honest

Most of Concord sits on flat valley floor that is not in a mapped fire-hazard zone, so for the majority of homes the case for fiber cement is about heat, color retention, and low upkeep — not fire code. But Cal Fire's updated maps, adopted locally in 2025, do place Moderate, High, and in spots Very High Fire Hazard Severity Zones along the city's southeastern edges: the neighborhoods around and south of Ygnacio Valley Road near the Cal State East Bay campus, the Crystyl Ranch area, and the slopes bordering Lime Ridge and Thurgood Marshall Regional Park, all under the Contra Costa County Fire Protection District (Con Fire). Fiber cement is noncombustible, which is exactly the direction California Building Code Chapter 7A leans for exterior walls on fire-hazard parcels. Whether that code governs your address depends on the parcel designation, the product, and the scope of work — we confirm it with the City rather than assume it — but if you're on that side of town, fiber cement is usually already on your short list for good reason.

Where it lands against the alternatives

  • Against vinyl — vinyl is cheaper and never needs paint, but it can soften under sustained heat and it burns; fiber cement is the more heat-stable, fire-resistant choice.
  • Against LP SmartSide engineered wood — SmartSide is lighter and warmer in texture, but it's wood-based and combustible; fiber cement wins on noncombustibility.
  • Against natural wood — wood has a look nothing fully replicates, at the price of the highest maintenance and real fire risk; fiber cement is the common "wood look, low upkeep" compromise.

Installing it so the warranty holds

A fiber-cement wall is only as good as what's behind it. Once the old cladding is off, we inspect the sheathing and substrate, confirm the water-resistive barrier is sound, and correct flashing at windows, doors, and penetrations before a single board is hung. (A re-side exposes the sheathing and WRB — not the framing; studs only enter the picture if the sheathing itself has to be opened for a repair.) The boards then go up to the manufacturer's specification — fastening pattern, clearances, and joint treatment all matter. Exterior siding work in Concord is permitted through the City of Concord Building Division, and we pull that permit as part of the job.

What drives the cost

There's no honest online price for fiber cement because the projects vary too much. The real drivers: the size and height of the home; the profile and finish you choose, since factory color costs more than primed-for-paint but pays back in fade resistance; how much substrate or dry-rot repair surfaces once the old siding comes off; site access; and any Chapter 7A assembly detailing for a fire-zone parcel. We price it accurately after walking the walls with you.

FAQ

Is fiber cement worth the premium over vinyl in Concord? For a home you plan to keep, usually. The extra cost buys a wall that resists heat movement, holds color under strong inland UV, and doesn't burn — all of which matter more here than in a mild coastal town. Vinyl is the budget pick; fiber cement is the long-horizon pick.

Which fiber-cement brand should I choose? It depends on the profile, finish program, and budget. James Hardie is the most common here, but Allura and Nichiha are legitimate options for particular looks and price points. We compare the ones that fit your project instead of forcing a single name.

I'm up near Crystyl Ranch or Lime Ridge — does fiber cement help? It's noncombustible, which is the direction Chapter 7A points for exterior walls on fire-hazard parcels. Whether the code applies turns on your specific parcel designation and scope, so we verify that with the City before speccing the assembly. Most of Concord's flat neighborhoods aren't in a mapped zone.

Will I ever have to repaint it? A factory-finished board goes many years before it needs attention — far longer than wood in this climate. Primed-and-field-painted fiber cement will eventually want repainting, but still outlasts wood because the board underneath stays dimensionally stable.
