Fiber cement earns its place in Fairfax for two separate reasons, and it helps to keep them apart.
The first is fire. Much of Fairfax sits inside a Fire Hazard Severity Zone or the wildland-urban interface — the wooded hillsides and single-road canyons like the Cascades — and the Town has adopted the California Wildland-Urban Interface Code (municipal code § 8.06.011). Where those rules and the state's Chapter 7A exterior-wall standards reach a wall, the cladding generally needs to be noncombustible or ignition-resistant. Fiber cement is inherently noncombustible, so it's one of the materials that clears that bar without a special assembly. Whether the requirement actually applies to your project depends on your parcel's designation and the scope of work, and that's something we confirm with the Town rather than assume — but if you're on a hazard-zone parcel, fiber cement is on the short list from the start.
The second reason has nothing to do with fire: it's the canopy. Fairfax's shade is the whole charm of the place, and it also keeps walls wet — north faces and canyon lots dry slowly, and slow-drying walls are where rot and paint failure begin. Fiber cement resists rot, swelling, and pests, and it holds paint far longer than wood because the substrate isn't moving with every damp spell. On a shaded lot that's a real, everyday advantage, code aside.
