Fiber cement is a material category, not a single brand. It is a board made from cement, sand, and cellulose fibers, and several manufacturers produce it. For San Leandro homeowners it often lands on the shortlist for practical reasons. It doesn't rot, insects have no interest in it, it holds paint well, and it stays stable in the damp marine air that settles over the bay plain. Bay Area Siding Company is a Larkspur-based contractor working across the East Bay. We install fiber cement on San Leandro's downtown and Broadmoor bungalows, its postwar ranch tracts, and the hillside homes above Bay-O-Vista. This page covers the category as a whole: how the options differ and whether fiber cement is the right call for your house.

Why fiber cement fits a bay-plain house

Much of San Leandro sits close to the water. Walls here deal with fog, mild temperatures, and moist, salt-touched air far more often than punishing heat. That kind of exposure is hard on materials that absorb water and stay wet. Fiber cement's advantages line up with it:

  • Moisture and rot resistance. The board itself doesn't decay the way wood or hardboard can. This matters on older homes where paint has already failed once.
  • Paint that lasts. Fiber cement is dimensionally stable, so a quality finish tends to hold up longer than it does on materials that swell and shrink.
  • Pest resistance. Termites and carpenter ants can't feed on it.
  • Noncombustibility. The material itself won't burn. That is a baseline benefit anywhere and a more serious consideration on the eastern slopes (more on that below).

None of this makes fiber cement waterproof armor. The wall still depends on a water-resistive barrier and correct flashing behind the boards. What fiber cement contributes is a cladding layer that won't be the weak link.

Choosing among fiber-cement manufacturers

Once you've settled on the category, the next question is which product line. We'd rather compare options against your house than default to one name.

  • James Hardie is the most widely recognized fiber-cement brand. Its HZ10 line is the product formulated for California's climate. It carries a transferable 30-year non-prorated substrate limited warranty, and its ColorPlus factory finish carries a 15-year finish warranty, both when installed to spec. The James Hardie hub and our San Leandro James Hardie page cover that brand in depth.
  • Allura makes fiber-cement lap siding, panels, and shingle-style products. It's worth pricing alongside Hardie when you want a painted fiber-cement finish.
  • Nichiha is best known for architectural fiber-cement wall panels. It can suit a more modern façade or a multifamily building better than traditional lap boards.

The practical differences between brands show up in a few places: available profiles and textures, whether a factory-applied finish is offered, local availability, and each manufacturer's warranty terms and installation requirements. We walk through those side by side for your project. For a broader look at the category, visit our fiber cement hub.

Matching the profile to San Leandro's housing stock

Much of San Leandro was built between the 1920s and the 1960s. A new cladding looks right only if it respects what the house was designed to be.

Bungalows and Craftsman-influenced homes around downtown and Broadmoor usually want a narrow lap reveal, sometimes smooth rather than wood-grain, with trim sized to the original proportions. Fiber-cement shingle or shake products can reproduce accent areas in gables.

Postwar ranches in the tract neighborhoods read best with long, horizontal lines. A wider lap or a clean smooth board reinforces that low profile. Some owners mix in vertical board-and-batten at an entry for contrast.

Hillside and later homes above Bay-O-Vista vary more in style. Panel products or mixed profiles are sometimes the better fit there.

Getting the reveal, corner treatment, and trim depth right is a big part of the consultation. It is often the difference between a house that looks renewed and one that looks re-skinned.

The honest trade-offs

Fiber cement is a strong choice, but it isn't the only sensible one, and it isn't the cheapest.

  • It's heavy. Boards are substantially heavier than vinyl or engineered wood. Handling and fastening them correctly takes skilled crews.
  • Installation is demanding. Manufacturers set specific fastening, joint, and clearance rules, including required clearances above grade, hardscape, and roofing. On older San Leandro homes where siding runs close to a patio or soil line, meeting those clearances can take some detailing at the base of the wall.
  • Cutting creates silica dust. Fiber cement contains crystalline silica, so cutting it calls for dust-control methods to protect the crew and your property.
  • It still needs paint eventually. A factory finish extends the interval, but fiber cement isn't a never-touch-it-again product the way through-color vinyl is.
  • Cost sits mid-to-upper range. Budget-driven projects often compare it with vinyl siding. Owners who want a warm wood texture at lighter weight look at LP SmartSide. Some prefer genuine wood siding for its natural character and accept the added upkeep.

If durability, moisture resistance, and a long paint cycle top your list, fiber cement usually wins the comparison. If the lowest installed cost matters most, it may not.

A note for parcels on the eastern slopes

Most of San Leandro is flat bay plain, outside the high-fire terrain that drives siding decisions in the East Bay hills. The State Fire Marshal's 2025 Fire Hazard Severity Zone maps did revise local designations. They added Moderate and High zones toward the city's eastern edge and the slopes above Bay-O-Vista and dropped the earlier Very High designation. Where a parcel falls in a mapped zone, California Building Code Chapter 7A can place requirements on specific exterior assemblies, including exterior walls. Whether and how it applies depends on your parcel, its designation, and the scope of work, so we confirm with the City before specifying. Fiber cement's noncombustibility makes it a natural fit for these homes, though the full wall assembly and its details are what the requirements actually address.

What the install involves

A fiber-cement re-side typically starts with removing the existing cladding down to the sheathing. That lets us inspect the substrate, water-resistive barrier, and flashing. Damaged sheathing is repaired or replaced where needed. Then comes a new WRB and flashing at windows, doors, and transitions. The boards and trim go on to the manufacturer's specifications, and the wall is finished and cleaned up. Exterior siding work is permitted through the City of San Leandro Building & Safety Division, part of the Community Development Department, and we handle the submittal. For the broader tear-off-versus-overlay decision, see our San Leandro siding replacement page.

What drives the cost

Several variables move the price:

  • The house itself: wall area, number of stories, and how many corners, gables, and openings there are.
  • The product: the manufacturer and line, and whether you choose a factory finish or site painting.
  • Hidden conditions: how much sheathing or trim repair turns up once the old siding is off.
  • Site detailing: work needed to meet clearance requirements at grade and hardscape.
  • Access: on hillside lots, access and staging.
  • Related work: anything done in the same project, such as window replacement, which is often most efficient when the walls are already open.

We price after seeing the house, not before.

FAQs

Is fiber cement the same thing as James Hardie? No. James Hardie is one manufacturer of fiber cement. Allura and Nichiha also make fiber-cement siding. Brands differ in profiles, finishes, and warranty terms, and we compare them for your project.

Does my San Leandro home need a permit for fiber-cement siding? Exterior siding work is permitted through the City of San Leandro Building & Safety Division. Requirements depend on scope, so we confirm them with the division for your project and handle the submittal.

I live above Bay-O-Vista. Do I have to use fiber cement? Not necessarily. If your parcel falls in a mapped fire hazard zone, Chapter 7A may apply requirements to exterior wall assemblies. Fiber cement is a straightforward way to meet them because the material is noncombustible. We check your parcel's designation with the City before recommending a product.

Will fiber cement work in San Leandro's damp, foggy conditions? Yes. Moisture resistance is one of its core strengths. It performs best over a properly installed water-resistive barrier and flashing, which is why we inspect and renew those layers during installation.
