South San Francisco's wind, marine damp, and salt air are hard on siding that can rot, swell, or corrode. That is why so many homeowners here look at fiber cement when they re-side. It is a cladding made from cement, sand, and cellulose fibers. It does not rot, it resists moisture and pests, and it holds paint well. It is also noncombustible, which matters on the hillside parcels near open space.

Bay Area Siding Company is a Marin-based (Larkspur) siding and window contractor. We install fiber cement from several manufacturers on homes across South City, including Buri Buri, Westborough, Old Town, and Serra Highlands. This page covers the material itself: what it is, how the options differ, and where it is and isn't the right call.

Considering fiber cement? Request a bid or call (415) 619-5167 to talk through your walls, your profile options, and your budget.

Why fiber cement suits a windy, marine-influenced city

South City's summer afternoons bring steady wind, and its bayside setting keeps moist, salty air moving against exterior walls for much of the year. Fiber cement stands up to that exposure in several ways:

  • Moisture and rot. Unlike hardboard or plywood panel siding, fiber cement doesn't swell or soften when it gets wet. Many postwar homes here still carry original T1-11 or hardboard, and that type of siding delaminates over time.
  • Dimensional stability. It moves less with temperature and humidity than wood. That helps caulk joints and paint lines hold up longer.
  • Paint adhesion. It takes and keeps a finish well. Factory-finished options move most of the coating work into a controlled setting before the boards reach your house.
  • Corrosion. Unlike aluminum siding, the board itself has no metal to pit in salt air. The fasteners and flashing do, so we follow each manufacturer's fastener requirements for the exposure.

Fiber cement doesn't make a wall waterproof on its own. Wind-driven rain still gets behind any cladding. Performance depends on the water-resistive barrier (WRB) and flashing underneath, and on installing the boards to spec.

Choosing among fiber cement options

"Fiber cement" is a category, not a single product. Here is how we help South City homeowners narrow it down.

Manufacturers

  • James Hardie is the best-known name. It makes a California product line (HZ10) and offers factory-applied ColorPlus finishes. If you have already settled on Hardie, our South San Francisco James Hardie page goes into that brand in depth.
  • Allura offers lap, panel, and shingle profiles, often as a primed board for field painting.
  • Nichiha is known for larger architectural panels as well as more traditional profiles. It is worth a look if you want a contemporary facade.

We compare them on availability, profile match, finish approach, and the warranty terms each manufacturer publishes. We'll walk you through those terms directly rather than paraphrase them here.

Profiles that fit South City's housing stock

  • Lap siding suits most of the postwar ranch and tract homes west of El Camino. It is a straightforward swap for worn wood or hardboard lap.
  • Shingle and shake profiles can suit the older cottages in Old Town, where a textured, traditional look fits the street.
  • Vertical panel or board-and-batten is a clean replacement where a home originally had vertical T1-11 grooves and the owner wants to keep a vertical line.
  • Mixed profiles, such as lap on the body with shingles in a gable, add detail without changing the whole character of the house.

Factory finish vs. primed

A factory-applied finish usually means less painting now and a coating backed by its own finish warranty. A primed board painted on site gives you any color you want and makes touch-ups easy to match. Neither is automatically better. It comes down to your color goals and how you plan to maintain the house.

Honest trade-offs

Fiber cement isn't the answer for every home, and we'll say so.

  • Weight and handling. It is heavy and brittle before installation, so it needs a crew that knows how to carry, cut, and fasten it without cracking boards.
  • Silica dust. Cutting it releases crystalline silica. That is a job-site safety matter we handle with dust-control methods, not something a homeowner should DIY.
  • Cost. It generally runs above vinyl and often above engineered wood, both in material and in labor.
  • Paint over time. It holds a finish well, but painted boards still need eventual repainting.

If budget comes first, vinyl siding may make more sense. If you want real wood texture and a lighter, easier-to-work board, compare LP SmartSide. The fiber cement hub has a broader overview.

Details that matter on exposed South City walls

The board is only one layer of the assembly. On a typical re-side we remove the old cladding down to the sheathing. That lets us inspect the substrate and replace or renew the WRB. We only go further if the sheathing itself has failed.

From there, we pay particular attention to:

  • Flashing at every opening and transition, especially window heads, sills, and roof-to-wall intersections, where pressure-driven rain finds its way in.
  • Manufacturer-specified clearances from grade, roofs, and hardscape, so board ends aren't left sitting in water.
  • Fastener type and pattern matched to the manufacturer's instructions for the wind exposure and coastal conditions.
  • Sealed cut edges and proper joint treatment, which keep moisture out of the board's edges.

Homes in the more open flats and on the western slopes near San Bruno Mountain take the most wind, so these details carry extra weight there. A step-by-step walkthrough of the whole re-side lives on our South San Francisco siding replacement page.

Permits and fire-zone considerations

Siding work in South San Francisco goes through the City's Building Division, part of Economic and Community Development. Re-siding is among the projects the City processes as over-the-counter permits. We prepare the application and coordinate the inspection.

CAL FIRE issued updated Fire Hazard Severity Zone maps for South San Francisco in 2025. Parcels near San Bruno Mountain and the Sign Hill open space are the ones most likely to carry a designation. On a designated parcel, California Building Code Chapter 7A can apply to exterior wall assemblies, and it favors noncombustible or ignition-resistant materials. Fiber cement's noncombustibility makes it a natural fit there.

Whether Chapter 7A applies to your home depends on the parcel and the scope of work. Compliance also depends on the whole assembly, not only the board. We confirm your address and requirements with the City before we finalize a spec.

What drives the cost

We don't publish prices because every South City house is different. The main factors are:

  • Wall area and the number of stories
  • Which manufacturer, profile, and finish you choose (factory-finished or primed and painted)
  • How much trim and detailing the design calls for
  • What we find behind the old siding at tear-off, such as damaged sheathing or missing flashing
  • Access on sloped or tight lots
  • Whether you pair the job with window replacement, which often makes sense because the openings are already exposed

FAQs

Is fiber cement a good choice for South San Francisco's wind and salt air? For most homes here, yes. It doesn't rot, swell, or corrode, and it stays dimensionally stable in damp conditions. Its performance still depends on a sound WRB, correct flashing, and fasteners that meet the manufacturer's requirements. We treat those as part of the job, not extras.

Does my home need fire-rated siding? Only parcels with the relevant fire-hazard designation are subject to Chapter 7A wall requirements. In South City, those are most likely near San Bruno Mountain and the Sign Hill open space under CAL FIRE's 2025 maps. We check your specific address with the City before speccing materials.

Can fiber cement go over my existing T1-11 or hardboard? We don't recommend it. Covering failing panel siding hides soft sheathing and missing barriers, and it adds weight to the wall. Removing the old layer lets us inspect the substrate and install a proper WRB before the new boards go on.

Is there a difference between "fiber cement" and James Hardie? James Hardie is one manufacturer of fiber cement. Allura and Nichiha are others. The category shares core properties, while each brand differs in profiles, finishes, and warranty terms. We install all three and can compare them for your house.
