Fiber cement is often the first material Union City homeowners ask about. The reason is usually the same: the original cladding on a 1960s or 1970s tract house has given out. T1-11 is swelling at the bottom edge, or hardboard lap has gone soft near the hose bib. The owner wants a replacement that won't return to the same problem in fifteen years. Fiber cement is a cement, sand, and cellulose-fiber board. It doesn't rot, insects don't eat it, it holds paint well, and it lasts a long time.

This page covers fiber cement as a category. It explains what the material is, the formats it comes in, how the main manufacturers differ, and where it does and doesn't fit a Union City house. Bay Area Siding Company is a siding and window contractor based in Larkspur, and we install fiber cement throughout southern Alameda County.

Why fiber cement fits the typical Union City re-side

Most of Union City was built as postwar and mid-century subdivisions around the older Decoto and Alvarado districts. The city incorporated in 1959 by joining those two communities. As a result, a lot of the walls we see were first clad in materials that depend on paint to stay healthy:

  • grooved plywood panel (T1-11)
  • hardboard lap
  • plain wood

Once the paint film fails, water gets into the edges and the wood swells.

Fiber cement doesn't work that way. The board itself isn't a food source for rot or termites, and it doesn't swell and delaminate like a plywood panel. Paint still matters for appearance and for protecting cut edges. But paint lasts noticeably longer on a dimensionally stable substrate than on one that moves with every wet winter.

Union City's weather supports that choice without any exaggeration needed:

  • Winters are damp and often foggy.
  • Wind comes off the bay.
  • Late summer brings warm to hot afternoons in the neighborhoods farther from the shoreline.

A cladding that tolerates moisture and holds a finish through that cycle is a good match. So is careful flashing behind it.

The formats you can choose from

"Fiber cement" is not one look. The same basic material comes in several profiles, and the right one depends on the house:

  • Lap siding. This is the most common choice here. It carries the horizontal lines that mid-century ranches and two-story tract homes were designed around. Smooth and wood-grain textures are both available, in several exposure widths.
  • Vertical panels and board-and-batten. These make a natural stand-in where a house originally had vertical T1-11 grooves and the owner wants to keep that rhythm. They also suit a cleaner, more modern refresh.
  • Shingle and shake profiles. These are used as an accent in gables or on older cottage-style homes. Some Decoto and Alvarado houses suit this better than a full lap wall.
  • Trim boards. Fiber cement trim for corners, windows, and fascia keeps the whole exterior on one maintenance schedule.

You also choose between factory-primed boards, painted on site in any color, and factory-prefinished boards, where the color is applied and cured at the plant. Prefinished products usually carry their own finish warranty. Field-painted boards give you unlimited color choice and are easy to repaint later. We'll show you both on real samples.

Comparing fiber cement manufacturers

Several manufacturers make fiber cement. They share the core material but differ in product range, texture options, and warranty terms:

  • James Hardie is the brand most people recognize. Its HZ10 line is the product engineered for California's climate. James Hardie offers a transferable 30-year non-prorated substrate limited warranty and a 15-year ColorPlus finish warranty on its prefinished boards, when installed to spec. Hardie has a dedicated page: James Hardie siding in Union City and the broader James Hardie hub.
  • Allura makes fiber cement lap, panel, and shake products. Owners pricing several options sometimes consider it.
  • Nichiha is known for its architectural wall-panel systems as well as lap siding. It's worth a look if you want a more contemporary panelized exterior.

We don't push one label. We compare the specific products that suit your wall, your color goals, and your budget, and we walk you through each manufacturer's current warranty documents. Warranty terms vary by product and change over time, so the written warranty in hand is what counts. For the full category overview, see our Bay Area fiber cement hub.

Honest trade-offs

Fiber cement isn't the right answer for every house.

  • It's heavy. Boards need proper handling, correct fastening, and a crew that knows the manufacturer's installation instructions. Instructions cover clearances to grade and roof lines, gapping, joint treatment, and fastener placement. Many warranties depend on following them.
  • Cutting produces silica dust. Installers need to control it with the right saws, dust collection, and work practices. Ask any contractor how they handle it.
  • It usually costs more than vinyl at installation. If the lowest upfront cost is the priority, vinyl siding may be a better fit.
  • It's not real wood. Owners who want the warmth of real wood grain and a lighter board sometimes prefer LP SmartSide engineered wood. Natural wood siding remains an option too, at the price of more upkeep.

How a fiber cement re-side goes

On a typical Union City job, we take the old cladding off rather than covering it. Tear-off removes the siding down to the sheathing, the structural backing boards behind it. That exposes the water-resistive barrier (WRB), the layer that sheds water, and lets us inspect the flashing around windows and doors and at the base of the wall. Removing the sheathing itself, which would expose the framing, is only part of the scope where the sheathing has actually failed.

Mid-century homes in particular may have minimal or deteriorated building paper, so rebuilding that drainage layer is a big part of the value. From there, we flash every opening and penetration and install the new boards to the manufacturer's specification. We then finish or touch up and walk the job with you.

Permits. A full re-side in Union City is a permitted alteration through the City of Union City Building Division. It isn't on the city's "Work Not Requiring a Construction Permit" list. Small patch repairs can be different, so we confirm the requirement for your exact scope with the Building Division and pull the permit before work starts.

Fire zones. Union City's bay-plain neighborhoods aren't in the Very High or High Fire Hazard Severity Zones that drive material choice in the East Bay hills. For most homes here, fiber cement's noncombustibility is a welcome bonus rather than a code requirement. If your parcel sits toward the eastern hills, we check the current Cal Fire map for that address. We also confirm any Chapter 7A requirements for the specific wall assemblies with the Building Division rather than assuming.

Replacing windows at the same time? That sequencing makes flashing cleaner. See window replacement in Union City. If you're still deciding between materials, start with Union City siding replacement.

What drives the cost

We don't post prices, because the numbers depend on the house. The main factors are:

  • wall area and number of stories
  • profile choice and whether you go primed or prefinished
  • how much trim is involved
  • the number of windows and doors to flash around
  • how much sheathing or WRB repair tear-off reveals
  • access around the lot
  • permit scope

A walkthrough gives you a written scope and a real number.

FAQs

Is fiber cement a good replacement for T1-11 on a Union City tract home? It's one of the most common upgrades we do here. Vertical fiber cement panels or board-and-batten can keep a grooved look. Lap siding gives the house a horizontal line that suits many mid-century ranches. Either way, you move off a plywood panel that swells when its paint fails.

Do I need a permit for fiber cement siding in Union City? For a full re-side, yes. It's a permitted alteration through the City of Union City Building Division. We handle the permit and confirm requirements for your specific scope.

Is fiber cement required because of fire rules in Union City? Generally not on the bay plain, which isn't in a Very High or High Fire Hazard Severity Zone. It's still noncombustible, which many owners value. For parcels near the eastern hills, we verify the address against current Cal Fire maps.

James Hardie or another fiber cement brand? Hardie's HZ10 line and published warranties make it a common choice. Allura and Nichiha are legitimate alternatives. We compare specific products and warranty documents for your house.
