Fiber cement is not one product — it is a whole category, and on a sun-exposed Pleasant Hill home the manufacturer and profile you pick shape both the look and how long the finish lasts before it needs attention. Bay Area Siding Company installs fiber cement across central Contra Costa, and the point of this page is to help you weigh the options rather than push a single name. We are a Larkspur-based (Marin) siding and window contractor.

Why homeowners here land on it

Much of Pleasant Hill went up in the two decades after the war — the Gregory Gardens tract dates to around 1950 — and a lot of that first-generation cladding has simply aged out. Fiber cement tends to win the replacement conversation for two down-to-earth reasons. It is dimensionally stable, so it does not cup or swell the way tired hardboard and wood-based panels do once the seams start working. And it carries a coating for years instead of chalking off after a couple of hot summers, which is the failure most owners on the sunny south and west walls notice first. Pleasant Hill's warm, dry summers push into the upper 80s and low 90s with long hours of UV, and that steady sun is harder on a paint film than any single storm.

What you are actually buying

Fiber cement is Portland cement, sand, and cellulose fiber cured into boards, panels, shingles, and trim. The cement and sand give it the fire and weather resistance; the cellulose makes it workable. It is also noncombustible and shrugs off rot and termites. Worth being straight about the trade-offs, though: the boards are heavy, cutting them cleanly takes managed dust control, and the finished wall lives or dies on correct fastening, gapping, and sealing. It rewards a skilled install — which is much of the reason it is worth hiring out rather than treating as a weekend job.

Choosing among the makers

Since it is a category, the real decision is which manufacturer and which profile:

  • James Hardie is the most widely specified fiber cement in California, with its HZ10 line built for our climate and factory ColorPlus finishes. For the full brand rundown — profiles, finishes, warranty — see the Pleasant Hill James Hardie page and the Hardie hub.
  • Allura offers lap, panel, and shake profiles and often enters at a slightly different price point.
  • Nichiha is known for architectural panels and textured faces that suit a more contemporary elevation.

All three behave like fiber cement where durability is concerned; they differ in the range of profiles, their finish programs, and cost. On a clean-lined 1950s ranch, a narrow-exposure lap keeps the house reading as itself rather than dressing it up as something it isn't.

How it compares to the alternatives

If fiber cement feels like more board and budget than your project needs, weigh it honestly against the rest. Vinyl costs less and never needs paint, but it will not match fiber cement's finish depth and some lines can distort under sustained inland heat. LP SmartSide is engineered wood — warmer texture, lighter, quicker to hang — but it is combustible and needs repainting on a cycle. Natural wood gives the most authentic grain at the highest upkeep. Fiber cement usually wins when you want the painted-wood look with the least maintenance under a lot of sun. Still deciding between materials at a higher level? The tear-off is where the value hides

On a re-side we remove the old cladding down to the sheathing and substrate so the water-resistive barrier (WRB) and the flashing around windows, doors, and penetrations can be inspected and corrected. That concealed layer is what actually keeps a wall dry, and on a home of Pleasant Hill's age we often find building paper that has aged out or was never lapped correctly. We are not stripping the wall to the framing on a normal re-side — only if the sheathing itself turns out to be compromised. New board goes up only after the barrier and flashing are right. Exterior work like this is permitted through the City of Pleasant Hill Building Division, and we confirm the scope and pull the permit as part of the job.

A note on fire designation

Pleasant Hill sits mostly on flat, developed land and is generally not within a state Fire Hazard Severity Zone, so for most homes fiber cement's noncombustibility is a durability bonus rather than a code requirement. A handful of parcels along the city's open-space edges can differ — if your lot backs to a hillside or wildland, tell us and we will confirm the designation before speccing rather than assume it.

What moves the price

We price after we measure, because the variables are real: square footage and number of stories, which fiber cement product and finish you choose (factory color costs more up front but saves repainting later), how much substrate or flashing repair surfaces once the old siding is off, the amount of trim and detailing, and whether you fold in window replacement so the flashing can be sequenced between the two.

FAQ

Which fiber cement brand do you install in Pleasant Hill? Several — including James Hardie, Allura, and Nichiha. We recommend based on the profile you want, your budget, and how the house should read. We are not tied to one manufacturer.

Will fiber cement hold its color in our summer sun? That is one of its strengths. It is dimensionally stable and holds a coating far longer than wood-based board, and factory finishes like ColorPlus are formulated to resist the fading and chalking that inland UV causes on field-painted surfaces.

Do I need a permit for a fiber cement re-side here? Yes. Exterior siding replacement is permitted through the City of Pleasant Hill Building Division. We confirm what your specific scope requires and handle it.

Is fiber cement worth it on a modest tract ranch? Often, yes — because the low repainting burden and long service life tend to pay back over the years you own the home, and the narrow-exposure profiles keep a postwar ranch looking correct.
