What fiber cement actually is, and why people choose it

Fiber cement boards are made from cement, sand, and cellulose fibers, then pressed into planks, shingles, or panels. That composition explains both the benefits and the drawbacks.

Strengths:

  • Stable and paint-friendly. It doesn't swell and shrink the way solid wood can, so paint tends to last longer and joints stay tighter.
  • Resistant to rot, pests, and moisture. Termites and fungal rot, the usual culprits behind soft wood siding, don't feed on it.
  • Noncombustible. The material itself won't burn. Fire-code compliance still depends on the full wall assembly and on your parcel, which we cover below.
  • Long-lived. Installed to the manufacturer's specifications, a fiber cement exterior is a long-term decision rather than a repeat project.

Trade-offs worth knowing up front:

  • It's heavy. Boards need careful handling, correct fastening, and an experienced crew.
  • Cutting it creates silica dust. Crews need proper dust control and cutting methods. This is one reason fiber cement isn't a casual DIY material.
  • Detailing matters. Manufacturers specify clearances at the roofline and grade, plus rules for joints, fasteners, and trim. Skipping them can void warranty coverage and invite moisture problems.
  • It usually costs more than vinyl. It generally costs less than a full custom wood exterior with ongoing upkeep, though, and it looks more like painted wood than most vinyl does.

Why fiber cement suits San Mateo's housing

San Mateo's older neighborhoods are full of Tudor Revival, Spanish Colonial Revival, and other period-revival homes, along with later wood-sided houses. On many stucco period homes, siding appears only in specific places:

  • gables
  • dormers
  • additions
  • secondary elevations

Those areas carry a lot of the home's character, and fiber cement is well suited to them. Crisp lap siding, straight-edge or staggered shingles, and smooth panels with applied trim can all be detailed to read as original rather than as a patch.

On full re-sides of later wood-sided homes, the appeal is more practical. Homeowners get one paintable, dimensionally stable skin in place of boards that have split, cupped, or softened near the ground.

The Peninsula's climate is milder than the inland valleys. Still, the daily shift from damp morning fog to afternoon sun, along with winter rain, wears on aging paint and wood. Fiber cement doesn't eliminate maintenance: caulked joints and painted surfaces still need periodic attention. What it removes is the cycle of chasing wood rot.

Choosing among fiber cement brands

All three major brands make lap and shingle products. The differences are in details that matter on a house like yours.

  • James Hardie. This is the most widely recognized fiber cement brand. Its HZ10 products are formulated for California's climate. Hardie offers a transferable 30-year non-prorated limited warranty on the substrate and a separate 15-year warranty on its factory ColorPlus finish, both contingent on installation to spec.   • Allura. Allura makes fiber cement lap, shingle, and panel products. It is a practical choice when a specific texture, size, or profile better matches what's already on the house.
  • Nichiha. Nichiha is known for its panel products, including larger-format architectural panels. It can make sense on modern additions or contemporary remodels where the design calls for a panelized look instead of traditional lap.

Product lines, names, and warranty terms change over time. We confirm current availability and the manufacturer's current warranty documents when we write your spec, rather than relying on a brochure from years past.

Factory finish or field paint? Prefinished boards arrive with a factory-applied color and a finish warranty. Primed boards are painted on site, which gives you any custom color. That flexibility can matter when you're matching an existing trim color or working within design guidelines.

Profiles that fit period-revival homes

Getting the profile right matters more than the brand name. Before recommending anything, we look at the existing exposure (the visible height of each board), the trim widths, the corner treatment, and how the siding meets stucco.

  • Lap siding in a smooth or subtle texture suits most gables and additions. A heavy wood-grain emboss can look out of place on a refined period facade.
  • Shingle profiles can echo the shingled gables found on some older homes.
  • Panels with batten or trim boards can work on secondary walls or additions where the architecture calls for it. We keep proportions consistent with the original design.

Installation in San Mateo: what to expect

A typical project moves through these stages:

  1. Consultation. We visit, look at the existing cladding, and discuss whether this is a full re-side or selected elevations and accents.
  2. Spec and permit. We set the brand, profile, trim, and finish, then pull the permit. Siding replacement is permitted work in San Mateo.
  3. Removal and inspection. We remove the old siding down to the sheathing so we can inspect the substrate, water-resistive barrier (WRB), and flashing for hidden damage. Framing is exposed only if the sheathing itself has failed and has to come off, which is a larger scope.

Historic neighborhoods. The State Office of Historic Preservation has identified Baywood, Aragon, and San Mateo Park, west of El Camino Real, as register-eligible historic areas. A 2022 City analysis also found that the Baywood study area meets National Register district criteria. What that means depends on your address and scope. We check with the City's Planning staff about what review applies before finalizing a spec, instead of assuming.

Fire-zone requirements. California's wildland-urban interface rules (CBC Chapter 7A) apply to specific assemblies on specific mapped parcels. We confirm with the City whether they apply to your property before ordering materials.

What drives the cost

Every home is quoted individually, and a few factors move the number:

  • Scope. A full re-side costs more than gables and accents.
  • Size and access. Wall area, number of stories, and scaffolding needs all affect labor.
  • Condition behind the siding. Sheathing or flashing repairs found after removal add to the job.
  • Materials. Brand, profile, and the choice between prefinished and field-painted boards all change material cost.
  • Architectural detail. Trim and detail work, which period-revival homes often have plenty of, takes time.
  • Stucco transitions. Tying new siding cleanly into existing stucco adds labor.

Frequently asked questions
